Design of the space is okay, blank enough to put your own stamp on, but enough character to make it homely instantly. Quite large footprints which is good.
Gym is great, but would be far better with actual gym equipment, treadmills, heavier weights etc. i believe not many people stick to using it because of this.
Roof lounge is good for gatherings, but 10pm roof curfew is too early.
Addressing Maintenance issues can be slow.
The prices of the flats are ridiculously high for what they are. Iām not sure what weāre paying for, yes we have amenities but compared to other developments that have even better amenities (cinema, proper gym, pools etc) why is ours so high? The fact that weāre basically living on a construction site, the flats should not be this expensive. There are plenty of other developments around town that are not this high for more bedrooms, same specifications. We will be moving on when our tenancy is finished, itās not worth it.

Good – close to Northern quarter, close to cafes / nightlife, community feel, close walk to Ancoats marina.
Bad – nestled in between construction sites, roof terrace view completely blocked, empty units on the ground floor, right on a main road, loud.

The amount of construction work happening around the site.
How has the building management responded to any problems or issues you have raised:
Issues are picked up and responded to quickly, but actually fixing them can be slow. Maintenance workers can be messy and not actually turn up when they say they will.
Decent quality for money
Our building is nicely designed, our flat is very spacious and the furniture is all new and modern. The price we are paying is very reasonable for the amount of space and location. Although it can get noisy outside on the weekends and there are often issues with alarms beeping, we can never hear our neighbors walking around. Most of the concierge staff is helpful and friendly. Weāve lived here for 2.5 years and are pretty happy.

Thereās loads to do in our local area, lots of bars, restaurants and coffee shops. However, parking is pricey and there arenāt any green spaces nearby. Itās pretty quick and easy to walk into the centre of the city where there are various transport links. We are on a major road so the weekends are noisy as well.

The weekends can get noisy due to lots of young people in the building and the location on the main road.
How has the building management responded to any problems or issues you have raised:
Yes, they are typically responsive. No major issues as of yet.
Modern, Good location
The building is designed in a really consistently modern, clean way throughout, but each flat still gives you the space to make it your own. Facilities are nice, particularly the rooftop terrace. There is a 24/7 concierge who is always very helpful and quick to respond. No major issues so far!

Broadside is at the top of Northern Quarter and so it is really well connected to local bars and restaurants, and the nearest tram stops and train stations are only around a 10 min walk away, with buses even closer. Parking available underneath the building for an extra charge or approx £10 a day nearby. Traffic can sometimes be noisy, particularly as there is a fire station nearby and emergency services go past regularly, but you get used to this!

Road outside is quite noisy which can be disruptive during the night

They are very friendly and quick to help with minor issues and repairs! No issues so far
Clean and modern building design
The design of the building is great, it feels clean and modern. The facilities are good, they host some exercise classes in the gym upstairs but I feel that they could run more. They run socials in the common areas (approx monthly). Property management has been good, whenever I have had any maintenance related problems it has always been sorted promptly.

I was worried I might be able to hear traffic/neighbours but I find that the flat is very very quiet which is good.
How has the building management responded to any problems or issues you have raised:
Quickly and efficiently. Usually receive a response within 48 hours.
What drives this flat is the location
Flats are good – high ceilings, great bedroom size and sound proof. Blackout curtains are also a bonus.
Furnishing and design isnāt anything too special or luxurious, flats were marketed to be more luxury than they actually are.
Kitchen could do with more work space.
What drives this flat is the location. Right near NQ and ancoats which is a dream.
Property management is not good. Told that any issues with wifi, lifts, doors etc that itās our tenant responsibility to contact the supplier and report the issue. Only thing property mgmt arrange are maintenance visits for repairs who are often sent without any confirmation of visit.
Also not fair to have āluxuryā facilities such as rooftop and gym but have no access to them after 10pm, especially in the summer.

Location is fantastic – lots of eateries and shops around plus access to the tram and train stations are easy to walk to. Great for when you need to go anywhere or work in the centre.
Traffic noise isnāt noticeable and flats are generally soundproof.
Driving and parking is a big issue here. Thereās only a double yellow line outside the building which makes drivers hesitant to stop. Parking is scarce and no special residents fee to use them as the underground parking is only via paid permit.

Never received emails or verbal discussions about changes that have been raised e.g rent prices
New facilities and friendly atmosphere
Facilities are very new and any fixing is tended to by the building management with efficient and prompt replies. Gym and rooftop areas are kept in good condition. There are study spaces in the reception and in one of the rooftops. The rooftop and other community areas are also used to host family friendly events during the holidays (Halloween, Easter, Christmas etc.) with local food and music. Parcels are easily collected at reception and there is always someone from the broadside team ready to solve any potential issues.

Vibrant community that caters to the needs of young professionals. Many activities around NQ and within walking distance from the city centre with big brand supermarkets, buses and tram readily available in less than 10 minutes. The area is still growing so ongoing construction in adjacent buildings makes it hard to safely access the property (have to cross a busy road) and it can be quite noisy due to this construction in the mornings or sometimes from music and partying atmosphere at night (not common during weekdays). Construction is just temporary so otherwise noise itās not a big concern. The area is safe, well lit at night, clean and overall friendly environment.

I wish I knew most residents own pets (dog and cat owners) due to personal allergy concerns.

Responses are professional and fast. We can raise any issue at reception or contact via email or phone. In general the staff is very collaborative to ensure tenants feel safe and have a good experience.
The best part of Broadside is the social aspect I have found
The development has a nice design and the flats are well furnished. The quality of the furnishings is questionable though. The flats are in a good area of town with good local amenities. The best part of Broadside is the social aspect I have found. Top laughs.

Broadside is a nice place to live with plenty of social activities and good community. The roof terrace used to offer good views but other developments now block this.

Yes it is quick and easy to report faults and usually repairs fast.
Nice place to rent
Good building management, basic facilities but all kept to a high standard. Flat layout is very convenient for sharing. Building works happening around the flats is noisy and disruptive for the outside flats in particular. Any issues handled quickly and with ease.

Nice place to live – but not worth the money
Great location and nice modern flats. The design of our flat however looks on to a building site which is very disappointing and the noise is disruptive while working from home. I do also feel the flats are a little overpriced for the facilities included.

The development is near many bars and restaurants which is great. The co working space downstairs is a little small, and the flat is also very near Manchester Victoria and Picadilly which is useful for transport links. In terms of parking, the availability of spaces is very poor as there’s no on street parking and the only option is a Ā£175 a month parking space. As you can understand this makes having a car here very unaffordable – especially when other apartment blocks in the city centre have parking spaces included.
The building work which is going on at the moment is also extremely noisy while working from home.

I think we should have had an option of a few flats to choose from – we’ve ended up in a building work facing flat which is extremely noisy. We also heard that you could get a month free rent, however this hasn’t been actioned and it was one of the factors which swayed our decision to move into the development.
How has the building management responded to any problems or issues you have raised:
It’s taken 6 months to get one of the bathroom flushes fixed – so from my experience it’s taken a while.
Building management and property management are great
Building management and property management are great, no issues and easy to communicate with. Design is good although the ground floor flats aren’t covered above so get quite damp and dirty due to rain. Noise is easily blocked out from neighbours and outside so that’s good!

Traffic noise is generally ok but our apartment is away from the street. Shops and bars are a plenty so great on that front. Currently other apartments being built nextdoor so there is some noise from the building sites. Transport links are close enough in the city centre – tram and buses

Generally a quick response via email or through the official app for any maintenance issues. Really useful! Easy to speak via phone or when in office also.
A lovely spot
Interactive tenancy team, regular events and nice well maintained facilities to use. Strong social media presence to keep tenants updates on goings on around the area. 24/7 concierge available for any issue no matter how simple or complex. Gym on site could use more equipment but serves purpose well.

I did not realise the events on offer for tenants such as free breakfast clubs, events for occasions, bbq etc

I have raised a few maintenance issues and someone has come to visit within 24 hours every time.
Great location, homely flat
The concierge are very helpful and run a 24 hour service. Unfortunately there is a curfew for the rooftop at night, meaning you are not allowed on it after 10pm. I feel this is unfair and a bit too regulated. Fortunately we have a balcony so it isnāt such an issue.

The location is a major attraction to this property. The property itself is very spacious, and feels homely with the curtains.

The building works happening either side of the property, it blocks out the sunlight and is constantly noisy waking us up even at the weekend.

Instantly and checked up on any concerns raised. Really appreciate the management.
Modern living in Manchester City centre
The design of the apartment is very modern and suitable for living, with rooftop and green space and the rooms are sound proof. The applications are very energy efficient. We donāt need to worry about bills as itās all managed by the property. And it comes with Wi-Fi. Very nice apartment to live.

There is a wide range of shops, restaurants and cafes around the area. Very quite apart from construction noise at the back during day time.

We just moved in so we are not sure yet. But the property manager did respond to us timely during the move in process.
A lovely place to live the MCR life
The building has been designed with its residents in mind and feels luxurious and comfortable.
The workspaces are the highlight of the development.
It’s an air-conditioned floor of the terrace with a lovely view of the city and a perfect place for all who work from home who need a change of view every now and then.

With blossom street right at your doorstep, you couldn’t ask for a better location. My partner and I love walking down to blossom street for incredible food night after night.

The building management itself is a charming group of people who are always ready to help you sort any issues. They’re are friendly and knows their residents well.
And they’ve always been quick to respond.
Nice development
Nice development the gym is lacking slightly but is still good, the management company arenāt as good since the previous property manager went to work for zenith, previously maintenance was fixed next day now it takes weeks. Good events are thrown on too would recommend
