Likes area, property manager is a bit slow

Good management. Bike shed got broken into. Local facilities good transport links to stratford maintenance is bad. Disabled door doesn’t work. Door always play up. Good for kids. Quiet area. People look after property. Rubbish in hallways from neighbours.

Good for families

Safe place, very good for families there is a play park for the children. The property is spacious bright and gets the sun. It is cooler at the back of the house compared to the front and there more sun in the afternoon on the balcony. I have a private drive and garage so parking isn’t an issue.

The train station is close, it will be better when the Elizabeth line open.

I like the location

I Like the building, the new build is a very new design and is a good terraced house with three stories that are spacious. Lots of room for family. Good area, has improved very social good library high street could be better nearby shops big tesco

I Like the location

Build quality decent average not outstanding.efficient. compact. Feels cosmopolitan like living in city. Train links are good. Crossrail is coming two years time. Litter people have no pride in surrounding. Speeding cars on apartment block. Supposed to be 20 miles ph

Pretty well resarched countryside links can be difficult to live in. Repairs are slow. Repair service is slow

Good environment and community

Apartment is very nice and very modern lovely design and very nice views.
House is not very spacious for a 3 bedroom and not much windows, there is not much parking but you get a garage with every house

Well designed, poor service

4 years ago I was renting and heard about this development – I had grown up not too far away but was priced out of buying there and with Kings Park proximity to the station and crossrail coming it ticked all my boxes. There were some incentives for first time buyers and it enabled me to buy a 3 bedroom house so it felt the right opportunity.

I had previously worked in property so didn’t have a high expectation but it was long, tedious with me needing to chase the developer consistently. I totally understand that there are a lot of different departments liaising together but there was no personal touch which let them down. I had to constantly be proactive, the first few times this is fine but after 5 months it got very frustrating. The handover was arranged and I had sorted everything with work and then it got changed so I couldn’t go and collect the keys. I wasn’t impressed with the process but they did make up for it with a few nice touches like putting a banner on the door for when we arrived.

I expected snagging issues with a new build property needing to settle but we have had issues with door handles being faulty, flooring and carpets – four years later we still have one thing which isn’t fixed as they have done a bodged job trying to mend it. Overall it hasn’t been too bad as you always get a response and after a bit of back and forth you get it fixed or know where you stand. I don’t know if the developer is still managing the site or if it has been passed on but they completed the site about 6 months ago and the Countryside office has now gone and since then it has felt that the management experience has dropped.

The layout of my house is fantastic, it is spread over 3 floors with 3 large double beds. We have two children and they are lucky enough to each have a large bedroom. As mentioned we have had a number of problems with fittings, the appliances are fine but they feel cheap. The décor was plain when we moved in but that is fine with us.

The site is huge now. I don’t know if more phases or buildings were agreed after I bought but I certainly hadn’t anticipated how many properties and people would be here for the size of plot. There is a big issue with lack of parking and there are cars parked everywhere.

The biggest issue is the general upkeep of the communal areas. There is often a lot of litter all over the place. For example we have two parks, one for small kids and one larger park. The larger one has no bins so there is rubbish everywhere and the weeds are taller than me and I am over 6ft, it is such a shame as it could be so nice. I speak with the other owners on my street as we pay a large amount in service charge and I just don’t know how it gets spent.

I have been put off buying a new build property – unless I had a vastly different budget but certainly not in this price bracket.

Kings Park is close to the station and crossrail is coming. I grew up not far from here and I do feel that the area has gone downhill. You will hear some not nice stories about crime and break ins and there was a very high profile murder reported nearby. There is no shopping centre you might expect people to group together, it just isn’t as nice an area as it was.

Please share one thing (or more) which you wish you had known before you moved in:

I hadn’t anticipated how many properties and people would be here for the size of plot and it would be something that I would look into before buying a new build again. I would also ask about the ongoing responsibility for managing and looking after amenities between the developer and the local council and the timescale for this. Other than rubbish collection the council doesn’t do anything on our site and I don’t know if that means the parks and areas are the responsibility of the developer or the local council and that is why they have fallen into disrepair.

Very comfortable and safe

Nothing I dislike about my apartment,

Very spacious very clean and warm, very open planned

The bathrooms could have been tilled better little miner touches that needed to be done when bought, parking is good.

Very friendly community the shops are close and transportation good access, very quite area and safe.
There is to much litter and the grass should be cut more often.

Just would have wanted to know that the management wasn’t so good with the area beens need to be emptyed on time and the mantenancy of the area to be cleaned

Great if you work in the city!

Brilliant place to live if you work in the city. There are occasionally issues with burglaries especially outdoor seating being stolen and also people trying to break into houses. We have a neighbourhood group where we can report any of this. There were some hiccups with it being a new build, I have 2 leaks and after emailing I am still waiting for a response. Be wary when picking a location on the development as some places are always in the sun and some get no sun at all. The car parks are generally good and secure as long as you don’t lose your fob to get in and out. The place is also family friendly as there is a play area for the children.

Quiet compared to central London, everything is close by however I think more parking facilities are needed. Close to the train station will be even better when the Elizabeth line is finished.

How many times the train station would be closed while night works for the Elizabeth line were taking place.

Nice area, spacious apartment

Friendly neighbourhood, most people keep themselves to themselves. The apartment is spacious and bright, mostly safe and family friendly. The maintenance of the green spaces is good with the grass getting cut fairly regularly.

Great area to live

The house is pretty thermal so perfect for winter time. It is newly built so came with with warranties as well as appliances. The property is secure and the neighbours are really friendly. Only thing i don’t like the bathroom tiles and wardrobes but thats just because they aren’t to my taste!

Like the cleanliness and the fact that its alot quieter than central. Its a really safe area to live in and is pretty close to the tube. Ive got private parking which is great. Plenty of options for shopping nearby especially branded stores.
