Design is good with extensive range of detached properties, building management has been adequate with Lovells operatives very helpful in resolving snagging issues. Some design problems but these have been partially resolved by Lovells. Overall good value for money.

Access to local shops is only via a lengthy walk. Pleasant quiet location, Good communal playground facilities,

Value of good neighbours and limited access to local shops.

Well-designed development. Attractive house designs – not all the same. Roads are a decent width and room for on-street parking if required. Good street lighting. Plenty of green space and decent playground equipment. On-site construction workers respectful of residents.

Local area is fantastic. Lots of cafes, shops, eateries, pubs, Holt Country Park 5 mins walk away. Almost all places dog friendly.

Please share one thing (or more) which you wish you had known before you moved in:

With a new development, check where the construction site car park will be. We were not aware that we would have the site car park right outside our front door for 18+ months which was disruptive, especially the noise of heavy vehicles and the dust generated from the track which meant we couldn’t open our windows (we have a bungalow).

What is the best feature of your home:

Bungalow has wide doorways for access and is red brick for ease of external maintenance. Large garage.

Very well thought out development. It was started in 2017 and my only disappointment is that the allotments are still not being utilised. I understand that they are waiting to be signed over to the council, hence the delay.
apart from that all is very good here, friendly neighbours and nice and quiet.
I have a couple of snags in the house but they have been sorted out quickly by Lovell

In 4 days I will have been here 2 years and definitely a cause for celebration! I just love it. I have a 2 bed semi with 2 parking spaces, a lovely garden and a cosy home. 5 minutes walk to the Country Park and 10 minute drive to the beach. What more is needed?

The house and development came up to my expectations.

The houses that lovell have built on this estate seem to be highly energy efficient and we have found that our house stays warm in the winter with little use of the central heating. The estate management team have only just taken over the management of the development so I can’t yet comment on how good they are, so far though they have kept the green areas tidy and well mown.

Please tell us what you like and dislike about this area:

The area in and around Holt wonderfully relaxed and friendly, lots of places to eat out or go for a tea or coffee, our estate is on the edge of town and parking is easy for us as we have lots of space, some of the residents don’t have as much parking space and need to pat on the road but this does not affect us. Parking in town sometimes becomes difficult during the tourist season as it is a popular area.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had know about how long the building work on the estate was going to continue after we moved in (18 months) and how much dust this would create. We think that Lovell’s could have tried to keep the dirt and dust down better than they did as they only used a road sweeper about once every two or three weeks.

What is the best feature of your home:

It has a great layout that suits our needs at all time of year.

The development is great, everyone is friendly and the park area is ideal for children. The estate still looks great and Lovell’s are a great developer and great when it comes to maintenance. The parking works well and you don’t often have lots of cars parked randomly. This is because Lovell’s do cater for families who have more than one vehicle. The green areas are kept nice and a great addition to the development.

The local area has most things you need, a newly built budgens, country park, boutique shops and places to grab a coffee or dinner.

I lived locally to the area anyway previously to moving on to the estate so there aren’t any things I would say that are bad insight.

What is the best feature of your home:

The best feature of our home is how well it’s been built. The insulation is great and we have no issues with cold. The integrated appliances are also great quality. We love our home. Thank you Lovell’s

The development is really attractive with a nice mix of house design. There are large areas of grass, shrubs and trees. There is a fenced play area and fitness equipment. A 20 mph speed zone is good and there are cycle paths. Building and property management appears problem-free

There are lots of cafes, pubs and restaurants within walking distance. There is a regular bus service.

How dog-friendly the development is. There is lots of green space.

Early days but good so far.

A varied mix of pleasant looking houses and apartments. A residential care home is being built but there are no shops or other amenities on the estate. Holt is a short walk away with no busy roads to cross. The properties have been thoughtfully deigned but more storage would be advantageous. As far as estates go this has been designed in keeping with the county’s heritage with plenty of brick and flint used.

Please tell us what you like and dislike about this area:

The development is large but immaculately presented. The builders regularly clean and tidy up at the end of each day. The shops and hospitality venues of Holt are a 15 minute walk away. You can get a bus to anywhere in the North coast and into Norwich. There is a bypass that’s runs along one side of the estate but we are far enough away not to hear it. All the houses have their own parking/garages. No ASB issues and a lovely place to live in my opinion.

We can only say good things about the area. We feel very lucky to have the opportunity of living in north Norfolk and experiencing what it has to offer. Lots to look forward to.

How has the building management responded to any problems or issues you have raised:

We’ve had a call and a visit and Joe need to submit a snagging list but in fairness we only have a couple of minor issues.

Lovely homes built with thought and attention to detail. Really well insulated with quality fittings. Flint walls, green spaces, enclosed play area, fitness equipment are just some of the plus points. Lovely planting around the open spaces which is kept in great condition.

This is a lovely area to live in. On the edge of the Georgian town of Holt and close to the North Norfolk coast – what is not to like? The development is really attractive with green spaces and lovely planting, plus an enclosed playground and fitness equipment. There are bus services locally, a steam train service, and a short drive to a rail station. Bin collections are trouble-free, there is no antisocial behaviour, but there is some road noise from the bypass.

How supportive the community is, especially through its Facebook page, even though it’s a new development.

How has the building management responded to any problems or issues you have raised:

I had one small issue which was rectified instantly.

Wonderful place to live

I think we are fortunate here at having an open space and allotments which all add to the development. Ive had a few snagging problems but they have all been sorted out with no fuss at all and in a timely manner

Its a 15 minute walk into the lovely shops in Holt, lots of independant retailers down quaint little roads.
However, the best thing is the location, 5 minutes walk for Holt Country Park and 6 miles to the beach. it really couldnt be better. Off road parking is available to all in the very well laid out design of the development. I havent seen any anti social behaviour and the only traffic are the people living here as there are no through roads through the development

Id done so much research into the development and the area, there were no surprises

Any snagging problems have been dealt with promptly and the building management are very nice people

Living on Heath Farm Estate, Holt

The development has houses ranging from 2 bed through to 5 bedroom properties, they are well mixed together and don’t form areas of exclusivity, the various houses are externally finished in many ways ranging from Flint, Brick and Rendering so none look identical yet they all meld together in a pleasant way. There are green areas with childrens playground and adult exercise equipment, there is also some allotments that are as of yet not in use, my understanding is that the estate management team will only take ove the control of all the facilities when the final buildings are finished.

Please tell us what you like and dislike about this area:

Holt town centre is 10 – 15 mins walk away from the development and provides excellent shops and coffee shops, there many bus routes to other areas of Norfolk and there is a train station a short drive or bus ride away at Sheringham, the North Norfolk coast is close at hand and has many lovely walks. Our street is quiet at night but the developer has continued to use it as an access to the remaining buildings on the site, although this has only been Monday to Friday during the working day. The council has collected the bins on time every week since we have lived here.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we could have viewed our house earlier than we were able to so that we could have made some more detailed plans on the furniture and decor we wanted

How has the building management responded to any problems or issues you have raised:

Any snags we have reported have been dealt with in good time and to our satisfaction, the only issue we have had was an external snag that we had to chase several times with Lovell sending people to deal with the problem who did not have the right skill set, this problem was eventually dealt with to our satisfaction.
