Parking availability is good with a permit and there is free parking further down another road. Short walk to find great cafes, restaurants and shops. Incredibly quiet for a city building.

How has the building management responded to any problems or issues you have raised:

Yes they have responded to every problem so far. No issues.

Please share one thing (or more) which you wish you had known before you moved in:

I would advise viewing as many different apartments as you can to find the one that is right for you. There are a few different layouts.

Please tell us about the good and bad aspects of living in your local area:

The development is in a lovely, quiet, walkable neighborhood with bus stops and many conveniences close by. There is an elementary school next door. I like seeing the little ones each day during recesses but consider carefully if playing children will irritate you.

How has the building management responded to any problems or issues you have raised:

The windows are enormous here and let in so much light! But they are very heavy. The management group helped us by installing our lift bars more conveniently so we can raise the windows on nice days.

Please share one thing (or more) which you wish you had known before you moved in:

The lift broke down in the first month of our stay and has not been fixed 2 months later. I hope the repair is scheduled soon since bringing heavy packages up the stairs can be a problem.

Please tell us about the good and bad aspects of living in your local area:

The apartment is in a great area - less than 10 minute walk to the nearest tram stop, with lots of local bus services nearby. St Marks Park is literally on the doorstep with miles of paths for walking/cycling/running. Within the apartment complex there's a well equipped gym and a roof terrace with views of the city centre.

How has the building management responded to any problems or issues you have raised:

The building management is excellent- we reported a problem which was fixed the same day!

The appliances in the apartment are really high spec - the washing machine in particular is amazing. The kitchen space is pretty limited, so we ended up buying a large arifryer to help with meal preparation/cooking restrictions (there's only a two ring hob and a small appliance which doubles as a microwave and oven).

The property benefits from an excellent location, with a Sainsbury’s Local and a Tesco Express within a 10-minute walk. McDonald Road conveniently connects to Leith Walk, a vibrant area of local amenities including bars, coffee shops like Pret A Manger, and a Places Leisure Edinburgh commercial gym. While the Kingsford Residence includes its private gym, having additional fitness options nearby is a definite plus. Leith Walk also serves as a central transport corridor, meaning virtually every bus route you could need is easily accessible—there’s even a bus stop just around the corner. The local area is peaceful and community-oriented, with people often seen walking their dogs or out for a jog. At night, the surroundings remain quiet, with little to no traffic noise, making it a comfortable place to live.

How has the building management responded to any problems or issues you have raised:

Building management operates from 9:00 AM to 5:00 PM on weekdays, with no coverage over the weekend. During office hours, emails are typically responded to promptly, ensuring issues are addressed efficiently. For urgent matters outside these hours, tenants are provided with an emergency contact number to ensure support is always accessible.

For added convenience, residents can access shared irons, ironing boards, and vacuum cleaners provided in the hallway areas for communal use.

Easy access to bus stops, about 20 minutes from the train station via bus. Lots of shops and grocery stores nearby as well as highly rated restaurants.

How has the building management responded to any problems or issues you have raised:

The building responded within the hour with a handyman when the toilet was acting up.

I would recommend ensuring you know your bus routes and stops beforehand.
