We were the first to move into our house in the close, and it’s been interesting to see new neighbours arriving steadily. Because of the nearness to a large a hospital there seem to be many hospital workers that commute the short distance. We have not lived in a new build before but we are very pleased with the layout and having 3 loos - one downstairs is an added bonus. The house was super clean on moving in and all the fittings ie door handles, doors, windows, taps etc are of good quality. We have found the site manager and his team all friendly and approachable, which is very helpful when everything is new to us and we unsure of how Tom open the letterbox fully for example 🙄 on this note, the few snagging issues were dealt with quickly and the after sales system works and communication is excellent. We have only ever had a positive response to any queries or advice. Another bonus is the installation of plenty of insulation, keeping bills down in these times which is very beneficial. New neighbours are not heard through the walls which is massive in our eyes or ears, after previously living in a 1930’s home where we could hear neighbours scraping their dining room chairs …. We love living here, we are pleased with our choices, and we always look forward to returning to our Home 🏡

Please tell us about the good and bad aspects of living in your local area:

Hopton is very easily accessed from both Gorleston to the North and Lowestoft to the south. A lovely village with a petrol station come small daily shop and another daily shop very close by and within walking distance from the development. The beach is within 15 mins walking distance it has a local primary school, drs and dentist in the village. A Chinese which delivers is very good. 2 pubs on Station Road, the white hart specialising in food. Good bus routes every hour.

Please share one thing (or more) which you wish you had known before you moved in:

Wasn’t aware at first, but not having to pay for bins, saving over £70 odd pounds, availability of skips if needed, again money saving. Dual heating system ie. Upstairs/ downstairs. Being kept informed, ie road preparation, finishing off.

What is the best feature of your home:

3 toilets, great quality fittings throughout, the back up of the guarantees, approachable workers and site team. Friendly staff.

Love my new home

Design is just what we wanted. The house is big and spacious with a lot of space in hallways and rooms. The finish is to a high standard with modern, square wood architraves and skirting. Lovell’s have been really helpful both before buying and after. We are really pleased with the aftercare and felt valued as a Customer.

Please tell us about the good and bad aspects of living in your local area:

Quiet area, don’t get anyone knocking on the door or driving/ walking past. Pub/restaurant round the corner is lovely.

Please share one thing (or more) which you wish you had known before you moved in:

The nearest show home was an hours drive from us. It was handy to have the website where you could walk around the house and measure walls but it would have been much better if it was interactive. Being able to change the design would have been really beneficial.

What is the best feature of your home:

The garden. And the road leading down the road is very lovely

It's well designed but as it is still in development I am not sure about the entire site. The roads and curb leading onto our road are quite bumpy and one is very high and can scratch the underside of the car. I like the general design of my street but have not seen many others.

Please tell us about the good and bad aspects of living in your local area:

There is a very good primary school in the village, as well as two local shops, a doctor surgery, a dentist, a hairdresser, amusement arcade and two pubs.

Please share one thing (or more) which you wish you had known before you moved in:

The curb turning into our road is very awkwardly placed and scraped the underside of our car.

What is the best feature of your home:

I really like the white noise machines that they included in each bedroom and living room.

Lovell Homes have built a well laid out 2 bed bungalow. Facilities are modern and good quality. Finish to the property is very good. Garden is larger than expected. Care has been taken to reduce overlooking from neighbouring properties but obviously cannot be perfect. Aftercare management has been very good to attend to the niggles of a new build property. Customer Service and on-site management teams are always available and helpful.

Please tell us about the good and bad aspects of living in your local area:

Two walkable local shops which sell everything required. Supermarkets 10 minutes drive in either direction. Good local pub and another pub/restaurant. Good bus link to bigger towns. Neighbourhood is quiet and very pleasant. Bin collections are consistent.

Please share one thing (or more) which you wish you had known before you moved in:

The height of the back neighbours properties was higher than mine, e.g. slope which allows less privacy. This can be overcome with plants and trees but if I move to a new property again will be one of the things I will research.

What is the best feature of your home:

The best feature is the light allowance and airy design of the property.

Great location but always room for improvement

The design is ok but what was not considered was the exposure to traffic noise on Lowestoft Road and the main A47 dual carriageway. Living on Harrier road exposes me to severe noise levels particularly at night. The noise is caused by speeding motor bikes and high performance cars. Lowestoft road in particular is not well policed and as there are no speed limit display restrictions it has become a raceway especially in the evening. If a speed limit could be assigned and enforced i am sure everyobe would be much happier. Building management is good and problems are responded to quite quickly. Property management is also quite good and the grass verges are always well maintained

Please tell us about the good and bad aspects of living in your local area:

The development is well planned at the entrances but tends to be a bit congested as you go further in. I live on Harrier Road and the noiae at nifht especially from motor bikes does not allow you to open the windows.

Please share one thing (or more) which you wish you had known before you moved in:

Did not realise living on Harrier road was so noisy from Lowestoft Road motor bikes.

What is the best feature of your home:

The house layout design is well though out and there is a natural flow once the house is entered. I also enjoy a bery generous back garden with ezcellent view from the kitchen amd lounge
