The house am currently in was designed differently to previous houses but that’s what I like about it. The living room being at the back with big open doors (no nosey neighbours staring in) 🤣. 3 toilets (perfect when you have children) the en suite is my own personal bathroom. It’s lovely, only thing I’d like to change is the size of the third bedroom, it’s small. The grass also, despite lawn care its still not great. Apart from that it’s perfect.

Please tell us what you like and dislike about this area:

I moved into the area just over 2 years ago. It’s close to shops and good food places. Public transport is good, all within walking distance. We are off the main road (brilliant with having kids), a park was built within the area also. It’s a calm and relaxed area.

Please share one thing (or more) which you wish you had known before you moved in:

High recommened

If there is one thing you would change about your flat or property what would it be:

The size of the third bedroom, it’s very small. Can fit a cot in there with a set of draws that’s it!! And the grass as previously stated.

To be completely honest, since we moved in we loved the house and location. We had a few hiccups with the outside taps which were fixed and sorted within a few weeks. The design of the Grantham is 10/10 for us as a family. The only downside was the garden, it doesn’t drain too great, the grass is super patchy but the house itself is fantastic.

Please tell us what you like and dislike about this area:

Access to local shops and transport is brilliant, walk away from buses and trains. Parking is great, double drive for both cars, bin collections are fine too.
Few sleepless nights due to a neighbour on the estate but I think a few of the tenants have complained now too. No traffic, no noise from the road, great access routes.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you get to know your neighbours! As we’ve met friends for life on here!

If there is one thing you would change about your flat or property what would it be:

Just the garden. Better drainage, and more flags from the building stage.

Good style property

Verified Resident
Verified Resident
Review Date Jul 2021

I really enjoy the design of our property. Good parking spaces, good overall design. Large open plan kitchen diner and large separate living room. Communication has at times been a struggle but has improved lately. Would be nice if the bedrooms could be slightly bigger

Please tell us what you like and dislike about this area:

Excellent style of property, spacious and to good spec. My favourite part is the sky lights in the kitchen. Garden was not in a good condition when we moved in and had to ask for it to be fixed several times. However, they did come to fix it and it is now much better

Please share one thing (or more) which you wish you had known before you moved in:

Would of liked to of had a pile for the sky light ready and not have to buy one ourselves. Would prefer a larger patio area for the garden

How has the building management responded to any problems or issues you have raised:

Yes. We had a leak in our kitchen and the issue was resulted quickly

Perfectly Fine

House is really well designed apart from the bathroom windows face the wrong way so you can’t really have a shower with them open. Don’t come with a stick to open the skylights so prepare to buy your own. There does seem to be an awful lot of alarms going off particularly when sunny.

Please tell us what you like and dislike about this area:

Transport is perfect but Earlestown does leave a bit to be desired. Bin collections are fine apart from limited space for glass and cardboard. Lots of kids during the day so there can be quite a bit of noise.

Please share one thing (or more) which you wish you had known before you moved in:

It would take so long for someone to make the garden up to the right standard for moving in.

What is the best feature of your home:

Kitchen and dining table area with skylights, really nicely finished.

About building it’s alright, just like a I said need CCTV here. Place is quiet good and like to living here. But security position not too far safe. Lot of Stenders walking around watching what we got in Parking, we even can’t Safely Lock bikes. Unfortunately!!!

Please tell us what you like and dislike about this area:

All would be alright, but I think missing like A private side automatic Gates for our building Parking. Or we think about second option to put on CCTV around house,Parking site and into coridor next to postboxe. We got in Parking site very expensive cars here,so need to Find out what we can do here! Hoy drive Parking!

Please share one thing (or more) which you wish you had known before you moved in:

About pandemic time everything was hard. But it’s reasonable

If there is one thing you would change about your flat or property what would it be:

At property need CCTV or automatic gates for parking

Great Homes to Rent, Wonderful Management Company

Review Date Jul 2021

Our property on Earle Street is a three bedroom house. The property itself is spacious, but I do think if there were more of us living here things would begin to feel a little bit cramped.

We have had ongoing issues with our downstairs toilet having a really poor flush, which have been highlighted to the management team previously and so fixing it is an ongoing issue (the other toilets in the property are unaffected). The kitchen is spacious and modern and comes with built in appliances (fridge freezer, washer/dryer, oven and hob), the dining room is attached onto the kitchen so it’s nice to entertain and have people over.

Through the door is the living room, which has large windows and door looking out onto the garden. Our garden gets the sun throughout the day which is fantastic, however it does struggle to drain properly after heavy rains and our small paved patio bit easily goes under a few centimetres of water if we have a few days of rain.

Upstairs both the landing bathroom and our ensuite are lovely and having a large second room has really helped when it’s come to working from home and having a home office. I’m also a fan of being able to have the heating on upstairs but not downstairs and vice versa!

As for the development and management team themselves, they’re fantastic. Always putting on events like Ice Cream Vans, Pizza Ovens (with beer!), Father Christmas comes round in December I think – they really try to field this community feeling. All our neighbours have also been fantastic and friendly and everyone seems reasonably respectful when it comes to having people round and keeping the noise down in the early hours!

Overall, if I had to rent again in future, I’d definitely be looking for a Simple Life Home.

Please tell us what you like and dislike about this area:

Earle Street is just a 5 minute walk from Earlestown Centre, which has quite a few big brand high street shops (Wilkos, Home Bargains, Boots etc.), as well as a load of small and local shops like Butchers, Florists, Coffee Shops, Pubs, Bakers, Pound Shops, Clothes Shops etc. A bit further away in Newton there’s loads of bars, restaurants etc. which would cost you about £5 in a taxi home. In Earlestown there is a reasonably large Tesco, McDonalds and Weatherspoons, plus a pharmacy and a doctors all within easy walking distance of Earle Street – we’re even blessed with a cricket club across the road!

There are two train stations, Earlestown is only a 5 minute walk away and Newton station is about a 5 minute drive away, main bus route into St Helens and Warrington. There are plenty of open green spaces, parks, rural walks and they’re all accessible on foot – fantastic for taking the dog for a walk.

Earle Street is a main road, so traffic can be busy at certain times throughout the day, but due to the large driveways on the development, you’re not right on the pavement/road, which is really good. In the time we’ve lived here we’ve only really had one instance of people coming home from the pub across the way loudly, which is fantastic.

Please share one thing (or more) which you wish you had known before you moved in:

We actually didn’t get to have a viewing before we moved in due to the pandemic and us pretty much moving in right after the previous tenants had left. We were also looking round a similar Simple Life property in Clock Face, St Helens, but decided it was too remote for us. After moving to Earlestown we are SO glad we chose this development. Plenty to do locally, lovely little community and really close to St Helens/Warrington/Liverpool/Manchester.

If there is one thing you would change about your flat or property what would it be:

The drainage/flush for the downstairs toilet is poor. This can cause embarrassment when we have people visiting and the paper from the last person to use the toilet hasn’t flushed. I believe the toilet was put in with this kind of flush to maybe use less water when flushing and ultimately save a little on the water bill, but the result is that you can’t use anything further than 2ply paper.

I would also address the drainage issues in the garden. If it was my property, I’d place a channel at the back of the garden where the drainage is worst (over winter this never dries and is a complete mud bath) so water could drain away properly rather than sit on the soil.

House always look clean, really nice size bedroom but wish the other rooms were slightly bigger. The kitchen has everything you need. The garden is an amazing size also!! I wish the house had smart features included or as an add on but it’s not needed.

Please tell us what you like and dislike about this area:

There’s a really nice farm shop about 10 minute drive away that provides quality meat, the local Wetherspoons is amazing! The street is perfect and clean. Not too noisey.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing

I wish it was slightly bigger especially the bedrooms.

I love my house and we are slowly but surly turning it into our own little safe haven. But would be made easier if changes where easily accepted especially when the costing is covered by the tenants

The design of our home is amazing so much natural light i just wish that there were more bigger homes available for extra bedrooms available and also that you were able to actually use the attic space for seasonal storage ie Christmas decorations? Holiday suitcases etc as storage is very limited. Definitely you need to invest in a shed for added storage.
Getting repairs sorted is a bit of a nightmare as it seems to be taking months for any repairs to be sorted unless in a dire emergency I have had a leaking tap for almost 5 months now and still awaiting on any news regarding repairs and covid restrictions are no longer the issue.
The garden space is great however you are limited to patio space which doesn’t allow doors to be fully opened or furniture placement left without moving all the time.
Garden maintenance is great on the fronts of our houses but little advise of help is given towards the back gardens and the drainage/ grass areas are full of bricks amongst the soil which is why the grass seem to brown quicker in summer regardless of food laid down or extra fertiliser to help maintain its greenery. In winter it becomes extremely soggy but again that 9d due to poor drainage in the soil.

Please tell us what you like and dislike about this area:

Its great being so central to all motorway links but it is limited to local shops. Living on the street its self is ok so long as its not a bank holiday or major event day thanks to a current neighbours antics at 3 am. Parking can be an issue in that some do park across from driveways which can make it hard to get out of your own drive way but I guess that is just the nature of the area we are in. Trains do pass by regularly which isn’t to bad during the night however if major work is carrying on like re fitting of tracks…… be warned you will not get much sleep for at least 48 hours.

Please share one thing (or more) which you wish you had known before you moved in:

How quick and vast the rent increases and also when repairs are in process of being sorted updates more regularly!!!

What is the best feature of your home:

The kitchen is the best Oh my days the light in the summer is amazing and there is even enough space for an actual Christmas tree as well as your dining table and still plenty of space for family

Manager Response

Hi Sharon,

Thank you for taking the time to leave such a detailed review.

We’re sorry you have experienced some delays in maintenance issues. Whilst Covid did mean we had a backlog of works to get through, it shouldn’t have taken as long as you report in your review.

Your comments regarding the back gardens have been fed back to the team – we are looking at any garden issues reported, so if you haven’t already, please report this on FixFlo so someone can survey it for you.

We’re delighted that you’re loving your home and particularly the Summer light!

Amazing place for renters

The apartment is well up to kept by cleaners which will clean the communal area of stairs, there is however no elevator which is not an issue for day-to-day but moving in would help greatly. In the apartments comes with oven dishwasher washing machine tumble dryer and a wardrobe which is very nice to not have to buy for a renter.

Please tell us what you like and dislike about this area:

Nearby there is a McDonald’s, Tesco and Royal mail depo. There is a transport link via the train which can take you directly to Manchester or directly to Liverpool. The street living on is fairly quiet even though there is a pub right next door. The traffic noise is quite loud but when windows are closed you can’t hear anything as the windows are very insulated.

Please share one thing (or more) which you wish you had known before you moved in:

The limited storage spaces, I still don’t know now but what will the top floor be like in the winter

If there is one thing you would change about your flat or property what would it be:

There could be more storage in places, as if you have things for the bathroom there is no storage for it, no medicine cabinet in the mirror or already built shelves in the bathroom

Earle Street Development have quite a few different designs of properties, also including there apartments. Each property has been designed and built to the upmost highest quality. Each property has been carpeted all upstairs and the lower ground has wooden flooring throughout which is easily maintained. All properties come with oven, hob, dishwasher and washing machine. All residents will have an account to were they can report any problems which may occur and then the property management will sort out the relevant contractors for the job. All properties which have front gardens are maintained regularly along with hedges, and all come with alarms.

Please tell us what you like and dislike about this area:

Earle Street is easy excess to all motorways, train stations & public transport. There is a variety of shops, including Tesco. Every Friday we have a local market. There is plenty of variety from pubs, restaurants and coffee shops. Earle Street development all have driveways, bins are collected alternately every week. It is a very quite area and traffic noise is minimal. There is a good selection of Primary Schools and one Academy secondary school. The Earle Street development is in Earlestown which is neighboured to the historic town of Newton le Willows we’re along the High Street there is an array of restaurants, pubs and coffee shops. If you visit the High Street and just fancy a coffee, Mamma J’s (a new coffee shop which has just opened) is a fantastic place to visit with there amazing cakes and soon to be serving snacks.

Please share one thing (or more) which you wish you had known before you moved in:

Simple life properties always have every year a free ice cream van, free pizza and also Santa and his reindeers come to visit the residents. They also have online many events and social well being and plenty of competitions for you to win.

If there is one thing you would change about your flat or property what would it be:

Kitchen sink area would be better tiled to protect the walls from splash backs.

The house is well layed out utilizing as much of the space available. Any issue, small or large is attended to promptly by professionals. The facilities around the development are well maintained and improvements are made as and when required. Communication about disruptions or attendance are well documented and fed through.

We moved straight into Earle Street after moving from abroad. The whole process and communication from Simple Life has been faultless. The development is located conveniently close to numerous supermarkets and shops. A Train service is located within minutes that take you towards any major cities in the North. Simple Life arrange wonderful social gatherings and activities which has been a nice touch. Would definitely look to move into another Simple Life development should be move.

I wish more detail was provided about the refuse bins. That could just be me having moved from abroad.
