Kingsford Residence is a lovely place to call home

Kingsford Residence is one of the best equipped buildings I have lived in. While the flats are not huge, they are cleverly designed to make the most of every inch, and the decor is neutral and nice. The people who work at Kingsford are very friendly and maintenance is done quickly. There are also constant improvements to all shared amenities. Speaking of, the rooftop terrace, professionally equipped gym, and shared working spaces were all maintained to a high standard and are actually used by residents. Communication is good if there are any expected works/issues. Very regular cleaning, so the building was always in tip top shape. Would recommend to anyone!

Please tell us about the good and bad aspects of living in your local area:

Kingsford Residence is located in a vibrant part of the city with many delicious and independent restaurants & cafes nearby. Close to local shopping centers, New Town, and Leith. My favorite aspect of the location is the proximity to lovely walking/running/cycling trails that connect most of the city.

How has the building management responded to any problems or issues you have raised:

There were several issues while we were there (curtains did not stay hung, washing machine and oven both had several issues) but communication was good, and the work was completed in a timely fashion.

Please share one thing (or more) which you wish you had known before you moved in:

Walking trails just across the road from Kingsford Residence connect you to the whole city!

Almost everything here is great, the flat, the common areas, the gym and good maintenance of the building. The furniture (bed, desk, chairs, and dining table) are quite nice but the only thing that can be improved is the quality of couch in the flat. It is poor quality and should be replaced for better comfort.

The building is in great location on a quiet area, close to parks and good restaurants, bus stop and grocery stores.

How has the building management responded to any problems or issues you have raised:

yes, my wash and dryer was not working properly and they replaced it right away

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had sat on the couch and the bed to try the quality. The mattress is good quality but the couch is not.

overall the building is well organized and furnished in a pleasant modern way, stuffed with state-of-the-art technology items like smart-tvs, nests, led lights. also, the gym, even though not enormous, has everything a user needs to work out properly. I encountered several times guys cleaning the stairs, which is good, however, the vacuum on my floor looks really filthy and it seems that no one ever cleans it after use, this is honestly really annoying and something should be done, like a booking excel file, so that peaple would be much more keen to clean it after use.

Please tell us about the good and bad aspects of living in your local area:

food shops and bus stops are close to the building, this makes it easier go shopping and moving around town. noise is not an issue, since my apt has windows facing the school

Still enjoying it here after five years, there‘ve been nice improvements and expansions over that time as well. Management is always swift to respond and helpful, and I’ve never had any issues. It’s very well connected with multiple busses close by and even the tram not too far away now. Facilities like the gym and roof terrace are a welcome bonus.

It’s next to a school it can get noisy during the day, but also nice and quiet on weekends/evenings.

How has the building management responded to any problems or issues you have raised:

Yes, they always respond promptly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

The roof is beautiful in summer, and there are many walks you can start from right outside your door.

The property has been refurbished to a high standard and meets all requirements for city centre living. The communal areas are clean and well maintained, and the management team are very approachable if you need anything. All in all a very pleasant place to live.

Very good location, you can easily walk up to the town centre, or if you wish buses and trams are a 5 min walk. Parking is always available close by. There are a multitude of shops and restaurants within easy walking distance

How has the building management responded to any problems or issues you have raised:

As above everything has been fine so far, but I have seen the management team around the property and I am confident that any problems would be dealt with in a professional and timely manner

Please share one thing (or more) which you wish you had known before you moved in:

I didn't know that I required bed linen and towels. Not huge problem, but it would have been nice to know
