Located less than 2 miles from the centre of Kirkby, Highfield Place is a well-connected development. It offers easy access to the train station and shopping centre. In addition there is also easy access to a leisure centre and many other sought after amenities.

Throughout we have been kept up to date with any news and developments within the area. For example I have always received a letter if works were to be completed on our road. The design of the development is good and it is easy to locate and get around. The property management has also been excellent.

Please tell us what you like and dislike about this area:

The development is close to both local shops as well as the town centre which Is good. There have been no issues with our bins being collected and I have experienced no anti social behaviour in the area. The development is also located next to a large open field which is good for the likes of taking your dog for a walk and children.

Please share one thing (or more) which you wish you had known before you moved in:

I do not believe that there is anything which I would advise for people to consider when moving in. However, I would consider the fact of having no front garden if people have children.

How has the building management responded to any problems or issues you have raised:

We have had no issues and therefore have hd no reason to raise anything with the building management.

The design of the house is good and well thought out.
We have had a couple of issues with the property in terms of jobs being done in a rush, so we have had to call liaise with simple life a couple of times. This has been done quickly and efficiently!

Please tell us what you like and dislike about this area:

Local shops aren’t fantastic. The development would benefit from a known local shop.
The town is currently under development as it seems it might have been very run down.
Buses seem frequent and train station is 20 mins walk. Between two motorways.
Parking is fine, lots of noise at present due to additional works being done on the roads and systems below ground.
Bin collection is hit and miss.

It really helps to get to know your neighbors. We moved to a brand new area in the height of lockdown and neighbours were very friendly.

How has the building management responded to any problems or issues you have raised:

In general, very good!
We have had to contact them twice and they have been efficient and effective.

Plenty of space on the drive but as we have 3 cars it’s annoying parking on the road as it’s a busy road, would suggest removing the grass and putting in bays… Everything else all good always responsive and deals with issues, house is big enough for 3 people that’s for sure !

There have been several issues within our new build that took a very long time to be fixed due to ‘coronavirus’ being the excuse used for every single issue.
Roads are still horrendous and starting to take a toll on my car after driving through multiple pot holes and massive dips in the road for over a year.
The house itself is now fine.

Please tell us what you like and dislike about this area:

Almost zero shops, reataurants/bars within walking distance of this development. Transport links good. Horrendous antisocial behaviour on the field in front, we have to call the police almost weekly. Several break ins have happened on this street, including cars.
Parking is also bad, as random people park in or across your driveway as i assume it’s not clear enough that it’s my driveway..
Bin collection is also rubbish, a lot of the time they don’t come on the bank holiday dates they’re supposed to.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had done more research about the area & then would not have moved in. Seems to be a different party everyday going on in neighbours gardens so it’s not quiet and peaceful like it was on the viewing day.

How has the building management responded to any problems or issues you have raised:

A different answer from different staff members every time you call. Nobody seems to ever get to the bottom of issues. A lot of issues are out back on yourself to fix which is bizarre considering we are renting. For example our washing machine broke within the first month of us being here and we were told to fix it ourselves??

Really good property with a nice sized garden
Overall design is modern and feels homely
Good size bedrooms aswell and 2 bathrooms which is really good
Garden came with a free shed for extra storage aswell.
Kitchen is very spacious

Close to the train station, Kirkby is currently getting renovated, Morrisons home bargins kfc taco Bell a cinema much more to come
Aswell as easy access to motorway aswelll

If any road works around the area needed doing as bumps in road are not good for the cars

Takes a while to get back to you, but sorts out any issues

The design of the houses is very beautiful , elegant and efficient . For those who do not have a car shopping centre it’s little bit far and secondary school too few in this area. New homes should also have sockets for electric cars and lawn mowers that they do not have.

One inconvenience would be that we don’t have children’s playgrounds nearby and green spaces full of garbage .

Please share one thing (or more) which you wish you had known before you moved in:

I would have preferred to Know if I can find a pharmacy open 24 hours in the area.

If there is one thing you would change about your flat or property what would it be:

I would add laminate flooring in the whole house, especially for those who suffering from allergies .

Well thought out, even for a work in progress

It is a great site that is still a work in progress. The first few streets are finished with the proper road surface, although not all the streets are the finished tarmac yet. This is due to it still being an active building site. They have however put tarmac down at the side of the pavements to make it easier to get cars into driveways. Layout wise the site is well thought out, with plenty space for parking, meaning the street is not blocked up with cars

The development is placed a short drive from Liverpool city centre, with a few shops and bars in the local area. It is also right next to a main motorways network, making it very easy to get anywhere you need.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had taken more time to view to property before we moved in as we were the first in the property, there was metal gates over it when we arrived to move in and we had to get some builders to come move them. This was really the first time seeing it is when we got the keys. We had seen another property similar but it had a different garden layout to ours.

If there is one thing you would change about your flat or property what would it be:

If I had the chance to change one thing about my current property it is the garden as the rear end is on a slope, covered by shade so it is hard for the grass to grow there, especially when not in the height of summer. I would have flattened and paved it instead of having grass

The design is modern and is brilliant for first time buyers/ renters. The property management is very good and they are constantly coming to cut the grass for us. When we moved in, simple life were very good at correcting the small problems we had. We had a small problem with our roof tiles and they quickly got someone out, out of hours to fix this.

Please tell us what you like and dislike about this area:

The closest local shop is Tesco by Kirkby station 5 minutes away. The nearest big supermarket is aldi in aintree or Asda at switch island which is not ideal. We don’t have many restaurants in Kirkby but we have lots of open green space which is great for walks. Kirkby train station is within walking distance and a near bus route is very handy for all residents. Parking availability is good on the street, regular bin collections, no traffic noise and no anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we knew how long it was going to take to finish off the building work outside. 8 months on from moving in and they have still not finished the work outside and around the estate.

If there is one thing you would change about your flat or property what would it be:

One thing I would change would be more outdoor paving stones/ flags instead of grass so that we can fit in more outdoor furniture. We love having friends round.

The development has been designed well with each aspect in mind. We are continuously updates via letters and newsletters regarding the surrounding area and the development. Myself and my partner moved in before the development had been completed and have not had any issues. The management of the development has been brilliant alongside all completed work.

Please tell us what you like and dislike about this area:

The development is close to transport links such as the bus stop which is available on headbolt lane. The area is also quiet and I have encountered no issues. There is also a field nearby which is good for walking any pets and for getting outdoors. Bin collections are also always on time.

Please share one thing (or more) which you wish you had known before you moved in:

I do not have anything in which I would share as everything is satisfactory.

How has the building management responded to any problems or issues you have raised:

Each issue we have had with the property has been resolved other than a small hole in the wall which has been there since we have moved in.

Little bit disappointed with the design , some of my furniture doesn’t fit so my house is a little back to front mainly with the downstairs toilet and trying to get the sofa in the living room. Storage is on the small side not enough of it and the property management I think could be handle better I’ve called a few times to speak to my property manager and not been given a call back.

Easy location for the m58/m57 and east lancs. shops a short distance away. Very quiet area which is perfect for someone with young kids like myself.

Please share one thing (or more) which you wish you had known before you moved in:

To measure furniture before moving in as my new furniture didn’t fit in the living room

If there is one thing you would change about your flat or property what would it be:

The storage is too small with a mum with a 3 year old and baby on the way. Bigger storage would make it perfect.

The development as whole is fine. It’s accessible and clean. All houses on the new development are kept tidy. Building aspect is to be expected with a new build in 2021 quite cheap and plasterboard which isn’t ideal, quite a few snags that were picked up on when we moved in which should of been dealt with more promptly, eventually fixed but could of been in a better timely manner. Wish the houses could be slightly larger in terms paid.

Please tell us what you like and dislike about this area:

Kirkby doesn’t have a lot to offer in terms of amenities e.g. bars, restaurants, cinema etc. They are currently developing a new supermarket which is a massive plus. New train station will be directly opposite our development in the future which is also good. Bus stop is near. Parking is fine although I do wish it wasn’t at the front of our house (Grantham style). We live opposite the old council estate which isn’t great to look at and does have quite a bit of noise coming from their houses which can keep us up at night.

Due to their being no visits in COVID times I wish the website would of included the garden measurements.

If there is one thing you would change about your flat or property what would it be:

The size of the home I would definitely improve and the garden size. We live on a corner house so the garden isn’t a great size at all.
