Lovely place to live in

We were looking for a place to buy in the Richmond area and there were lots of older buildings available when we became aware of Emerald Gardens. We visited the developments and found out there was a building being completed and told that we could move in by December which worked for our timings. There was a few weeks delay but we were in by the end of November and within the deadline promised. The sales lady I spoke with was really helpful and answered all my questions. I have some allergies and requested wooden flooring instead of carpets which they were able to sort out for me. When we moved in there were a few minor issues but these were sorted out quickly. Some works have been done after the move, like cracks on the wall due to moving construction. We also had a problem with the connection between the door and floor as we had changed to wooden floors but they sorted this too. The management company seems performing well so far, any issues raised - have been resolved. The concierge could improve their customer service – whilst the management look after the whole site well and keep it clean some of the staff need better people skills as can be rude. The communal gardens are part of a walk through area with trees, fountains, benches and a rack for bikes. This area is well kept but the children’s play area needs better upkeep. There are owners, tenants, council tenants and shared ownership living here. We have a parking space but council tenants do not have one and spare ones can be rented out. It is possible to reserve guest parking spaces in advance. My flat is well built, the appliances are good and the there are big floor to ceiling windows and a nice balcony. The only thing they could have improved is the fact the doors don’t match very nicely and overall could be improved. Overall the development is nice, especially lovely garden for residents. Lots of families with kids. Neighbours are good as well, nothing to complain about.

Kew retail shopping mall is walking vicinity, tube is 10 min walking max, bus stop is 3 mins walking, and river side just behind the development. In Kew centre there is an M&S, Costa and lots of shops and then 5-10 minutes on the bus to a large Sainsburys. There are great restaurants and even a Michelin star one nearby so lots of options. GP services should have been built two years ago, as promised on the leaflet, but nothing so far, works are slow and still awaiting for the final date.

Please share one thing (or more) which you wish you had known before you moved in:

Service charge is higher than expected due to allocation of other flats and facilities. The area is great for young families with lots of nursery options as well as Kew College is close by and meant to be good. There are two local swimming pools and Kew Gardens is so close so lots to do. The area isn’t great for teenagers as there is not many places for them to go out.

Building quality is high with friendly and safe design. The neighbourhood us very quiet, highly educated, and helpful. Facility wise there is reception but no gym. Sufficient parking area. Nice garden. GP and dentists nearby. Big super markets closeby as well.

Greatly managed area, friendly neighborhood, good education for kids, close to Kew gardens, easy transport.

I like that everything in my flat is brand new and clean which was very nice for my first place. However, a few smokers around the car park letting fumes into my place which isn’t very lovely unfortunately.

I don’t really dislike anything, I love the quiet area and the travel accessibilities

Beautifully built. Great for packages with the concierge and the security all day and night. Feels very safe with lovely grounds and regular bus service to Richmond. Also kee gardens station is about 10 mins walk

Lots of young families and dogs. A few minutes walk straight to the Thames tow path and from kee green

Planes are regular when they are going but they move around to different areas so not always there

They have nice concierge, and it’s a nice new Modern flat overall, however sometimes I feel I’m not treated the same as the private tenants, as I am council and pay similar bills to those who are private.
