We really love our house. We love the layout.

In general we are very happy, the kitchen facilities are of quality, as are the wet rooms. The layout is good and the use of space in the layouts is excellent. For our family of three plus our doggy we have enough space to spread out.

Property management is doing a fine job with no reason for complaint.

Some things that I would suggest for improvement. The window and garden door vendor could do with being reassessed. We have trouble closing the door sometimes and it’s drafty. And our bedroom window is not great at keeping noise out.

We would have made some different choices when picking carpet etc. to the previous potential owners, but that is all understood.

Our drive is at the back of our house. I would recommend that Lion Court plan for some form of light at night in future developments for safety and as a deterrent.

Being from the area, we were very familiar with the local flavour of the area.

Being close to the high street and park is super convenient for dog walks and amenities as is access to local restaurants.

Access to Oldbury and the M5 junction is very convenient. The train line is good and although close does not provide any distraction.

We have had a few problems with unauthorized parking and an instance of a smashed window from a neighbour. As a community we were active in safely reporting the issue and have had no instances since. I did feel the need to install security cameras at the back of the house. We have had no problems since.

Living near a main road there is often loud cars speeding.

The community feels good, our neighbours are lovely, we are excited to welcome more people to the street.

Please share one thing (or more) which you wish you had known before you moved in:

We wished we would have known that the secluded drive ways were going to attract problems.

We would have put signage up immediately as well as other deterrents like CCTV cameras and alarm systems.

What is the best feature of your home:

The layout. Three floors, great storage space, room to spread out.

Lioncourt have been a brilliant developer from the word go when we first showed our interest in the property. The design of the new estate is very beneficial with a new crescent been built round the back of our property so making good use of all available space. The management have always been there for us wether it was a general question on the property or estate right through to making sure we had settled in and if we needed anything.

Good aspects: Opposite a train station and down the road from bus stops also 2 minute drive from motorway so very good transport links, local high street has everything from a convinence store post office and a diy store through to one of the best indian restaurants in the uk. Along with a local pub of course. Everyone has their own drive so parking isnt really an issue apart from the odd house hold that may have more than 2 cars. Traffic is quiet during the day can be busy during peak times and no anti social behaviour šŸ™‚

We are so happy with out house, The willow exceeds our expectations and more, the space for our family has made such a difference to our lives, the house itself it well built and to a wonderful spec and finish loincourt homes are fantastic with their customer service and nothing is too much trouble, we had a few issues but they were resolved without hesitation, we’ve been here for 1 yr now and have settled in well

We are very close to local schools, shops and motorway links, it’s a perfect location for family with busy lives and needs!! Living in our street is fine, we have occasional cars driving past but no trouble, bin collections are weekly and I’ve not noticed any anti social behaviour

There is nothing I wished I knew, we are from this area anyway and had been watching the development for a while

What is the best feature of your home:

The best feature to our home is definitely our top floor, having a en suite bathroom to complete the bedroom, I often love escaping for peace up there !!!

The design of the houses both inside and out are excellent they have given some proper character and are od excellent build quality. The grounds of the estate are looked after by a gardening team that come once a week and tidy everywhere up. Facilities as mentioned in the are very good with most boxes ticked for both transport links and local amenities. Lioncourt have been excellent with us when there has been any problems and I would highly recommend them.

Brewers Meadow is located within 300 yards of Langley train station which is goes straight into Birmingham. There is a local park within again 300 yards which has a good playground. On the opposite side of the park there is a pleasant high street with 2 convenience stores 2 Indian restaurants and a couple more takeaways there is also a flower shop and fashpoint. Parking is easy on the development as you get your own parking spots and street parking is never busy. Bin collections are on a Wednesday. Traffic is quiet as the development is set on a cut through road with minimal traffic. There are 3 pubs within half a mile that all do food. There are several good/excellent schools both primary and secondary with the catchment area. Trains do run past the estate so if you want total quiet you may notice them but all in all the estate is a great place to be.

The development has flats whose bins are emptied by private company they pay for, when you move in try not to use there bins even if you have allot of rubbish as it can cause a little friction.

What is the best feature of your home:

We love our third floor bedroom and general features. The home is high standard and feels like a home rather than a house.

Lovely builders

The facilities within the development are good and of high quality. However, the property management is beyond par. I expect the property manager to be hands on with certain things in a managed apartment but I am not getting that from them right now.

Shops are in proximity of the development. There are restaurants but not a variety of them. Would have loved a lot more variety

The Kitchen is my best feature in the apartment. I upgraded on somethings in the kitchen and I’m happy about that.

Moved in during first phase of development. There were a few very minor snags and these were sorted out very quickly by the freindly staff. The finish of our home is superb. The site manager is always available to see you if you have any questions. I would recommend this builder to anyone looking for a new build property.

Site is near train station with train line running along one side of the development. Ther is a canal on the other side with a park. There are plenty of shops nearby.

We could not use help to buy ISA. We only found out about a week before moving in as there is a cap on how much your house purchase is.

What is the best feature of your home:

Best feature of our home is the quality finish and the layout of the property.

The apartment build has access from the front and rear and offers three visitor parking spaces. The communal areas are finished to a high standard with good lighting provision. The bin store area is well built and in keeping with the development bud provides good automatic lighting. The on-site developer support upon completion has been a good service.

The location right next to the train station and also 2 minute festive from the M5 motorway junction makes it so accessible

The time scale for the entire development completion as I was one of the first builds in phase 1 and the development is still not complete after 18 months

The view aspect from the lounge with French doors over looking the railway line

The development is coming together nicely and all houses are beautifuly presented. We get on well with all the workmen on site and the site manager who is always helpful.

I think it’s actually going to feel strange not to see them once the site is complete.

Please tell us what you like and dislike about this area:

We are situated in a small village, right next to a beautiful canal one side of the new builds, for those nice summer walks and a train station for easy trips into Birmingham to other side.

The village has all the expected amenities right on our door step. We have a local high street with various shops and restaurants and the old rep theatre.

We also have a primary school and a fire service within a 2 minutes driving radius or 5 minute walk.

We are ten minutes away from the bigger shopping centres and large supermarkets such as Sainsburys, Asda, Aldi.

We are still living on a development site so building can be heard during the day and both the house an cars can be dusty as a result but that is to be expected and will resolve once the site is complete.

The upkeep of the large gardens. I probably wouldn’t have paid to have the garden laid if I was aware. Issues with the levelling of our garden as we experienced a lot of sinkage, keeping it
