Flats - beware bad soundproofing and heating

The soundproofing of the flats is terrible. You can clearly hear conversations from other flats and when the tv is on. The flats are also very cold, with probable issues with insulation and expensive electric only heating. I’ve lived in social housing that was built better - never heard neighbours and retained heat well. Not what you expect from so called Berkeley quality. The development generally is well set out and visually pleasing. But that’s the main selling point that hooks people.

Great design, good build quality. If only more care was given to sustainability and energy efficiency. I don't understand why not every suitable house doesn't have solar panels on the roof. New apartment building now to have these, but they should be on every roof.

Parking is a real issue

The actual design looks nice. Pathways etc and spacious for a new build rather than houses on top of each other. But the main issue is the parking. You might think you only have one car per household so not an issue. So long as you won’t be having guests needing to park you will be fine.

Design facilities are good and pleasing to the eye. Some people complain about noise between apartments due to thin walls but I have had no real issue. The property management charges are high and there’s not a sense of value for money from these. Lots of pleasant trees and a nice walk around the site

The design of the development is lovely compared to other developments in the area. Berkeley homes are a quality build and always aesthetically pleasing. Some developments in the area feature several different developers properties so can look crowded and inconsistent in design. Berkeley estates are much nicer in comparison. That being said, parking is an issue as it tends to be in all new developments, and not adequate for the number of residents living on the estate. The management of the apartments buildings could also be better. The lift in our apartment block has broken down a lot since we moved in from new in 2017. Lights in the bin cupboard, building entrance and carpark work intermittently. When we moved in in 2017, there were nice planters out the front of the building, these have since been removed and not replaced, removing some design from the front of the building. Service and estate charges are high for what you receive. The communal cleaner is very good though, he keeps the communal areas of building generally clean and is always very friendly.
