Overall there has been issues with my house which have taken time to complete. Overall though the site is nice with a nice community group and my particular street is lovely. Solid builds but finishing needs improvement with the new builds.

Please tell us about the good and bad aspects of living in your local area:

Don't go far from the development on foot by choice than wish to, but overall shops are available and overall services are more than acceptable.

How has the building management responded to any problems or issues you have raised:

Some issues have took time which wasn't ideal but following initial big issues house is fine.

Please share one thing (or more) which you wish you had known before you moved in:

Better awareness and importance of snagging before moving in but soon got to grips.

I love the spacious gardens, the kitchen designs. The outdoor structure of the houses especially the detached houses.The design and facilities are great. The bedrooms could be slightly bigger but depends on which house you are buying. Building management can be effective, a few change in management over the years.

Parking availability is great, the bin collections are always on time and no issues. Not much traffic noise and very rarely any anti- social behaviour.

How has the building management responded to any problems or issues you have raised:

Steve is exceptional he has helped me with every issue I’ve had.

Please share one thing (or more) which you wish you had known before you moved in:

The estate is growing! Not a bad thing just was extremely quiet when I first moved in. Good for deliveries.

The development is good! The designs of the houses are lovely and we love how our house is planned out. The management is also really good and very helpful. If we have any issues etc they come within 3-5 days and sort it as soon as they can. Everyone is very friendly and approachable.

Please tell us about the good and bad aspects of living in your local area:

The local shops aren’t too far away but outside the development the area isn’t great. The parking is perfect as we all have our own drives and it is very quiet area.

How has the building management responded to any problems or issues you have raised:

If we have any issues we report them and sometimes they come within the next day and sort it. The most we have waited is 5 days for it to be sorted.

Please share one thing (or more) which you wish you had known before you moved in:

We found everything fine! We had many visits to the site in many build stages which was very exciting and very helpful

Nice development few issues with the house and road workers start before 8am some days which can be frustrating but job done it looks like. Staff are really helpful especially Paul and Lisa. Didn't expect as many teething issues but getting there in the end and very approachable with issues.

Local facilities are good for the area. The local shops are known for a bit of a bad rep but during the day have had no issues, are within walking distance and tesco could be better but also not bad. Kingswood is a 5 to 10 min drive away so a lot of options. I wouldn't trust the pubs just yet just because of the local rep but overall happy.

How has the building management responded to any problems or issues you have raised:

Overall more than expected I can't lie, but actions taken swiftly to correct. Once again Lisa and Paul great colleagues for the site.

Please share one thing (or more) which you wish you had known before you moved in:

Pay close attention to finishing touches, plastering etc. And note out faults as quickly as possible as the staff will assist as best as possible.

Nice well designed houses but no aftercare as promised

Good points = The sale of the house went smoothly, I was kept informed of each stage and the house was ready on time. The houses are well designed, I have the Kelly and the only thing I would change is the position of one of the light switches. The streets are well designed with houses spread out rather then squashed together. Bad points = Built very quickly so expect lots of defects. The promised aftercare doesn't exist and there is no communication between staff and owners. I have had nothing but problems since moving in, the plumping was done so badly in my house I'm on my third plumbing leak. Within a month my kitchen floor flooded, because of bad plumping, it was dealt with straight away, however I needed a new floor, 2 months later Gleeson had still not sorted this, I had to take over dealing with the carpet company because Gleeson were useless, eventually I got a new floor. Some defects I had to nag and nag for 4 months to get sorted out. When I complained to head office, it took them 3 weeks to get back to me. I have had trees left in at the bottom of my garden that should of been removed as they are about to break my fence already, I have been told they will be removed but no communication as to when. I had another plumbing leak 8 weeks ago in my bathroom, which was sorted but I am still waiting for Gleeson to repaint my sealing and reseal my bath, I'm tired of asking for this to be done. Now I have another plumbing leak in my downstairs bathroom, this has been leaking now for 6 weeks, the plumber came did nothing, I keep asking for it to be sorted but get fobbed off each time, so now I have a sink I cant use. Honestly I'm exhausted at having to chase this company for the aftercare they promised, I completely regret buying from them, this was my first home and Gleeson have turned it into a negative experience. Once they have your money the customer service stops.

Please tell us about the good and bad aspects of living in your local area:

Good points = close to tesco, schools, bus route Bad points = On the outskirts of one of the roughest areas in Hull, but luckily our new estate doesn't seem to get trouble because of this, however I have already had to complain to the police and council because of kids on motorbikes continuously going round and round on some land close to the estate, they are extremely loud and annoying.

How has the building management responded to any problems or issues you have raised:

Issues have taken time to be resolved, as I have had to chase them again and again regardless of using my Gleeson to log issues, apparently no one looks at that. Some issues I am still waiting on. Contacting head office is a waste of time.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how bad Gleeson's aftercare was before buying, as I would of gone elsewhere.
