The site is just a short walk to the local station, Harold Wood that carries rail services the Great Eastern Main Line that reaches Liverpool Street in under an hour, and Upminster Bridge being the nearest Underground station that carries the District line. Various shops and other local amenities conveniently surround the site.

4 years ago I was renting and heard about this development – I had grown up not too far away but was priced out of buying there and with Kings Park proximity to the station and crossrail coming it ticked all my boxes. There were some incentives for first time buyers and it enabled me to buy a 3 bedroom house so it felt the right opportunity.

I had previously worked in property so didn’t have a high expectation but it was long, tedious with me needing to chase the developer consistently. I totally understand that there are a lot of different departments liaising together but there was no personal touch which let them down. I had to constantly be proactive, the first few times this is fine but after 5 months it got very frustrating. The handover was arranged and I had sorted everything with work and then it got changed so I couldn’t go and collect the keys. I wasn’t impressed with the process but they did make up for it with a few nice touches like putting a banner on the door for when we arrived.

I expected snagging issues with a new build property needing to settle but we have had issues with door handles being faulty, flooring and carpets – four years later we still have one thing which isn’t fixed as they have done a bodged job trying to mend it. Overall it hasn’t been too bad as you always get a response and after a bit of back and forth you get it fixed or know where you stand. I don’t know if the developer is still managing the site or if it has been passed on but they completed the site about 6 months ago and the Countryside office has now gone and since then it has felt that the management experience has dropped.

The layout of my house is fantastic, it is spread over 3 floors with 3 large double beds. We have two children and they are lucky enough to each have a large bedroom. As mentioned we have had a number of problems with fittings, the appliances are fine but they feel cheap. The décor was plain when we moved in but that is fine with us.

The site is huge now. I don’t know if more phases or buildings were agreed after I bought but I certainly hadn’t anticipated how many properties and people would be here for the size of plot. There is a big issue with lack of parking and there are cars parked everywhere.

The biggest issue is the general upkeep of the communal areas. There is often a lot of litter all over the place. For example we have two parks, one for small kids and one larger park. The larger one has no bins so there is rubbish everywhere and the weeds are taller than me and I am over 6ft, it is such a shame as it could be so nice. I speak with the other owners on my street as we pay a large amount in service charge and I just don’t know how it gets spent.

I have been put off buying a new build property – unless I had a vastly different budget but certainly not in this price bracket.

Kings Park is close to the station and crossrail is coming. I grew up not far from here and I do feel that the area has gone downhill. You will hear some not nice stories about crime and break ins and there was a very high profile murder reported nearby. There is no shopping centre you might expect people to group together, it just isn’t as nice an area as it was.

I hadn’t anticipated how many properties and people would be here for the size of plot and it would be something that I would look into before buying a new build again. I would also ask about the ongoing responsibility for managing and looking after amenities between the developer and the local council and the timescale for this. Other than rubbish collection the council doesn’t do anything on our site and I don’t know if that means the parks and areas are the responsibility of the developer or the local council and that is why they have fallen into disrepair.

Good in parts, bad in others

Design of the development is “different” with some lovely looking properties and surrounding areas. It there are also some odd looking properties and also not as well kept green areas. The finish on my property is basic, with a number of corners clearly being cut. The management company are very up and down, they generally deal with any issues but in their own time which I guess I understand but can be frustrating at times. Certain aspects such as rubbish picking and maintenance of green areas should be improved but generally these are ok.

Fantastic area is RM3, excellent road and rail links as well as good primary and secondary schools. Local shops (supermarkets) are all within 5minute drive and a number of restaurants close by also. Plenty of GPs, Dentists and other key amenities also which helps. Locally you also have a hand full of good and very good gyms / leisure centres

Great if you work in the city!

Brilliant place to live if you work in the city. There are occasionally issues with burglaries especially outdoor seating being stolen and also people trying to break into houses. We have a neighbourhood group where we can report any of this. There were some hiccups with it being a new build, I have 2 leaks and after emailing I am still waiting for a response. Be wary when picking a location on the development as some places are always in the sun and some get no sun at all. The car parks are generally good and secure as long as you don’t lose your fob to get in and out. The place is also family friendly as there is a play area for the children.

Quiet compared to central London, everything is close by however I think more parking facilities are needed. Close to the train station will be even better when the Elizabeth line is finished.

How many times the train station would be closed while night works for the Elizabeth line were taking place.

Lovely new build development in safe suburban community

The house has great space. It is very big and roomy with lot of storage space. The house is located in a good shade area that is warm enough in winter but also cool enough in summer. The flat retains heat really well. There is not enough parking space however which is a problem. Good space rooms are very big and a lot of storage bin collection parking space a problem warm enough but fool enough I’m shade so not that warm in summer flat retains heat really well bathroom is internal so no natural light going in no window. Each house has in built appliances like fridges. So we do not have to buy these. The houses are closed plan design.

There is often a bit of litter around the walk ways here. The bins are not always collected on all the streets and houses by the council. While the area is very safe and a beautiful suburban vacation house looking development, we do not have much business in this area. We have one Co op on the high street but not many shops and restaurants nearby as I would like. The transport is quite adequate with Harold Wood station nearby where we can park cars and ride into London easily.

The bathroom has no window so we do not have access to natural light there which is a pain. But each unit has its own internal filter system. The mortgage provider also had problems vetting title of solar panels on the roof. Our Harold Wood Facebook group has info there may be a problem of title registration or ownership from the housing association regarding the solar panels.

Living on Kings Park

The development is designed well with easy access to get around. The facilities are easily accessible as well including bike sheds and bin stores. Unfortunately the management company do not keep up with the gardening on a regular basis and therefore this has deteriorated over time. Altogether we do enjoy living here and would recommend as a friendly and modern development.

The development is extremely central and is walking distance to the station and shops and takeaways. There is a library also very close by and a large Tesco and petrol garage a few minutes drive.

Very friendly community would recommend this development but not the management company

How has the building management responded to any problems or issues you have raised:

We are not at all happy with the management company, they are very slow to return calls and issues are left unresolved on most occasions

Build quality decent average not outstanding.efficient. compact. Feels cosmopolitan like living in city. Train links are good. Crossrail is coming two years time. Litter people have no pride in surrounding. Speeding cars on apartment block. Supposed to be 20 miles ph

Pretty well resarched countryside links can be difficult to live in. Repairs are slow. Repair service is slow

Friendly neighbourhood, most people keep themselves to themselves. The apartment is spacious and bright, mostly safe and family friendly. The maintenance of the green spaces is good with the grass getting cut fairly regularly.

Two bedroom lovely nice size. Location is good. Nice and private loves design and one parking spa e parking permit not allowed, have to provide details disabled space not given even though in agreement.

The neighbourhood is friendly, there is sometimes some crime in the evenings however it is mostly a safe area. The apartment is spacious and bright. Good for families, I would say it is a good countryside devlopment.

There isn’t a gym or many shops in the area. I would say it is a fairly boring place as there are no posh cafes or any bars the closest place is probably Brentwood.

No not really, there were teething problems when we moved in but they got sorted.

Nothing I dislike about my apartment,

Very spacious very clean and warm, very open planned

The bathrooms could have been tilled better little miner touches that needed to be done when bought, parking is good.

Very friendly community the shops are close and transportation good access, very quite area and safe.
There is to much litter and the grass should be cut more often.

Just would have wanted to know that the management wasn’t so good with the area beens need to be emptyed on time and the mantenancy of the area to be cleaned
