Please tell us about the good and bad aspects of living in your local area:

Good access to supermarkets, approximately 10 minute drive to merry hill shopping centre (in non-peak traffic times).

How has the building management responded to any problems or issues you have raised:

Only reason for 2* for after sale care is due to my property developing a mould issue. I purchased one of the last properties and was told I had a 2 year warranty. TW then stated it was two years since the build completion, 18 months before I purchased it and moved in- during the summer when mould isn’t an issue.

Please share one thing (or more) which you wish you had known before you moved in:

How poor the appointed maintenance company are - mainstay ! Recently found out I’m not eligible for a smart meter as when the property was built , a now dormant “smart meter” (not the type you have in your property where you can read usage etc) was installed by British Gas- not helpful in cost of living crisis.

Please tell us about the good and bad aspects of living in your local area:

The location is good for shops and transport links. The traffic is very busy at all times which isn't ideal. There are local green spaces to go to with pets. Our street is quiet we have no issues.

How has the building management responded to any problems or issues you have raised:

We had a short snagging list which we raised with Taylor Wimpey when we moved in, they got this sorted fairly quickly.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to have known that they were building the same house as mine but with a garage further on in the development for 5K more as I would have waited to purchase one of those. I was told they would build a nature walk path by the pond which never happened.

Please tell us about the good and bad aspects of living in your local area:

Area ok, has everything you need however my apartment being built right by a busy road means I can’t have the windows open as you can’t hear anything with the noise of the traffic.

Although they assure you when you move in that any issues will be resolved quickly, this isn’t true. Expect to wait weeks and have to keep making phone calls to get anything resolved.

Local area is good - links to shops etc are good.

Non so far but we have only lived here since September

We love the lay out of our house - it is three stories.

Great amenities nearby and a nice area overall.

There is a street lamp directly outside our bedroom window, which we were told would be on the opposite side of the road.

What is the best feature of your home:

Location and the frontage. We have a garden on the front and we are in one of the first roads on the estate. We also like that our house is not directly next to the pavement unlike other houses on the estate.
