
Folio London at St James is a large development of flats, maisonettes and houses designed in the 1980s. These homes range from one to four bedrooms and are located close to the local amenities of Old Kent road, within in walking distance to the tube and overground stations.

From the moment we put the deposit down for our home to the moment we moved in everything went smoothly and Folio made the whole experience a thousand times better. They are reliable and all around thorough with their moving in process giving you all information needed.
Living as a folio London residence is wonderful. Their assistance with repairs and damages are always reliable and efficient they have out of hours service for emergencies and it gives all residents reassurance that they will receive immediate service.
Renting is a delight they gave me vouchers when I moved in that allowed me to purchase a few essentials and I feel free to make the house feel like home to my taste with their offer of furnished and unfurnished options.
I would add that they can do more in regards to contractors and follow ups the service is great but I feel it can be better as still awaiting new windows.

I dislike the cyclist that ride by at full speed. As a residential are its dangerous they should have speed limits

I wish I knew about Folio before they should advertise a lot more !!! I would have moved with them sooner



Good management
I was a tenant in this estate before Folio London took over so I watched them intensely at the start. There were a few teething problems at the beginning with a high turner over of site managers but after a while and after the estates complaints on several issues finally we were heard by the directors of the company and there was a change. The staff issued that tenants came first and improved the conditions of housing and froze rents until sufficient work was completed in the estate. They also employed a professional housing officer to be on site twice a week. This made a difference by making staff more accessible, plus they employed someone with tenacity and ‘ staying power’. This person has been on the estate longer than previous staff and we are grateful for this.

St James Estate is a quiet and pleasant place to live. It has good transport links to the Old Kent Road. From there you can be in Central London in 20 to 30 minutes without traffic. We are close to the major sight seeing places. There is a cycle path to Greenwich or London Bridge and further. We have two major supermarkets accessible within 5 and 7 minutes.
I find the neighbours are pleasant even though it doesn’t have the same community feel as it did when I arrived 10 years ago.
Sometimes the drug dealers use the secluded places in the estate to do their drug business and it gives the estate a bad reputation.
The police are often informed and this deters the drug dealers.

I wished I had known that my rent was the highest on the street and that was amongst houses with 3 bedrooms. It still remains one of the highest but I found out that was because mine was the most modernised house at the time.

The worst
We had a broken pipe followed by black fungus for 3 months, have been ignored 3 months before we decided to beak our contract. In all occasions the issue has been pushed or ignored, our health got bad linked to the fungus, we had to live in winter with windrows opened and could not use a big part of our flat, and they refused to give us a correct compensation (they proposed 200!). To this date, we are still waiting for it. Some other tenants had to wait 1 month to get an answer to be able to leave their place.

Nice Area to live
Moved in to the area few months back and we like it so much. as everything is close to us, no need to travel far to get things done. The flat is good and spacious enough for the family. The service so far is exceptional, whenever you request something it doesn’t take long to get a reply but most importantly done with in a good time frame.
Good value but bad management
Management is difficult. Not very responsive and will try to steal your deposit when you leave. They claim it wasn’t clean enough and they are extremely slow in responding. The units are small and there is damp. Good value overall but not the greatest property management.

Crime is a problem. Location is great and neighbourhood is nice.

The amount of drug dealers nearby. Police don’t seem to care

Usually fairly quickly. Building management is better than property management.
Sleek Living
the facilities are not quite as good as i was hoping for having moved into a modern development. however they are adequate. otherwise the building management has been great. i have had no issues and the design is lovely too. i would definitely recommend it.

not the closest to great local bars. shops are close enough. good open spaces nearby which is nice for summer

get to know people in the building early. people stay for a while and nice to have friends

i have not had any issues. others who have seem to be happy with how they were dealt with

The flat is quite easy to access to.
The property manager, Lerayne, has always
been responsive and helpful for tenants needs.
One thing that is required in the area of st James development is window cleaning from outside something that has to be facilitate.

Very nice area, with lots of shops around as Tesco, Asda, butchers, hairdressers etc everything you need really.
Quite area, no traffic noise and respectful neighborhood.

My SE1 St James home.
I lived on the top floor of a three level block of 2 b/r flats that is not too modern. My flat kitchen and sitting room is semi open design. The kitchen and bathroom has no window with very poor air extraction during cooking and bathing and mould on ceiling. The property manager is very friendly and very responsive to all my repairs which is a plus.

My facility is close to major supermarket stores in Old Kent Road, schools, restaurants and bars. It is easily accessible to public buses and less than ten minutes to connect train stations.

Road directly behind my b/r window cause noise pollution.
How has the building management responded to any problems or issues you have raised:
The property manager usually respond timely to most of my repair request.
I love it here
I’ve been living here for nearly 14 years. I love it here. Nice and spacious. I’ve had few problems with facilities and have had to wait a while for repairs to be done but lerayne nesbitt my property manager is great she’s is avaliable most of the time and tends to get things done.

The shops are local .schools local very quiet residential area. Clean regular and plenty of parks nearby.
Big supermarkets local .asda tesco Lidl.also big centre 15 mins away .

Good place to rent from. Although rents are steep. But neighbours should be happy here.

All been completed.waited a while and some mistakes were made but all in all completed .

Decent place to live
The neighbourhood is nice and the location is excellent. The flat is good value and the management is attentive though maintenance is slow at times. After hours service needs to improve also, but on balance it is a decent place to live.
