We think the design of my house is not that good, THERE IS NO DOOR to the garden and stair takes too much room, to space for dish washer and the storage room is too small. IN ADDITION, the wall or fence outside is too short, I can see some damp marks at the cornor on the roof.

MY AREA IS QUITE GOOD. it is very close to all the shops and schools. Very easy to take bus. only need 20 minutes to go to city center. We are quite happy with that.

THERE IS NO SPACE FOR DISHWASHER IN THE KITCHEN and no shield for bike..
What is the best feature of your home:
THIS HOUSE IS QUITE WARM IN THE WINTER WHICH DOESE NOT NEED A LOT OF HEATING.
Some houses feel as if short cuts were made in design and materials used.
I wish the design of the estate was more exciting or that there was more greenery and spaces included. I wish there was more variety in the design of the houses, they all look very similar and basic. Some houses feel as if short cuts were made in design and materials used.

Great transport links, limited parking. I wish there were more nice bars and restaurants in walking distance.

I wish I had considered the house location with regards the whole layout of plots and design of the estates.
What is the best feature of your home:
I have a large garden with lots of potential although some houses hve small limited garden.
Location Location Location
The development has been well thought out with a wide range of properties availible the more recent ones have charging ports for cars. Perhaps it would have been good if there had been some green area in the development however often times these are trashed and leave an eye sore. I have been a little disappointed with the property management as I feel they have not been too proactive. However when everything is weighed up it is not a bad place to live.

This development is well placed along the 219 bus line. It is also within walking distance of Fairfield train stop. Although it is a little further you could walk to the tram. It’s great having Morrions, Costa, Specsavers, Greggs and others close by. It is just a short drive into the centre of Manchester or Ashton.

I think I may have waited until a house became available that had a charging port. Also perhaps a house that had it’s own driveway.
What is the best feature of your home:
Two things tie for best feature location of course but also the wise use of space within the house itself.
Great affordable area to live in
The car park area is managed quite poorly and the pedestrian gate is generally open. Adjacent property owners (not of this development) are using the car park too and not always in the way it is supposed to be used.
We wish all building would have charging ports for cars, but that could potentially be added. There is a nice variety in the neigbourhood of slightly different house styles, which makes it more interesting.

The development is in short walking distance to a local shopping area called Lime Square. That small retail park has all one could need, including pharmacy, post office, coffee shop, gym, three grocery shops, charity shops etc.
There are excellent transport links with a several bus lines passing close by on the Ashton-old-road. The train station is in walking distance and even the tram could be a possibility.
The canal is nearby and lovely to walk along.
Of course there are sirens on the Ashton-old-road, but other than that the area is rather quiet!
Bin collections are efficient. There is always parking available even if not in front of your own house. We are thankful for our own private parking spots.

This is such a good location, halfway between Manchester and Ashton, therefore easy access to both areas, shopping, motorway, city etc. Even though that is visible on the map, I didn’t quite realise how much we would appreciate that fact!
What is the best feature of your home:
The insulation! no damp, low heating costs in winter!
Nice place to live
Our house is now over 4 years old and in general is doing ok. Some of the finishing touches would have benefitted with a little more attention to detail. The gates are not hung flush and the grass patch is not level. If a little more time had been taken they could have improved it so much. Inside the house the appliances that came with the hosue are ok. Although a fridge freezer with more capicity would have been better.
However the big negative is the management company. They manage the parking spaces for a proportion of the properties. Very poor communication and slow fault resolution.

We have been in this house just over a year now and have got to know the area pretty well. The location is great close to a number of shops including Lidl and Morrisons. On a main bus route to the city centre and also within walking distance of Train and Tram line. Not to forget a short walk to the Manchester/Ashton canal for those relaxing walks.

Probably shoulld have visited at different times of the day to gauge noise level and busyness of roads.
How has the building management responded to any problems or issues you have raised:
They have responded very slowly and disappointing.

The houses are designed well although some gardens are very odd shapes. The estate does not have any communal facilities such as parks etc but there are others near by. Working with Lovell is not easy and they are difficult to communicate with post handover.

Openshaw has great transport links and is a great location. It lack bars and restaurants that are walkable but there are plenty of supermarkets etc and it is easy to get into Manchester.

Check all design plans in detail, do not assume that the sales agents give you the correct answer to design questions.
How has the building management responded to any problems or issues you have raised:
Initially Lovell respond well however this quickly stops and snags don’t always get sorted quickly.
really good house
these are large rooms with a decent size garden. I have 2 good double sized bedrooms and 1 single room. Bathroom and down stairs toilet is a decent size too.
it has parking on the property and this really helps as it can fit in 2 cars.
Having a downstairs toilet is really good. Just wish we had what the last phase has witch is a outside tap and a box for electric cars to be plugged into.

it is close to shops and transport to Stockport, Ashton, Manchester and local shops and places to eat too

that the after care is only for 2 years even on doors and windows as the window colour has gone light in parts of the house and I am not covered
How has the building management responded to any problems or issues you have raised:
building management. I had mainly dealings with the site managers who were really nice and helpful along with the work lads on site too.
So many shops just a short walk away.
Overall quite pleased with the design of my house. Nice to have 2 bathrooms and also a little closet in the living room. I am a little disappointed with property management as we have ended up paying extra as some other units where not finished on schedule. Also all roads are not complete.

It really is a great location close to a range of shops within walking distance and also many more less than a 5 minute drive way. Pretty handy to bus, team and train. Reasonably quite and hard to believe it’s only a couple of streets away from a main road.

View the house at different times. We didn’t expect so many cars.

I have contacted them a few times and they have quickly responded via online chat.
Conveniently located development
The aesthetics of the buildings in the area flow well together. Some houses even have charging pods for electrical cars! (Sadly ours doesn’t). Our house has no outside tab. The shed provided is convenient, if a bit on the small side. Inside fittings in the house could be better quality, especially door handles (the metallic cover is peeling off and I’ve cut my hand on a couple of occasions). Bathrooms are spacious and beautiful. It would be helpful if the roof space came with partial flooring at least.
We’re not too impressed with the property management of the gated parking area. No one is able to tell us the code for pedestrian access. The adjoining properties that are not part of the development but share the same gate, are problematic. One property has a private dump at the back of their house. We were originally told that was getting solved, but there doesn’t seem to be any progress made.
It is great to be able to have the bins hidden between buildings.

Since we have two parking spaces in the gated lot it is not such a big issue, but other owners /tenants in the street have multiple (up to 4!) Cars in our street which often means there is no space to park in front of our own house (ourselves or guests).
The location to shops is extremely convenient in all directions, with public transport stops just 5-10 min away.
There is hardly any traffic noise, just emergency services.

Layout of the house is alright, the biggest issue I have is that the living room leads into the garden, I’d prefer it to be the kitchen like most house developers, as you can imagine it makes having things like bbq’s strainous, compared to if the kitchen led into the garden. Stairway and hallway and landings are very nice and spacious. They do provided a decent amount of storage, and the ensuites are of very good size. The doors and sockets in bedrooms are placed in awkward places more so the doors which makes it frustrating when trying to have a layout of the bedroom in a way that best utilizes the space. Overall house is alright, good aspects and features to the house, however some areas do show poor workmanship/design, some of the snugs we’ve had should have never happened, and getting some of them sorted has been a nightmare, not just for us but our neighbours too! Lovell after care after a certain time is very poor.

The location of development is good in regards to transport links and shops. Not really ventured into any of local restaurants or.pubs but they all seem pretty decent. Good location for walks, canal close by where we do alot of our walking, so nice to explore. Though overall we’ve found that this area has been targeted alot with burglaries, and antisocial behaviour from people that live in the surrounding areas of the development. As every house has a driveway or carpark assigned to it parking has been very easy, does get busy once you get a few guests with cars though. With the location of our street there isnt really any traffic noise to complain about apart from times where people have been spending down the road. The people that have actually moved into the development are all very nice and friendly, and we all look out for each other.

Even in a new build.pay someone to do a snug list. As the person 2e got pointed out flaws we wouldn’t have been able to realise for a while due to inexperience. Also they have drones and stuff to.check the quality of roof tiles etc.
How has the building management responded to any problems or issues you have raised:
Before we completed their customer survey it felt like they made an effort to get a number of issues fixed, sometimes with hesitation but they still fixed them. After the survey was done, it was hard to get them to fix things that they were liable to. Even now it’s been nearly 2 years and the things they did say they’d fix still haven’t, Covid has played abit into that but now completely.
