Please tell us about the good and bad aspects of living in your local area:
Pros: Close to retail park, close to tram stations Exchange Quay & Wharfside. Cons: Lots of rubbish in the nearby basins & on the streets, more anti-social behaviour especially targetting people of colour in Salford Quays area
How has the building management responded to any problems or issues you have raised:
Overall it's satisfactory but some residents near my flat tend to make loud noises sometimes or using the washer at midnight and since the walls are not sound-proof, you may get disturbed and calling the security at night may not be useful.
Please share one thing (or more) which you wish you had known before you moved in:
I wouldn't choose a lower level flat facing the communal garden should I know the loud noises (yelling and screaming non-stop) by kids playing there during summertime could last from 6 till 9 pm and even with all your windows shut, the noise still came through and you wouldn't have any peace and quiet until around 9:30pm or on rainy days.

Please tell us about the good and bad aspects of living in your local area:
Good: 1. The nearby metrolink makes transportation convenient 2. The management office staff are helpful , efficient and respond promptly whenever I approach them for assistance, including Molly Smyth, Holly , Ms. Leila. In particular, Ms Leila speaks Cantonese, which makes communication very easier and effective. Her flexible, efficient, and quick respond, which allows problems to be resolved promptly. Bad: the smell of smoke always enter my flat, especially evening, midnight and weekends.
How has the building management responded to any problems or issues you have raised:
When I first moved in last year, the bed frame and mattress were damaged. After I submitted the defect report, your management office responded promptly and arranged for the damaged items to be replaced with new ones .
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known that smoke smells can enter through the ventilation system even I closed all windows.

Apart from the lack of public bus service to the city centre, the overall experience is acceptable.

Please tell us about the good and bad aspects of living in your local area:
There is a Metro link nearby, which makes travelling to the city centre relatively convenient. However, apart from the Metro link, there are no other transport options to the city centre.
How has the building management responded to any problems or issues you have raised:
The management team is efficient and helpful, especially Leila, who speaks Cantonese and is easy to communicate with. Her quick responses give me peace of mind living here.
Please share one thing (or more) which you wish you had known before you moved in:
I would have liked to know whether there was an issue with smoke entering the flat before I moved in, as I only became aware of this after moving in. In particular, at night, the smell of smoke often enters the flat through the ventilation system.
