Lovely Elmington Green, Camberwell.

Overall we’re very happy living in the Elmington Green Development.

One of the features we loved when choosing our flat was the high standard of finish within the flats and to the exterior of the blocks – and that they have been designed beautifully and use the available space very well. For example – each of our bedrooms have large built in wardrobes, and plenty space for additional furniture, we also have a large utility cupboard and ample space in the kitchen / lounge area.

The blocks are also very well sound proofed – with little noise being heard from the road when the windows are closed, and never hearing noise from any of our neighbours. The blocks also benefit from excellent insulation with our electricity bills being the lowest we’ve ever had!

The current residence of the development are also very friendly and neighbourly and make it a wonderful place to live.

The only downside of the development we have found so far is the security gates at the front – these have been defeated by thieves a number of times, with residence bikes being stolen on a few occasions now. Linked to this, the doors to the bin store have also been forced and damaged on occasion too.

While the Managment company are generally helpful (but with fairly steep Service Fees!) they have not always been the most proactive in assisting with making improvements to deal with these reoccurring issues (my bike now lives in our spare room…). This is something we as residence continue to work on and hope to see improved soon.

My partner and I love our flat in Camberwell.

The Elmington Estate is a nice residential area, which is generally kept clean, tidy and with really friendly residents.

There are a number of great independent bars and restaurants in walking distance, as well as gyms and sports facilities, loads of open green spaces and a number shops all close by. The farmers market on the Green on a Saturday morning is also a real favourite of ours.

We also love that Camberwell is so well connected – with busses going regularly from the Green to all over London, or with only a 15 minute walk to the Overground or Tube.

There’s a lot more we could add about what we love about living here but I think those are the highlights! So far we have found nothing we dislike about Camberwell.

The Managment fees are higher than the estimate – and we weren’t made aware there was an additional building and terrorism insurance charged on top at over £400 annually.

While this is not a deal breaker, this has been a little frustrating!

What is the best feature of your home:

The flats have a lot of natural light, are spacious, well finished and feel safe and secure.

The kitchen and bathrooms are finished to a high quality.

The flat uses space well, with evenly sized bedrooms, a good spaced bathroom and en suit and plenty of living space and storage too.

Finally – The people in the development are so friendly which makes it a great place to live.

In addition to the outside park, they ruined the inside private garden area with a seesaw and some ridiculous objects and called it a park. There are no kids in the development, so it just seems like such a waste of space and will definitely impact us when it comes to selling the flat itself.

The design and security regarding the facilities e.g. bike shed, bin store, storage cupboard have all been broken into. Recently we found a homeless woman sleeping in the storage cupboard, the bike shed broken into (cameras smashed and ripped the access point off the wall disabling all security to the bike store). The management company (DJC management) and Bellway (developer) have done absolutely nothing to improve security (owners pay a service charge each month) or listen to the property owners who just want change. We have had these issues for 15 months and still nothing has been resolved.

The transport links into the city are primarily by bus, although you can get the overground train, but this is a lot more expensive. The development is right next to a primary school which can be quite loud during the day (playing music and screaming kids) and the development ridiculously built a park outside the development which can be frustrating when you want to sit and relax on the balcony.

The local area is renowned for break-ins and the development is right next to a nature garden. They initially had a 6-foot fence to prevent people who are in the garden being able to see the lane, but it got shortened. I think this has allowed criminals to scope out areas such as the bike shed which has been broken into at least once a month.

Please share one thing (or more) which you wish you had known before you moved in:

The initial plan for the area on Horsnell close was a nice landscaped area. They then changed this and made a park which is not pleasant for residents.

If there is one thing you would change about your flat or property what would it be:

Get rid of the two parks (private – internal park and the public park next to the school and development on Horsnell close). These parks were not included in the original plans when we actually bought our property.

Improve facility security. We are now being threatened by criminals who are trying to enter the bike shed and we have no communications to hear that it has been reported to the police, what the actions to improve the situation are, nothing.

The noise insulation between flats is extremely poor to the point you can hear your neighbour having a conversation, coughing and crudely, going to the loo – not pleasant.

This is a secure gated development with a nice community. It isn’t too large so you can get to know your neighbours if you so wish! It suits all different kinds of families, couples, young professionals etc. Property management is good, it is easy to contact the relevant parties on the phone or via email. With regards to the design of the properties – great noise proofing possibly helped by the triple glazed windows. Keeps heat in during the winter making them energy efficient but also can stay nice and cool in the summer without the need for a fan.

Camberwell is a great location – both central London and the outskirts of London are easily accessible. Lots of buses which take you to London bridge, Shoreditch, Greenwich as well as having elephant and castle, kennington’ and oval tube stations close by. Denmark hill also provides a fast route into Victoria via southeastern trains as well as providing an overground service. Within Camberwell, eating out is easy – Camberwell church Street is filled with all different types of cuisines including some exceptionally rated restaurants. Living close to the huge green space that is Burgess park is also a blessing – there is a BBQ area with permanent BBQs (or you can bring your own) which is great in the summer!

Perhaps I could’ve asked about what building materials were used throughout the flat so that I knew what fixings I needed to hang things on the wall etc. But I found these out from developer after I moved in.

If there is one thing you would change about your flat or property what would it be:

Difficult question but maybe the kitchen – I tiled the backsplash myself but it would’ve been great if it came with it done!

Good, solid design of 4 – 5 storeys and not overly dense development. A safe and secure development with a nice community feel.
Excellent balcony balustrade design provides privacy.
Units are well design and insulated in terms of noise.
Landscaping is ok, it could do with a bit more and extra care.
Property management company is pretty average unfortunately.

Otherwise a great development and excellent place to live.

Excellent location to high street and transport and to the City.
Nice friendly mix of residents in the development.
Flats finished to a high standard internally.
Extremely well insulated.
Balcony design provides privacy.
Not overly dense.
Large bins left outside of bin stores not that attractive.
Sometimes the automatic gates don’t work properly.

Book your moving in day the day after your completion, as it happens late in the day.

What is the best feature of your home:

Large balcony and large kitchen were the biggest selling point of the flat. I just love it!

The development is well built and has good basic facilities. The design is strong and my 1 bedroom flat is large and well laid out.
Communal areas are also well designed.
The development went up quickly and I moved in earlier than previously expected

Overall the development is good and fits in with the surroundings. However, we have been promised certain aspects such a as a private residents garden, which has not been fulfilled. The property management company has been a hit and miss from our end

Design looks great and flats are spacious and well designed inside. Building management inside has been good but communal garden area management could definitely be better. Flats are well insulated, with good quality fittings and finish.

Really nice looking flats inside and out. Good location near to shops, very nice neighbours and in a relatively quiet location (away from main road). Main gripe is the poor maintenance of the communal garden areas by the management company.

Getting the right aspect for your property is important. I have east facing bedrooms and wear facing living area/balcony which is ideal!

What is the best feature of your home:

Balcony and floors are great. Well insulated from a noise and heating perspective and nice amenities (oven/hob etc high quality) also a really good amount of storage space

Development is good. I wasn’t particularly impressed by the Design inside the homes. For example – The storage area is not well thought out. There is no water outlet in the patio to be able to water plants etc. The property management company is not proactive. Had a good experience with Bellway Homes Customer Care (but that lasts only initial few weeks).

The area and neighborhood are very centrally located. 15 mins from Waterloo, London bridge, Blackfriars, city. Well connected by bus. Plenty of shops and eat out options in Camberwell, Peckham, East Dulwich.

Please share one thing (or more) which you wish you had known before you moved in:

I was apprehensive about the tube connectivity from Camberwell. But it has been a breeze to commute to places. Specially with a cycle, it has cut my commute time by half.

What is the best feature of your home:

All homes in the development has a decent sized outdoor space. Ground floor apartments have big patios.

They were great during the sale but not good during the customer service. The management is also not great, lots of delays in responses and don’t take ownership when bad things occur. An example was that they didn’t provide Cctv to the police when my bike was stolen.

The area is very diverse. I enjoy having Burgess Park and other parks around. It has also Camberwell Road with lots of restaurants, bars and supermarkets. It is not so safe, my bike was stolen from inside the development.

There are lots of bike thiefs in the area

If there is one thing you would change about your flat or property what would it be:

Add locks in the room. The en suite bathroom is too small vs the second bathroom.

The development is fully gated meaning only residents can access. There is a play area for kids which doubles up as a gym area due to the soft floor. The neighbourhood is quite and homes are warm and sound proof. We only have 4 other flats using one lift which means there are never problems getting out
