Great place to live with an outstanding 24/7 management,very clean and well maintained communal areas. Private residents only zones like parking,little park/square,salons and shop make it even more enjoyable,making sure residents have everything they need

Worst management office

Worst management office. Just want to rent the car park permit but lost my document three times!!!! The staff are super lazy coz no one reply emails, you need to go to the office and they will pretend to follow up but actually ignore any promises! It took me a month to apply the permit!

Also, I moved here two months now but still out of broadband as the manager never reply my email give the permission for my broadband to install fibre in the corridor. I have chased couple times now but still nobody cares! The staff likes to pretend they are helpful and said “ oh didn’t you see my email? I have replied to you! Never mind, I promise I will refer to my manager and get back to you before I leave this office!” I even doubted myself that I might missed his reply BUT NO! I checked my email and no one ever replied to me! And of course he never get back to me before he off work! Classsic liar! Now i’m still topping up my mobile data!

Please don’t live here unless you don’t drive nor need WiFi!

Don’t live here if u need to work, a noisy nightclub with balcony

The design is fair, yet the quality is poor and disappointed. My door lock was broken 3 days after I moved in… also as the building is in twin-tower design, the noise pollution here is insane, you could here almost every single phrase your neighbour talking, situation get worse at night when some people speaking with their phone loudly in their balcony, you cant barely sleep

Also, you may here some guns shots as it is near the police training centre.

The anti social behaviour is killing me, poor insulated makes me hear every word other people say inside their house. People were yelling and partying late night every weekend, go somewhere to live if you have a family and a proper job. No management at all.

I wish I had to know how badly the twin-tower design is…. nightmare to live in this kind of apartment…

No management at all, the office is just a showroom and they did nothing to solve the problems

Don’t get fooled by the adverts

Extreme anti social behaviour, theft, mice problem, really poor ventilation in the buildings, high service charges, poor building quality with lots to repair continuously, high noise pollution, lack of sufficient amenities. Do not get fooled by the heavy advertising campaign.

Do not fall for the shiny exterior. This is one of the worst development in the country

Tube station is almost near. So that’s a good point.

RMG is transforming a good development in a terrible living experience

Even though St. George built a good development, RMG, the company that manages it, is terrible. They overcharge on Service Charge and doesn’t explain why. The contract is written in a way that doesn’t give residents the chance to dispute these additional charges.

Also, bike thefts are recurrent and RMG takes no accountability for the bikes stolen from the bike store inside the development. If you store your bike in the balcony, they fine you. It’s like RMG supports bike thefts in the development.

When I had a leakage in my flat, RMG provided guidance that damaged the flat and took no responsibility for it. And they ignored my emails and phone calls.

Really disappointed with the unethical service RMG provides. On Facebook, you can find many groups that describe the terrible services they provide in this and other developments. Will never buy a flat again without knowing the company that manages it.

It’s well located, and quality of the flats is good. It’s close to Colindale underground and have few options for food and shops.

I’m very pleased with the service and management at Beaufort park. The customer service team is extremely professional, in particular Ms Rachelle Harper and Ms Yiru Chen who were tremendously helpful during the process of moving into the property.

It’s very convenient with lots of facilities around including cafes, gyms and supermarkets. Transport is very accessible and the scenery is great.

The hallways were dimmer than expected – it can be difficult opening the door since not enough illumination is provided.

Bright room and bathroom is tidy and clean. Whole room is very concise.

The design is modern in and out with great management and 24 hours availability of concierge. They respect the residents and respond quickly to any concerns. The facilities of the recycling and bike storage are an advantage.property management is perfect.

Living in Beaufort Park has made my life easier and more comfortable. The design of the flat and the range of the facilities inside the flat is perfect. The quality of the residents is very important to me, diversity and respectful people are living here. I am a happy resident. Local shops are very comfortable to reach. The whole area is clean outside and inside. Public transport is easy to reach. Parking is available for visitors. Bin collection is very organised. Anti social behaviour is tackled quickly. Traffic noise is normal.

A great community vibe at Beaufort Park

The design is immaculate, with 5* hotel vibes in the lobby, and then the actual apartment floors is great. Building and property management is awesome especially for someone like me who tends to forget about annual checks on meters, fire alarms etc. The management teams will keep you updated on all aspects of the development even if it’s not your building. I love this as it serves as a reminder to keep my own checks on things. The interiors of the apartments are always designed to a great finish and I’m very lucky to live here.

It’s lovely living in Beaufort Park as it provides a sense of community with a diverse range of backgrounds and cultures. Even the restaurants/cafe’s all reflect the diversity of the community which is fantastic. The park square is super peaceful and is always looking maintained, which attracts a lot of passers by. Parking for residents is great as its secure and is only accessible through your fob. Parking around the area requires visitor permits or pay and display so is quite flexible if you are driving. Otherwise, the tube station is a 10 min walk if that. There is always hustle and bustle and it’s a great development to be in.

Please share one thing (or more) which you wish you had known before you moved in:

The view from the balcony for me is looking at the internal garden and other surrounding apartments. The apartments are quite close so I feel like I have to close my curtains most of the time as neighbours can easily look in. It would have been great to have those glass barriers or walls on the sides of the balconies so I can have some privacy.

What is the best feature of your home:

My best feature of my home is my kitchen with all the things I need already added for me.

carpark which comes handy in london and spa facilities are great. You can have use of gym which has plenty of equipment , pool , jacuzzi etc
Flat can get really hot in the summer which is a downer but expected.
Houses are modern which is a plus.
Bad is there is a lot of flats , communal areas can get dirty , mice issue sometimes.

Good distance to tube station , great transport links 24hours , buses and tube.
Local green areas are nice. Can’t hear traffic noise from my building. Surrounding area feels safe.

When we first moved in we were very impressed with the design, style and spaciousness of the flats and this still remains a positive and plus point. However some years down the line .. design faults and problems have appeared. We did buy from plan so it was not possible to see or know what problems may occur before actually living here. We have still maintained the flat well, but issues with structural cracks continue to appear, lighting and electrical issues and very poor sound proofing is more than evident. However despite this we do appreciate being in a managed development with lots of amenities and feeling secure. The location is also ideal with various transport links. I would not say management of the development is ideal .. but Im also sure it could be worse. Overall we are satisfied but many issues do need to be addressed.

The local area is ideal. Along with essential shops and businesses within the development, there are further shops and cafes just a 5 minute walk in the vicinity of Colindale Tube Station. Transport links are excellent 5/5 ! both tube and bus routes

Wish we had known how big the development would become, which is a total downside. As its grown so have problems/security issues and general level of the development unfortunately. Sound Proofing is very poor and combined with wooden floors it does make for problems from neighbours in this regard.

I love our flat, as it has space and it’s very comfortable to guest friends and relatives. I wish there were windows in the kitchen and bathroom. Wish there was a normal plug in the bathroom for the hair drier or supportive lights. I’m very sad that we have seen mouse more than 2 times.

Generous living environment but too crowded

Not enough daylight to the east facing buildings due to the proximity of the neighbourhood block. The builders outside my flat make sooo much noise and even on Saturdays when I need to sleep in. I also work nights so during the week is no good either.

Congestion, and price of parking is not great

New tenant

I came to Beaufort park not long ago, but I’m in love with this neiboorhood, plus the adding of the spa and gym included makes my life happier and easier.Supermarkets, restaurants, bar, underground… everything really close really good area with new buildings.

Great gym and spa included in the development. Parking garage for some flats. Management was quick to respond to requests. Cleaning of public spaces could be done more often, it appears to be once a week. Nice design of the area, there is a comunal garden inside the building and a public park.

Close to tube station, Tesco and Sainsbury’s at walking distance. Even a couple of pubs nearby.

You get 4 credits per week for the gym during the coronavirus.

Moved here 2 months ago. Really like the design of the flat and feel of the area. The flats are quite well build too with enough lighting.

The management staff is also nice and polite with good on-site facilities – the gym and pool are really nice. though the service charge is really high.

Have own communal garden but I couldn’t figure out the way to access. No direction to the garden. Also one of the lady staff worked in the management office behaved very unfriendly and her level of hospitality need much to be improved. I came to the office to apply for my gym membership but she acted as if I was a virus and spoke to me in a very unfriendly tone. I felt unpleasant with her behavior.

Shops within walking distance, bus stops downstairs. Walk to closest tube station around 10 minutes which is not so close but still acceptable

The property is well built and gets exceptional maintenance. There is access to a great swimming pool, sauna and jacuzzi. The development has several small stores close by (Tesco Express, Sainsbury Local). SInce the development is recent, you have access to Fiber Broadband in all homes.

The area is very modern and benefits from good connections – there is Colindale tube station closeby but so is the National Rail station (Mill Hill Broadway). A41 is closeby thus making long distance travel very easy to start from. Several large superstores are closeby (Morrisons, Asda, Sainsburys, Waitrose) and so are some up-market stores (e.g. M&S). There are nice parks closeby (Montrose, Sunnyhill)

Sky cabling is a bit hit and miss. When days are windy, HD channels often vanish off. One needs to complain to the Concierge and it takes a bit of time to get it sorted. The development being so tall, such windy days happen pretty often.

Only Hyperoptic is able to provide fiber broadband in the complex. Virgin has its wires but their wiring is poor quality so I dont know any one who ended up taking Virgin and was happy.

Gym and swimming pool are amazing facilities and the staff who operates it, is quite responsible, flexible, polite and very friendly.

I thought we have a very nice garden, I would like to see even more green on the premises.

Expresso Tesco, hairdressers, wellbeing facilities, anything urgent you might need, is easy to get. 7 minutes from the underground and bus at your door.

I would change the toilet. Doesn’t have a window, so it’s very easy to have mould. I also would change the kitchen as the design of the furniture it’s not the best for the design of the house, meaning losing a lot of space.

Design and facilities are all good. Very good. Better Than most apartments I’ve seen. The cooking hood, sofa, and, any other furnitures are new. Hot water is took me some time to know how to use. The outlooking of the building is good. Please Take effort to keep it new and clear.

Why I like to live in Beaufort Park

The development has a modern design, and the entrance of the building where I live looks very nice and luxurious. I have been living here for a couple areas, and I have noticed that walls are painted annually, and any problem with lifts our doors has been quickly solved by the managed, so I have never had a complain so far. Also, you get access to the gym and pool as I have referred above, and they have a great lovely team working there.

Please tell us what you like and dislike about this area:

The area where the development is located is quite good. Also, you get access to the residents spa, which has a gym and swimming pool. Inside the development you can find a Tesco Express, and only a few minutes away a Sainsbury, as well as big supermarkets on a 5 mins drive, so plenty of amenities close to you. The tube is only 7 minutes away walking, and there are many bus links in the area. You can reach central London in only 25 minutes. There are nice pubs and restaurants in the area, including Bang Bang the biggest Asian Food Hall in London, and Brent Cross Shopping centre 15mins drive. Edgware Hospital is quite close too, and there are different schools area to choose from.

I live facing the Avenue, and if its either police cars or noisy motorcycles at night can be a bit annoying. But nothing that you can not live with.

If there is one thing you would change about your flat or property what would it be:

The thickness of the walls. The slightest hit on the walls makes a lot of noise. But I cannot complain about neighbours noise, most of the times I don’t notice there presence.

The design and facilities of the establishment are great. However, all this pales as the property management is condoning weed and shisha smoking, anti-social behaviour from the tenants and even criminal behaviours. The ‘security’ team is here to intimidate tenants, especially women, and each time I called to complain about weed smoking or loud partying, I’ve always been the one to end up insulted by the security.

The area is one of the worst in London, extremely dangerous and with extremely anti-social behaviour. My sister was brutally assaulted in broad daylight on the way from Colindale tube station to Beaufort Park. As far as restaurants are concerned, they are few and far between, and more often than not you are guaranteed a 7-day food poisoning.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that if I cared about my safety I shouldn’t move in.

If there is one thing you would change about your flat or property what would it be:

The security staff who don’t do the job they’re paid for and the tenants who break the law.

Happy with the design. The area within the development is peaceful and pleasant, although there seems to be a lot of commercial traffic around, and this often causes congestion and inconvenience to the residents. The driving area and the parking areas are quite tight, and cars sometimes have to wait quite a while to get in or out. Both the building management and property management have been helpful, so very happy with that.

The Croft house is well maintained, and it could be better. It’s not one of the newest developments so that may be the reason why. Having a communal garden has been amazing, especially during the lockdown.

It’s very close to the tube, quite a few options for local shops (Tesco, Sainsbury’s, CoOp and other local shops). Very easy access to the A406 to avoid having to drive through central London.

O2 network reception is very poor. No Sonos amplifier in the flat to support the preinstalled sound system.

The flats are comfortable and modern. Have shops on site and it’s with ing walking distance from the underground station making it convenient to live in this development.
I wish there were free visitors parkings on site as it is pricy to pay for parking.

– No visitors parking.
– Not a very helpful management.
– Overpriced flats compared to nearby developments which are even closer to the tube station.
– Very noisy development in general with people honking and shouting, and no one dealing with it.
– There’s no playground for kids.
– Gym is not 24 hours a day.

How has the building management responded to any problems or issues you have raised:

Not well. I have a noisy neighbour and when asked the management to help, with at least putting some notes asking people to be more considerate, they were not helpful at all. I went in person and sent an email but nothing happened.

The flats look stylish and are nice inside. The facilities are great though there are restrictions currently due to covid. Concierge are hit and Miss – some are helpful, others not. They are cleaned regularly though and I have no reason to complain at all. Parking is good if you have a permit but hard to have a friend visit.

It has everything you need on your doorstep. Great gym and pool, library close by and a Tesco and Sainsburys. You can get to central London pretty easily and quickly too.

It’s so hard to have people visit as parking spaces are so limited.

If there is one thing you would change about your flat or property what would it be:

It’s a bit small. I would like somewhere bigger. I wish the gym was larger and a cheaper beauty salon on site would be good.

The development is really good, especially the newer buildings. Neighbours are not noisy, internal garden area is nice. Residential swimming pool is short though (12.5m), but jacuzzi is great. Overall, it is a great place to live.

Big difference between old and new developments, meaning the complex isn’t visually in sync. The residents park is great for outside space. Concierge service have been very helpful when an issue has raised. Better maintenance of the houses including walls painted and carpets cleaned would be appreciated, as well as making sure all lights in the corridors are the same kelvins.

Easy links into central London, however the area is quite secluded from mainstream shops i.e. Waitrose, M&S and only small local Sainsbury’s and Tesco. Not much to do leisurely in the area.

That the sliding terrace doors aren’t able to open securely i.e. not letting anyone in, therefore it is difficult to have ventilation during the nighttime.

If there is one thing you would change about your flat or property what would it be:

Dislike the dark wood kitchens, makes it very dark and gloomy. Bedroom is quite small and could do with more storage space.

I think that the design of the buildings are quite modern and appealing, The interior design of the apartment is also quite good. I really enjoy the park near my apartment. It is a nice place to go for a walk. The property management is quite helpful although they can be a bit slow at times.

The transportion links are quite good, there are quite a lot of shops around the area as well which is quite convenient.

I didn’t realize that you had to go downstairs to collect takeaway as the riders cannot enter the building.

Yes, the washing machine was not working properly and they helped us fix it although the fault was due to the mistake of the person who installed it. Some parts that needed to be removed were not removed which made the washing machine vibrate vigorously when turned on. This has led to marks on the floor that we are unable to remove.

It feels like you live in an small town. There is everything you need: local shops, restaurant, pub, dentist, beauty salon, etc. For bigger shopping need to take a ride by car or a bus.

Dogs are not allowed in the residential park. Also no space for barbecue.

What is the best feature of your home:

We really love the gym, pool and spa facilities. It’s located couple minutes from our flat, and it’s included into rent cost.

I love the flat it’s warm, there’s been no problems. It looks stylish. We have a lovely large balcony. Can’t really hear your neighbours and management are friendly and helpful. Also the pool, spa and gym is great!

It’s a 15 minute walk from the tube and only takes 25 minutes to get into central London on the northern line! There is a Tesco which is really convenient and the cafe and pub is great to! We have a lovely gated park across the way which is pleasant. The area could have a few more restaurants/bars/cafes but it’s ok.

The pool and gym was shut for a few months due to the pandemic

Very safe and nice area. Most of the buildings are new or still under construction, which makes it attractive for new people coming to live in the area. Building and property management is what makes it so safe, they take control of who’s coming in and out, for parking, gym, etc. So living in this area is relaxing.

Nice shops and restaurants around the area, specially supermarkets just 10 minutes walk from home.

Hot water in the shower. I don’t know if it has timing or what could be the reason but we don’t have the chance to have a shower longer than 1’ with hot water.

Modern decorated home. I would highlight the living room, where we most spend our time. It is very spacious and lightened.

The development is modern and well planed but residents are not watchful towards the upkeep and cleanliness of such a good development. The value of a development like Beaufort Park will only enhance with time if the community it boasts attracts new comers looking for a good balanced lifestyle. We should have a main road just for residents and residents’s visitors, and everyone should pas a door gait and it causes less traffic and more control this area. For example, every day one car is coming the opposite of building and they are smoking here and make the noise.

Never really had any problems with the building or property management team. There are many flats in the development so other peoples experience may differ. Access to the gym and swimming pool is good but this is added to the service charge. Overall the development is kept clean and tidy.

The facilities of the development are great. It has a large pool, spa and a well equipped gym. The apartments are fresh and well lighted.

Despite that upside, the management is extremely poor. They have a “concierge” that offers no service or help in case you need any.

My bike was stolen from inside one of the buildings bike storage inside the parking lot. After doing some “investigation” the CCTV team said that they found no evidence of foul play there. Almost as if I was making this story up, no empathy at all.

I still plan to stay here for a while, but won’t count on the management for anything.

Colindale is well served by buses and tube. It also have multiple grocery stores, a small pharmacy for emergencies and plenty of parks.

Beaufort Park is a great place if you like calm places. The developments are beautiful and pretty modern. You will miss being close to the center but since it is cheaper, I think it is worth in the long run. Also, it is pretty windy, which to me is great (on summer at least hahaha)

I really love the space and how calm it is but there isn’t a lot of restaurants nearby.

I wish I had know that the supermarket it quite far from here, though there are some small ones nearby.

The best “feature” is the rooms which are quite big.

The gym is good – suitable size for people in the area. I still believe that having a concierge where they take in parcels will be such a huge convenience for residents due to my personal experiences whereby my parcels were left just outside the door and went missing.
I find that broken facilities take a long time to fix – including the recent door in Empire and Ellison house.
There was an incident where we were expecting the plumbers to arrange an appointment to review a leakage downstairs. However, the plumbers turned up unannounced and insisted that they should assess the leakage upon their arrival. There were 3 men without wearing masks and were all in one toilet. With the global pandemic, this is an unsafe practice and vulnerable for my friend and I. I hope this is being investigation.
We had an issue with RMG London, the property management company whereby the staff did not know what was going on when contacted in several occasions and it was challenging to get in touch with the person in charge of the case. It was an experience where poor communication is greatly demonstrated.

I think that the shops and restaurants nearby are particularly nice. It is a good driving distance to big supermarkets.

No concierge where parcel delivery is able to handover parcels.

The development is very nice with a gym, pool and sauna included. It is like a community as there is a personal development salon, dentist and driving school. It is closed off and nice to be in the area.

There are plenty of buses around and the tube station is a 10 minute walk. Brent cross is a 15 minute bus ride and there are plenty of food shops in the area, including plenty of restaurant take seats. There are loads of parks and the area is nice.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about the distance to the local shopping centre.

If there is one thing you would change about your flat or property what would it be:

I would include a post office locker cupboard as opposed to parcels being left downstairs sometimes.

The design of the studio flat is great, it works very well for me, simple and modern and has all you need. I have a view of the garden which makes me v happy, downside though there are no windows one can open, only sliding doors so when it comes to constant fresh air it’s a bit of a problem. Other than that, I’m v happy

All in all I am really happy here. I like the flat and the spa and the cleanliness all around, the gardens and parks are well looked after. Not sure if there is a community feel to it though and not sure how safe it is yet…

Beaufort Park is a beautiful development located within commuting distance to central London. The property management team, concierge staff, and staff at the on site spa/gym could not be more helpful. Facilities include spa/gym, restaurants, pub/eatery, cafe/coffee shop, hair dressers, and a very conveniently located Tesco express! It has plenty of tenant and visitor parking, and is beautifully designed to make it a fantastic place to entertain guests! Top quality development!

Beaufort Park is a beautiful development located within commuting distance to central London. Transport links include Colindale tube station 5 mins away, links to the Thameslink line approximately 20min walk away, and access to the M1 and A406.
On site there is a very good Tesco express, as well as cafe/coffee bar, pub/eatery, and 2 restaurants.
Tenants even benefit from a very well run spa/gym with very good equipment.

Nothing to think of, very happy with the property!

The opportunity to have rented it unfurnished would have been appreciated.

Nice home design with proper space utilisation, full of greenery and garden inside the building. Great responsive concierge services and management. Very nice maintenance of the building and surroundings. Friendly people around to talk to. Proper day to day cleaning services of the building, lifts, garden, etc.

Nice location and park for my kid. Spa and gym facilities, nearby good schools and essential shops. There is a bus stop just front of the development.

Overcrowded. Management team are not really focused on development. Plans to introduce further blocks will continue to cause issues. Stories of broken doors and parking gates taking ages to fix are abundant. Lots of residents complaining about rats and exorbitant ground rents (luckily renting).

Like the shopping facilities and transport links. Not a fan of the lack of entertainment facilities and good eateries.

Management send ridiculous volume of annoying emails to all residents. Spa facilities overcrowded. Lots of parking by cars which are not registered to development in evenings

Usually takes a lot of time and problem is fixed with tape and underlying issue not addressed. A lot of complaints fall on deaf ears.

Got a great gym and Beaufort park is tucked away with no traffic or too much noise. Near a police station too. It would score better if it weren’t in the area of Hendon, which isn’t the nicest. Northern line very close though and Brent Cross shopping centre down the road

Great location with local shops such as Tesco and Sainsbury’s all sighing 5 minutes walk. There’s a Delhi and pub writhing the complex and also a gym and swimming pool. Other useful items such as a dry cleaners are also within the complex. It also offers secure parking for residents.

Management not always helpful. Had a lot of issues with water being turned off. Wish the security was better as often parcels are stolen or have heard bikes being stolen. But overall lovely development, great gym and pool. Only thing missing is a nice cafe.

I’ve lived in Beaufort park for over 2 years, I used to like it as more shops started opening up in Colindale, Aldi, Wenzel’s bakery and Conveni TOKYO.

Overall though I don’t like the development, the management charge a high service charge and are trying to cut costs at every opportunity. In the last 2 years the hot water went 3 times, the front door broke 2 times, the toilet had a leak 2 times and the washing machine broke once. These were all cheaply fitted/built.

There’s been 2-3 bad leaks in the communal areas of my building which have ruined the the floors and ceilings. This has never been cleaned after years. The front door often breaks/isn’t secured. The walls are damaged in many areas. The gym had limited use of changing rooms/showers for several months because of a leak in an apartment above. The more flats they build the more crowded the gym is, it’s not fit for purpose.

All reports of damaged areas are never taken seriously or properly recorded. The lifts broke in a lot of the buildings, mine was broken for over a month. Fairly disgraceful as there are elderly people and those with young children who have to climb 5 flights of stairs.

The balconies are too close together so if anyone smokes within 2 floors of you then your house will smell of smoke.

Cheaply made and cheaply run.

I like how close it is to the Underground station and some new business have popped up over the last few years in Colindale, nothing much in beaufort park itself.

I dislike how most of the areas in Beaufort Park are empty, very few shops/services/restaurants.

How much the smell of smoke travels and how cheaply fitted parts are. I wouldn’t have rented here had I known.

Chelsea flats in north london

Interior, exterior, facilities, qualities of the flats. Very prestige, recommend it to everyone I speak too. Only downside construction projects. Bin shoots in the flat are handy. Electricity prices are great. Cleaning services are also professional.

Design is stylish but handled very cheaply. Since buying my home, I’ve had to buy and replace most goods such as washing machine, oven and radiators.

The design is a bit clunky at times such as poorly locating radiators.

A very friendly and up and coming area. I love the communal resident feel, neighbours are very friendly. The gym spa is a great perk, gardens are always well maintained and I’m pleased with how often communal areas are kept clean.

Concierge is sometimes challenging around communal issues such as neighbours littering other balconies, rodent issues.

I wish I’d known about the residents facebook group. Would have been good to hear other feedback before buying

Average – it’s hit and miss. I had a broken boiler last winter and it took a very long time to resolve which I found unprofessional. Another year our neighbour had a leaking boiler that wrecked our ceilings and plastering, again this took forever to address and resolve through management.

The design of the development is as perfect as can be. My apartment is on the top floor of the building and faces the Wembley skyline – for this reason, I see beautiful views from the moment I open my eyes to the second they close when I go to bed. I personally use the gym facility fairly often, and I have found each experience to be up to high standards, with proper sanitization in compliance with Covid-19 measures. The estate management team seems efficient, and well versed in ways to make the property a safe and welcoming environment. Overall, its been a pleasant stay and I look forward to many more years wherein I call Beaufort Park my home.

I love living in Beaufort Park. As a student, its close proximity to the station makes transport convenient and easy even when I return home late. There is nothing I dislike about the property.

The walls of the flat are extremely thin which means you can hear everything from the next room and flat over.

The kitchen. It is fully equipped and provides me an excellent space to exercise my creativity.

Beaufort Park is a fantastic development of flats and is well managed. The design is pleasing to the eye and soothing just in terms of being able to stroll around. Security and property management are up to the mark. The police station is literally a stone’s throw away. Facilities and building management are satisfactory.

The area is wonderful and has excellent local amenities, shops, restaurants and transport links. The Northern Line into central London is quite reliable. Colindale is well connected to other areas in north London, such as Wembley, Harrow and Kingsbury.

The building management has been quick to respond to problems. My only issue is that private tenants should have direct access to repairs and facilities queries, as the landlord can take quite a lot of time to respond.

Overall a fantastic development with a great design – spacious flats and plenty of outdoor amenity space. The building management are generally quite responsive to queries in a prompt manner. The facilities are generally kept in good condition and well maintained.

The design of the complex is well thought out and organised. It feels like a holiday complex! Facilities are amazing, I still can’t believe I have access to a swimming pool, gym and full sauna and spa whenever I like, for free! Communal areas of the blocks are kept clean and smelling lovely. I feel completely safe in the buildings with great systems in place and it is so quiet! I love it here!

I absolutely love living in Beaufort park in Colindale. We are a really short walk away from the northern line station and can be in central London in no time at all. On the development we have everything we need, a Tesco, hair dressers, nail salons, dentists, dry cleaners, takeaways etc. We have a brilliant gym and swimming pool included.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that I had had a tour of the complex before hand, it took me a while to work out how to get into the communal gardens, how to sign up for the gym or how we can park cars for cheaper. It would be useful perhaps to have a guide or a tour of the complex so we don’t have to work it out ourselves

What is the best feature of your home:

I love all the mod cons in our flat – the wine fridge, the heated mirrors in the bathrooms so they don’t get steamed up, the garbage disposal in the sink, the Sonos system speakers in the ceiling!

Very short walk to tube station so perfect for commuting. Gym and it’s staff are amazing… clean, modern and very personable. Great to have pool and gym on my doorstep. Love the communal gardens which are kept immaculate! Great summer party for residents. Very reassuring to have security and concierge on site 24/7.

It’s a good place, but it comes with a price

The service desk is generally helpful, and parking is very good. The gym is a bit lacking but it is free, and I’m yet to try the swimming pool and sauna! The Tesco being on site is very good but is only an extra so the larger shops are a few miles away.

The transport links are sufficient as well as the location. It’s quiet and has a community feeling, but there isn’t a huge amount in the area.

The reception for data isn’t very good so wi-fi needs to be invested in

The expensive is on the high end when you take into account all of the bills that aren’t included

Poor management/service having contacted the team numerous occasions regarding noise complaint and faulty door bell. Occasionally, management will give perfunctory responses, delayed action and or not even a reply. Very rude approach in handling situation. The overall service has really question if the management cost is worthy. Very unfortunate it’s a nice area, the poor service has dragged down my overall impression.

How unhelpful the management team can be! Can’t really put much on the balcony because it is ‘unattractive’ /“unappealing”

I couldn’t think of anything to write, but I can’t submit my review unless I write minimum of 50 words. (I like the island in the kitchen).

Building/property management could be improved. More focus on balcony violations than noise complaints and property management issues. Staff are not particularly approachable and ground rent is too expensive for the quality of service that we receive.

Amazing, clean and quiet building. Such a beautiful design, building management is OPEN 24h. Big balcony. Private park to go and get fresh air, walk your pet or go out with the kids. Private car Park with the underground entrance to the building. I love it so much.

The building quality is quite good compare to other local flats, it’s outside design is high level. Not like other flats just looks like a matchbox, it’s design with art, feel resident live here are slap-up. The furnitures also very fantastic and with useful breakfast bar.

it’s really a great place, its has lots of amazing supermarket and convenience stores, such as one Tesco in Beaufort Park, which always has lots of discount, one Japanese shop quite convenient for Asian people. A big Chinese restaurant here, 2 Sainsbury, Cooperation, Chinese supermarket, Morrisons, Asda,M&S Food, Wilko, ALDI. And it’s near Colindale underground station

I suggest that a new neighbour to choose beaufort park!

One day my washing machines drying function is broken, and the landlord just changed a new washing machine for me! very excellent landlord!

Great buildings, great views, amazing inner gardens, outdoor and indoor garages always available, the swimming pool is outstanding such as the jacuzzi and gym. I’ve been living here for more than 3 years and even with the pandemic…I wouldn´t move anywhere else on the planet.

Close to the tube (7 min walking), tesco downstairs, restaurants, gym, pool and local pub.

Sometimes it´s too noisy being this close to the Police station and the Aerodrome Road. London ambulances are the loudest in the world (fact).

Free parking space, free water supply, free gym, free jacuzzi, and free happiness.

The building management can be slightly slow but always come through in the end, the design of the buildings itself is very good as the buildings are spread out and you often see acquaintances when walking around, makes it a friendly and quaint environment. The pool and spa is very well maintained and the reception staff are just wonderful and so helpful.

Good food options nearby, many grocery shops in reach and the train station is at a close location. The only downside is university accommodation is close by and makes a lot of noise regularly.

Parking issues takes very long to get a parking spot and on-road parking is paid.

What is the best feature of your home:

Windows, there are multiple windows in our flat which show different views around our area and the sunlight that comes through is important especially during the lockdown.

Building management is great, cleaners work around the clock so always clean.

Getting in touch with property management is really easy as well. Staff can be rude sometimes but that’s everywhere but overall really good.

Being here for a year it’s been no massive issues

Well connected area! Clean private park.
The layout of the building however blocks out a lot of the natural sun light so can be quite dark given being on the 6th floor.

However very clean building and nice local pub

The development has a lot of potential and on the whole I love living here. However there are lots of small issues that have lingered for far too long – limited security and CCTV, traffic and sub-par, slow-to-react management being among them.

Love having a supermarket, cafe and pub on site. It’s a shame that no more restaurants and shops haven’t opened in the past two years.

‘Concierge’ is misleading – they don’t take parcels and are more of a reception for building management.

The previous management company were shockingly bad. The new management seem to be an improvement but residents are frustrated by the speed it takes to get anything done.

Facilities : the Gym and Spa are perfect, however considering the population and COVID, they need to definitely get bigger!
I wish each building had a rooftop and also I wish Beaufort Park had an event venue for residents only for big occasional parties.
The design is nice and sufficient for such development.
Unfortunately in the recent years the management has been quite disappointing, not dealing with complaints efficiently and being so hard to communicate with.

The colindale station is only a few minutes walk away but still not too close to cause any noice nuisance. This makes my everyday commute easy. Morrisons, Asda, Tesco are very close making grocery shopping very convenient and we must not forget the Brent Cross Shopping Centre.

I wish I knew how much noise issue we could have in this development with kids and uncultured neighbours.

Property management needs to help us not just making complicated rules. Please read the reading meters accurately or it’s better if you send a picture straight.
Try to check the buildings more often and maintain the broken things, don’t let homelesses come in the park and ask money in front ofcTesco almost every afternoon.

I like the spa and it’s close to the tube.
I don’t like the property management: rules are complicated and they not even able to send my reading meters accurately I always need to ask them to send a picture.

Design is alright. Needs improvement and upgrade.
The property management is the worst and makes the property not worth it. They charge excessive money, and provide no facility. People complain all the time about missing posts, broken doors, security and no action is taken. This main thing is a put off.

Property overall is good however the management is extremely disappointing and they charge excessive service charge for no service provided. The security can be considered compromised as no action is taken by the management following complaints by Residents, the car barrier has been broken since 4 months and there is no post collection by concierge.

Property management lack of services and excessive service charge.

The flats are designed in a very attractive way, and are quite modern and stylish. The spa / gym is also top notch and their management during COVID is also great. Parking and other estate facilities are also top notch. Though one does wish they offer Concierge services given high service charges

Great local facilities like restaurants, local Tesco and basic amenities, though would appreciate better medical facilities around the community. Area feels quite safe and secure, though there can be more communal space

Overall good, but there are some improvements that can be made as I hear a lot of complaints from other residents about things being broken and not fixed. Also there’s a small flaw in design with the flats that face each other with the boxed square garden, as everything is incredibly echoed (Claremont house)

The master bedroom for a 2 bed/2 bath is so spacious. It also has a built in wardrobe. The shower pressure is nice and strong. Built-in microwave in the kitchen. Smeg appliances. Relatively quiet but noises can be heard from the flat above. Large hallway closet. The mail is delivered to your door. There is a beautiful gated park on the property.

We moved to Colindale/Beaufort Park after paying astronomical prices over in Wembley Park area. There are a couple of local restaurants, a bar and Chinese restaurant. I wish there were more restaurants but I think in a couple of years this area will be buzzing but as of Oct 2020 the number of local restaurants is low. The tube transport is regular and reliable. The buses can sometimes run only every 20 mins or so out of standard rush hours so I think it’s necessary to have a car but parking spaces are at a premium and can be purchased. There are beautiful parks within 15 mins walk and Sunny Hill park gives amazing views across the area. The community has an online neighbourhood group to share information.

I wish I had known that there was no bus from Beaufort Park Aerodrome Road over to the A5 Edgeware Road where the M&S, Asda, Morrison etc are and that the buses don’t run as frequently as I would like. 10 – 15 mins wait can be typical.

Safe place to live but have a few design faults

The development is safe and well maintained but as where I am is facing the police station, it gets quite noisy when the balcony doors are open. The black tile floor in the kitchen get dirty and I would have it changed. The lights in the ceiling often get broken and cost a lot and I would like them changed into LED lights. The sockets built on floor is useless as some plugs cannot put in or the floor is bent when plugging in so would rather them built on wall like the traditional way. The WiFi cable is in the corridor for router. Such a strange and inconvenient design.

I live in a studio apartment. It is ideal for me as an single user, perfect size and also the sound proof is not bad. Although sometimes i can smell people smoking cigarette and weed as the wind carried into my home.

I only use the gym and swimming pool facilities, as a residential facilities, its not bad. But i do with there are more proper equipment for the gym such as a squat rack and barbells, may be a platform, since i dun really use the gym anymore and i joined a gym near by.

Nice amount of local store and restaurant. which makes this location very handy. easy access.

I thought as a semi? private residential area, people from outside won’t be coming in easily,
Sometime i find it a bit annoying from people coming in, screaming shouting and blast music at midnight. I dun close the window becoz i need the ventilation.

Extremely overpopulated

Too quickly constructed buildings, many cut corners, hollow walls with zero sound isolation, you hear your neighbour’s sneeze, awful sewer system, ineffective air ways ( permanent bad smell in the building during nights when people cook), mice problem, noise problem till morning, less than inadequate development management, anti social behaviour: drugs selling, parcels missing etc., On the positive side St Geroge (the developer) is getting away marvellously with selling fancy looking but extremely low quality flats.

One the most overpopulated areas within the country. Consequently insufficient amenities

I wish I knew that the developer would constantly keep amending their planning permissions so the end result would always be a new building with many floors than the community were originally led to believe

Beautiful development that is safe and welcoming. The gym and pool are a nice touch. Transport has never been an issue with the northern line being 10 minutes away and Brent Cross Shopping Centre only a short bus ride away. The shared private park is nice,
especially in the summer.

Balcony in this area is a part of decoration.Nobody allowed to use balcony at all even for desk and chair, hanging clothes,nothing at all. No access to meter readings,rats everywhere, lifts mostly not working and smelling rubbish area and lobby

Modern, stylish living

The apartment is modern and extremely spacious. The appliances in the apartment are high spec. The outside looks very smart and it is so good to have a gym and swimming pool membership as part of living here. There are nice restaurants and shops located in the development which is handy. The only downside is how expensive parking is for visitors and it is not easy to get a permit.

On the ground floor apartment the street lights are very bright and shine into the property even with the blinds closed.

My story of my experience at beaufort

Allow me explain my full experience properly.

My first issue was gym member access. Since I moved at the start of lockdown it hasn’t been easy getting signed up at the gym. The receptionist advised me I would recieve an email and after 4 times visiting the reception I was able to get a lady who apologised and was very helpful. Overall gym staff experience at the start wasnt great.

Secondly, when getting a new key I visit the management reception of the facilties . Without snitching (not that I took a name anyway) on the guy at reception he advised me that the owners of beaufort park didn’t care about the issues they had made them aware of within beaufort park such as the parking and was telling me various other stories that unfortunately I dont remember much of now but were mostly negative experiences regarding how the main owners lack of attention to their workers below and management that are paid to run everything. He told me that every important decision is left down to them to deal with. I wasn’t impressed but I felt emathy toward the worker who’s name unfortunately I do not remember.

On top of that I chose to live with an couple since I moved back in March and who haven’t been the best of housemates the experience on the inside hasn’t been too good at all either.

Parking is rediculous and My Father whom wanted to visit me hadn’t had any luck parking and had to park by near colindale Station just to see me. He’s over 60 and when I found out how much it cost to park here temporarily I was utterly shocked.

Overall my experience has took a steady improvement. As time passes things are getting better and now I am thankfully getting what I want.

I havent been able to experience all of the amenities due to the pandemic.. All I have visited 8s the local tesco and gym but I havent even got to visit the gym yet.

Kitchen and living room. My bedroom and the shower. The balcony is good too. I love the blinds my landlord has chose and having bose speakers in the ceiling is a nice touch

Building management needs to be improved. Takes too long to fix things EG lifts. Painting is done regularly but residents who then damage paintwork have not always been charged for touching it up again. The new management company seem to be trying to do this better though!

It is clean and quiet area of the london. Little bit far from the downtown but good tube and bus connections. I don’t know what the property management does so no opinion about them. Annoying and smoking neighbors are the worst. There is no way how to reasonably communicate with them

This is one of the good properties around london. The property is situated near tube station on northern line which will take you to the city center in 20 minutes.

The best thing about the development is the facilities. Beaufort park provides temperature controlled swimming pool, fully equipped gymnasium, jacuzzi, spa among other things. The overall facilities are really good

Additional to that, the property has a lot of open planning with gardens in the center of reach block.

Overall, the area is really good to live in. It is peaceful and really safe. You can walk outside at any time without any fear. The colindale station is really close, you can walk there and get to the city in around 30 minutes.
There are is open and green and not noisy. You can relax in multiple parks around the area. Also, you can get open facilities like tennis courts, bedminton courts in around the area for free.

One thing to know is to check with your landlord if there is fiber connection to home. This is really important given that we are working from home and it could be a deal breaker.

How has the building management responded to any problems or issues you have raised:

The building management is really responsive. They are open 24×7 and respond really fast. Weather it is issue of noise or getting a meter reading, they are always available.

The design is poor. It has no storage within flats. Management shocking. Unhelpful overpriced service charges, high crime rate, drug dealing and violence from neighbours. Gym is lovely. Parking is shocking: no help if a resident gets a parking ticket even a resident who has paid for a parking space. I am selling over feeling so unsafe and feel pushed out I would not recommend living here at all

The gym is amazing, the management is so poor, lack of security, people smoking weed in blocks, stealing parcels, parking is a real problem. Space is another.

New company has taken over since July this year , so far not impressed .still give them some time to pull their act together. Building designs are good .Facilities all good. Loads of commercial places are empty since last 3years could be used . Gym might get small as more buildings are built on the sight . Needs 2 concierge offices on each end as the development is growing in size .

Been here for 3 years , so far so good with the transport and amenities. Good community development . Good gym .Only problems is with service charge . We don’t get value for money, Sometimes things like lifts out of order takes ages to get fixed, security is not that great , they need more staff to cover the development as it is growing now with 3 more buildings .

The service charges going up the roof and not getting value for money .

Good design, management is doing good job in trying to keep the area safe and clean. All of the works being held are timely communicated and the onsite Target Maintenance Team works well. Maybe, if residents could be help stricter by the management in terms of noise, littering and such, it would do good.

Good area, but a lot of restrictions such as storing items on balconies. The buildings have thin walls, so a lot of noise, in addition to the Aerodrome Road. Most of bad things tend to generally arise from residents. Management tries its best. Generally very happy.

Just how much of the noise here is and the fact that the area is pretty busy.

The grounds could be left cleaner, I always find dog poo on the grounds. I see rubbish left next to the rubbish shoots when they do not fit. Residents without handicaps park in handicap spots far too often.

The parking garage is not very pedestrian-friendly. The lifts break down often.

Walls has been paint every year, cleaning every day, never problems with elevator or something else, quick to throw away bin bags, always smell nice surroundings, and very quick communication with the concierge team which look after the area, parks everywhere and access always with flat card

– The design is great, could do with more storage space as you cannot use the balconies to store anything.
– the spa/gym is great however you can only stay for 45 mins due to COVID.

The building is very well kept and the management seems very efficient. In the aerea there are few nice shops and nice parks as well.
The building where I live is modern and always cleaned.
We have access to the SPA as well which is a Plus.

The development it self is great and the facilities including the spa and the landscaping are well maintained. The vast majority of residents are very friendly and there seems to be a very good community atmosphere.
However despite the proximity to the local police station we have noticed a number of security issues included theft of bicycles and packages.

Excellent location with very close proximity to transport links, underground, bus and main motorways.
Very close to major shopping centers such as Brent cross and Ikea with number of good restaurants and coffee shops near by.

Houses are made from the worst material known to man. Can literally punch through the wall into my neighbours living room. Aren’t able to hang clothes outside as it ruins the image of the house so forced to dry clothes inside which take around a day to dry.

I have been living in a studio for almost 6 months in Beaufort Park now. It’s an amazing property and the facilities we get when it comes gym, spa, swimming pool and jacuzzi are very well managed. The staff here is very friendly and respectful. The police station is right next to the development so that makes me feel safe. All in all it’s an amazing property to live in and a friendly neighbourhood

The design is very luxurious and modern and rents are affordable;
. The building I live in has cleaners every morning, walls are painted every year and personally never had a complain about deliveries gone missing;
.Any complain I had I have reported to the concierge and action was taken straight away.

I have been living in Beaufort Park for 4 years now, and I really like the area and development.
. Colindale tube station is only 5/7minutes walking;
. In 25 minutes you are in central London;
. You can find many big stores close to the development, and Brent Cross shopping centre is only a 10 min drive;
.You can find a Tesco Express inside the development and a Sainsbury 5 minutes away;
. Here you can find nice restaurants and a pub in the development, and the London’s biggest Asian food hall in 15minutes walking;
.The RAF museum is 5 minutes from the development and has a kids park and restaurants;
. When you leave here you can access the communal gym and spa that is very well kept by a lovely team.

Noisy cars, as we live in next to heritage Avenue. But nothing impossible to live with.

We really really like the community, all the proximity stores of the area and all the green areas we can enjoy with our family.
The pool and spa are great prices to relax and enjoy some quite time.

Beaufort park is a very new established community. The buildings and the apartments are very nicely constructed and all very fresh, There is gym, spa and other facilities which seems like a luxury. The management has been quite good so far and I have never faced any problem living here so far. I wish there would have been more restaurants nearby but it is also currently good to have a 10 minutes walk and reach Bang Bang Asian Kitchen which is amazing.
Also, the facilities provided in the building are excellent. Like I have bin schute, a great balcony, reception area, building garden and others.

The Colindale area is pretty good in terms of cleanliness and peace. There is good network connectivity with the central London with buses and northern line which is very consistent. There are good parks, shops and authentic markets nearby.

No good Indian restaurants nearby. So, you have to go to other places for Indian food.

I really like the vibe of the society. The design makes me feel alive and happy.
I dislike the increasing theft case packages. I think estate management needs to prioritise on security. Personally I feel safe in my apartment and my block, since such cases are none here.

There is my first Flat/House in the UK and I am very excited overall experience. It looks pretty nice. Cleaning service is often and has good quality. Other residents are quiet. The location is near Colindale station is pretty well.

My only concern is about ventilation system. It seems to be not isolated from other flats and sometimes I can get smells from other flats

The water here (and most probably everywhere in London) is very hard compare to our previous place.

It’s location is quite nice, lots of greens , convenience stores are all nearby, there is a gym, swimming pool and spa which is always well maintained. Most of the shops particularly Tesco and the Japanese grocer open till late at night. The local pub is excellent

I like our development it looks very presentable and cosy. One thing I would say is that the intercom breaks down alot and the gate for currently always breaks down, meaning non residents come and easily park, causing problems for actual residents.

For me as a renter, beaufort park ticks a lot of boxes. I would be reluctant to buy however as a lot of the owners seem unhappy with how the site is ran. For example, there is constantly new flats being built which will in the long run undermine the value of your home. The gym and spa is great, but remember, it is an optional amenity, so when it was closed, as it was during covid, you do not receive money back

I love how people who work here are taking care of the surroundings, keeping an eye on the trees and other plants, collecting trash and keeping the sidewalks spotless. Inside the house hallways are always clean. If anyone has any problems the people from estate management suite are always there to help.

This area is very nice. There is a selection of shops and restaurants around and the connection to public transport is very good too (8 minute walk to the tube station and the surrounding bus stops are 1-8 minutes away)

The entire area of Beaufort Park and surrounding aread are very lively and developing. A couple of buildings are under construction at the moment. All the buildings are modern, well-maintained and neat. Car parks are available and parking here is safe.

There are several convenience stores, a gym, restaurants, dry cleaners’, Colindale police station and RAF Museum in the area. The nearest tube station is Colindale, 10 minutes on foot. A couple of bus stops nearby. A couple of supermarkets within 1 mile. Good access to highways.

The roads in the area are quite busy. In addition, police sirens and car horns can often be heard.

How has the building management responded to any problems or issues you have raised:

The building management is friendly and they have always responded very quickly to my requests. The building is regularly cleaned and sanitized.

There is a massive problem with smoking weed and shisha and loud partying in the buildings but the development management don’t care and even hang up on residents calling to complain that they can’t sleep on a week night at 3 am because of the noise! Every resident does whatever they please no matter how much they bother their neighbours because they know that concierge couldn’t care less.

There are many shops and restaurants in the area as well as a tube stop well connected to the centre. However, people are incredibly antisocial and make being in the street hard.

The fact that people smoke weed and shisha at a closer proximity to our windows than legal in the UK and that no one will do anything about it.

They have not responded in any way. We even made formal written complaints that were completely ignored by management. Very disappointing.

Having recently moved in to the development I have found the location very convenient due to the local facilities and public transport being close by. What made us choose Beaufort Park over other flats was the very modern design, quiet block and that it was family friendly with access to a lift. Any issues with the building are fixed within a acceptable timeframe. One element i dislike is that you do not get to know your neighbours

walking distance to a tesco and sainsburys, nice pub/restaurant within beafort park, colindale tube station is also a short walk as well as several bus stops. Close to several restaurants and other independant shops.

The design is quite normal and there’s no problems to it. Very easy to access the stairs and the elevator. The management is amazing, never had such a good service for a rented place.

The apartments are beautifully designed, with lovely ground floor lobbies replicant of a four star hotel. The facilities, which include a gym, dry cleaner, cafe and local tesco, make the location ideal as one does not have to venture out for simple services. Overall, property management is excellent as the area is always void of litter and mess. A wonderful place to live!

It is modern and well equipt and well managed. I like the gym and spa a lot and the instructors there are great. It is good to have easy access to shops and restaurants including a Japanese supermarket. There are also lots of nurseries and day care centres in easy reach, including on the complex.

The development is okay. The main disadvantage is that parking is too expensive and residents are only allowed one space per flat. We have a disability and there were not flexible in any way. The estate management customer service is not good as the lady in charge is very blunt and rude.

I love the convenience of the Tesco Express – it is a bit expensive but the convenience is great. It’s nice to live in a place where lots of people are, and the gym/pool facilities are amazing. The wider area is typical of outer London and the locality of the tube station is good too

That there is no convenient way to recycle – as an estate, they should make it more accessible to recycle to lower their overall carbon footprint. They only provide a black bin chute in each hall and most residents throw their recycling there too which is not good

Flats are well presented, simple and Morden, the Balcony is a good size which still maintains privacy. The area and the amenities are just what you need. A shop a cafe, access to a gym and spa. The development has been well thought out and definitely works.

The design of the buildings are very modern and futuristic and succinct. The facilities are superb such the local gym and swimming pool and the green areas in the estates for summer picnics. I have always been satisfied with building and property management. The management team in beaufort park are always friendly, efficient and proffesional and available 24 hours at short notice. The building lobbies are always clean and tidy.

The transport links are superb. Buses running outwards to zones 5 and 6. While a short walk away is the Colindale station to connect with various parts of central London. The local Tesco is very handy. The cafes in the estates are cute and picturesque. The local pub and restaurant is superb for hanging out with friends or Sunday lunch with family.

I wish I had known that parking is not free for visitors. It’s tricky to get family and friends over for dinner without them having to pay for parking.

I love the flat a lot, and being in the middle of the estate means that I am spared from the gangs and drunk thugs who break into some of the buildings on the peripheries and mess up the communal areas.

Bad things are that the previous management company was rubbish – overcharging the service fees, not actually providing much service. There is no mail room (which is quite a basic – if you are a working adult go buy at red row instead), the gym and pool are tiny, the staff at the moment are skeletal (like one or two guys managing the whole estate in the evenings), security is poor, St George has been trying to increase the number of new flats against the wishes of residents by creating massive towering new blocks…

All in all I’d say that the units on the inside of the estate along boulevard drive (especially C block) are excellent, excellent purchases, but avoid the others like the plague. Because there are rats in them from what the others are saying.

Beaufort Park is reasonably well maintained, although the management no doubt could be better — from more security, better facilities like package collection points and the ability to leave keys with the concierge. Carpets in the halls could be cleaner than they are, while the management of some residents could also be better.

Colindale boasts nice apartments with modest local amenities. Central London is accessible, but it’s not that close. Most people will have to travel to find good bars, restaurants and other activities, although there are an increasing amount locally.

The buildings are well designed and there are great facilities around. Tesco Express is a massive bonus for everyone here. The management company has recently been replaced so I can’t comment on it. I like the staff working there. They are always polite and helpful.

Conveniently close to all the amenities including superstore, restaurants, underground station, bus stops and 24hr estate management. The spa gym and sauna is located only a couple minutes steps distance away from my building and the clean environment in the gym and spa area keeps motivating residents for fitness.

Its a friendly community. The residents are all peaceful and delightful people. However there could be an improvement in the management services and fire safety for the buildings.

The rooms in the summer get quite stuffy especially at my floor.

Once there was a small fire in the bush outside entrance of my building but the management people came with water bottles to put off the enraging fire rather than using a fire extinguisher.

There is security, 24 concierge and gym/spa with very polite and friendly staff. The customers service is fantastic.
The design is great the only bad thing is the balcony, even I am very happy with 2 large balcony it is raining inside because they are not covered.

It is a nice area, clean and save. Tesco just in front of my flat and next to Tesco is the Beaufort pub with great staff. There is Chinese and Italian restaurants. 1 min walk. And 6min walk to Colindale station. Very good area indeed.

The development is great but there are too many narrow roads and cross roads with blind spots that can lead to dangerous crashes. Management are great but I have heard of other blocks with major issues such as broken doors and CCTV not working.

I Like the location and how close to London it is. Could have more bars as opposed to pubs but still good range of eating places. Number of food shops is great, and the addition of Bang Bang nearby has been amazing.

The entire development is beautifully designed both the outside and inside. It has great facilities, such as it’s own fully equipped gym, with a swimming pool, jacuzzi, sauna and steam room; classes are also available. It has its own dental practice and GP.

If each building had its own concierge to help accepting parcels for example and a more personal approach, that would elevate the overall score to excellent. What I do rate very highly the great condition the entire development is kept in. And it is a dog friendly development (with tough restrictions however) which was the deciding factor for me.

The transport links are the strong point. It does feel like quite far from central London, and the area itself I prefer not to spend too much time around, but the transport links make up for it. Within 15 minutes drive to Hampstead Heath, and a less than 10 minutes walk (not rushing at all) to Colindale station (Northern line).

Please share one thing (or more) which you wish you had known before you moved in:

The annual parking fee is £960, which is incredibly high in my opinion. Very secure though, but still to high.
And I should have familiarised myself more with the area. The first year, I felt really uncomfortable coming from central London to such a remote location, however I have since learned that you can get anywhere you want quite easily and the standard of the property simply makes up for it.

Design is ordinary but nothing is bad about it. Building is very clean and inside it is very quiet and organized. Rooms are wonderful. Utilities/Amenities are modern and sophisticated, efficient and well-thought. 10/10 for them. My landlady is also very kind and thoughtful, always responsive to my enquiry and therefore I can be laid back.

Close enough to the station, supermarkets and hospitals. Post office and some other facilities are relatively distant but definitely accessible on foot. Not many amusement facilities but a war museum is just next to the flat, which is wonderful for me. Sometimes feel alarmed from people arguing on the avenue, but the police office is very close so I don’t really feel “in danger”.

Again, safety issues around this area, particularly on the avenue.

Building design is fine in terms of ease of access and generally functionality. Building management seems to be an issue, however. Many residents complain of issues with CCTV not working, particularly concerning a spate of pedal cycle thefts recently. There is also no CCTV in the communal areas and many parcels go missing. However, building management are very keen to enforce their own draconian measures regarding use of the green spaces and balconies such as no decoration or BBQs on balconies. These latter issues are far too strict and would discourage me from living in a St George development again.

Good location for travel to central London and plenty of food shopping and takeaways. However, the area itself is very dull with only 3 pubs, few shops other than supermarkets and very little to do in terms of entertainment.

Originally when I moved in a year ago I was very happy, but when I saw a mouse run across my floor I began to become a little skeptical as to the quality of the managements involvement. Complaints and queries are not acted on, such as noise complaints, bike and parcel theft, broken doors/lifts.

It’s convenient, local to shops, university and local tube station which is only a few stops to central London. Next door to Grahame Park which is a rough area with a lot of crime and drugs which is not good.

Overall, the development is very nice and value for money. I especially enjoy the access to the Spa facilities and there is a modern, communal vibe to the residents here. My greatest concern would be the speed in replies of the state management team. For example, it took almost a whole year to try and fix my flat’s AC and it still isn’t finished.

I like the proximity to the station, however I dislike the proximity to gang violence. Also, that Tesco express is way overpriced and has limited options.

I live in a studio flat which, unlike other studio flats in the area of Hendon/colindale, is nice and spacey and very light. The lease comes with free gym/pool membership which is absolutely fantastic. The only thing that I would say is negative is that sometimes if you get bad neighbors, it can spoil your experience as it is block of flats and the behavior of others directly affects yourself as well.

I really like living in Beaufort park, all the amenities are close, there is Tesco express right in the development with few restaurants as well.

I wish I would know that smoking on balconies is allowed as that would make me think about moving in more. The first few weeks living in here were spoiled by inconsiderate neighbor who was smoking directly under my window, making my flat stink so badly of cigarettes. After contacting the management the problem got resolved.

I’ve asked them several times for meter reading and they have always responded within few hours so that has been great. Otherwise I didn’t had many problems here so I didn’t needed their assistance.

Lovely design, I like that our flag is overlooking a park outside, there seems to be a lot of flaws with management such as bikes and packages being stolen and no cameras in areas working and nothing being done about it. Also during the pandemic I think the service charges should have been less as gym pool and parks were all closed for a number of weeks.

Love the area and the facilities around it. But it’s getting very overcrowded especially in the gym and pool! It needs a second gym/pool or a bigger one to facilitate all the people living here.

The buildings itself are nice, ours is known as a “quiet block” so all positive on that side. The garden is well kept and the streets are cleaned regularly. However, the management is rather poor, with CCTV never working and regular thefts occurring (parcels and packages).

The design on the apartments are lovely and includes all necessary facilities. The structure and foundation of the walls and floor could have been better developed. Property Management also could be improved however they do listen and try to sort out any problems we might have.

An amazing community filled with lots of numerous activities and also local shops such as tesco and sainsbury. Also have the local gym which is just minutes away. A little quaint park os just outside our doorsteps. The bus stop is on minutes and away and also the nearest train station is 10 min walking distance. For a day of shopping, you can fo to the nearest shopping centre which is in Brent Cross.

The lovely park opposite the apartments and the local facilities.

The design is very nice and elegant. The development has a decent size gym and nice swimming pool. Dislike the maintenance of the buIdling, buzzer broke and took a long time to fix. Gym doesn’t have a free bench. The swimming pool is also small in comparison to such a large development. However over all pleased.

The design of the flats is very nice. There are wood floors, integrated kitchen equipment and also large spacious rooms/lounge area. The entrance looks fancy and the lift makes it easy to move in/out and get around with bags.
The concierge is very helpful and quick to respond. The maintenance repairs can take a while but there are a lot of properties for them to deal with. The spa and gym are included along with the water which is great value.

I like that there is a Tesco, Gym, Spa, dentist, GP practice, dry cleaners and many more shops all within a 5minute walk within the complex. There are also 2 bus stops and it’s a 7min walk to the tube station!

Please share one thing (or more) which you wish you had known before you moved in:

No drawers in the kitchen all cupboards, also not all pots will work with the induction hobs.

If there is one thing you would change about your flat or property what would it be:

A different boiler as the hot water runs out and more drawers in the kitchen rather than just cupboards.

Management and upkeep of the area is just not good enough. Takes over a year to fix the front door to one of the buildings.
Ever since they opened boulevard drive constant traffic and due to the nature of the road. constant instances of road rage, up to ten times a day and I promise this isn’t an exaggeration. 8 months ago they said they would reclose the road for two weeks as a trial and that never happened. Living with constant beeping and shouting is unbearable.

Easy access to tube and bus routes.
Asian food Hall not to far away.
Community has gotten scarier at night. Fights in the street. People throwing things from balconies.

That if there were any issues that management would be bad at reacting. Truly unacceptable behaviour. I wish I never moved here.

False promises is how I would describe their actions.

buildings are and how tastefully furnished our flat was. everything has been perfect and we have had no problems what so ever! everything is well kept and designed beautifully, all the facilities really suprised and excited us and i can’t wait to continue living here!

i love the area we are in as there are shops, salons and gyms only around the corner! it feels like a very safe area and like we have our own little community

that there are multiple gardens available to spend time in ! we had trouble finding the ones we could see from our balcony and found it on the second floor we were pleasantly suprised

Nice and clean. Well kept great furniture and design. I live the community feel to the area. The secret gardens are especially nice because they tend to be quiet. All neighbours are respectful and look after the site. I am so happy i moved here and recommend it to all thinking of moving

Everything is fixed quickly and the area is kept very clean. The gym is not the best, but has all the machines and weights that you would need for regular fitness. The pool is nice and the jacuzzi, steam room, and sauna are nice additions that I like to use after going for a swim

Smart development but nothing in the area

The development is really modern and well presented. The shared gardens are nice too. They’re well looked after with gardeners attending every week, and a guy with a hawk every now and again to scare off pigeons!

That said, the cleaning of corridors away from the main lobby isn’t great, and the parking situation is bad- expensive to pay and display and very expensive to rent a space in the indoor car park (our flat didn’t come with its own space).

There’s nothing to do in Colindale, but the tube is handy for King’s cross. That’s the only sensible way out of the area though!

Flat is north facing so never gets any direct sunlight, and you need the lights on in the kitchen 24/7

What is the best feature of your home:

The quality of the flat is excellent. The kitchen is particularly smart.

The balcony is also really good- our own private outdoor space

In terms of design, it is very decent, neat and tidy. I personally love the white and grey pick of furnitures. In terms of property management, the support from estate management and security is not sufficient. Doors are widely open for everyone to access, this is not ideal.

It is a very decent, peace and quiet neighbourhood. Living here is very relax and convenient with lots of supermarkets and amenities facilities in arm’s length.

Designs are good. Dealing with problems quite well, apart from bikes theft. No CCTV working and the thefts are still going on. The cameras in a lift and in front of the building not working. Also people smoking cannabis in front of the building and inside a lot!

The building is always clean, I never hear my neighbors and I feel like everyone is respecting the rules of Ascent House. One thing I regret is that I wish there was a letter box near the entrance so the letters wouldn’t be left at ground floor waiting for people to pick them up.

The area is calm, safe and always clean, every building is different. The transports are really close to Beaufort Park, I don’t feel the need to buy a car.

I wish I was informed about the gym and the spa. I had to go to the estate management to get the information about it.

What is the best feature of your home:

The kitchen is really nice, I also enjoy the fact that the access to my bedroom is a sliding door.

Building design is beautiful In all aspects, just building management could be more effective, my building “Ascent house” have a buzzer problem for long time, Every neighbours buzzer doesn’t work, till now any solution could be provided.

The development and the design are beautiful but the balconies are not well designed. But other than the balconies everything is nice such as the building, the area and the atmosphere here is very nice ,the safety as well as the flats are quite good designed.

The most things I like is the safety and the shops around and the Spa
But the only thing I dislike is the parking for my guest, they have to pay 24/7 and there is no free parking around.

Local amenities are decent (mainly Tesco).

Gym is really good and decent size, staff really nice and dedicated

Restaurant is great, good quality and helpful staff

The building outside and inside looks good however the quality is not so good. The interior is very cheap. It is not worth the money at all. I am very disappointed. I wish i have never bought this property.
The service charge is very high. By the end of the year you are asked to even pay more! The Gym equipment is constantly broken and you have to wait months for this to be repaired. Items like posts, are regularly being stolen so CCTV is a big failure. I sometimes think its just not working. for some reason the electricity bill is enormous here and nobody can understand why. I pay roughly the same money each month so summer and winter the same amount 🙂 in winter I use electric radiators and in summer i dont use it and i still pay the same 🙂

Colindale area is ok. Lots of very strange individuals around so you can’t really feel safe here.
Lots of thieves leaves around.

Design of the buildings looks good, but corners are cut in the fittings of flats and parking is horribly managed by Napier Parking and the Managing Agents can be very awkward to deal with. They work there, but we live there and it is not really appreciated. We got out as soon as we could.

There are 100’s if not 1000’s of flats going up in Colindale due to regeneration but consequently the local services cannot cope including the tube station, doctors, roads etc. Colindale is conveniently located for the Tube and Brent Cross.

How poorly managed the car parking system is; from the agents to Napier parking.

What is the best feature of your home:

The view across the RAF Museum and the size of windows used.

Pros:
Safe and clean at all times, day or night
In-development minimarket, dry cleaner, two restaurants, a Japanese food market, and office centre.
Gym/pool/spa for residents.
People here are, by and large, pleasant, polite, and neighbourly.
Staff are always unfailingly courteous and helpful.
Development is dog-friendly.

Cons:
Management team are slow to respond to constant antisocial behaviour – drugs being consumed, bike stores being broken into, etc.

Recent development less than 10-minute walk from Colindale Tube station (Northern line) and right behind the police station. Area is lively but safe, plenty of pets and kids too, withing 15-minute walk of three supermarkets.

The ridiculous amount of drugs consumed in the development!
While not dangerous, it is illegal and inconsiderate of children.

If there is one thing you would change about your flat or property what would it be:

Just the rent. Flat is excellent, landlord is nice. Rent isn’t even expensive for the area, it’s just a lot when viewed objectively.

Overall flats are very modern. Electric microwave, wine rack, access to pool and gym is really great. Access to colindale station is quite convenient as its just 10 min walk. Unfortunately some of appliances at home doesn’t work as you would expect from that young building. In next 10 years these building will be crap.

Good facilities with very good property management and security on site. There could be potential problems within the Colindale area in the next few years due to mass building to provide homes for people. With the current facilities around i do not believe these can hold a rapid increase of population.

A hidden gem within the city

The area has great transport links the northern line is 24 hours on the weekend You have buses directly into central London All the buildings have a communal garden within each building and park in the square in side you have a pub you have a Chinese restaurant a Japanese sushi takeaway dry cleaning hair salons nhs dentist and And you got the spa which has got a swimming pool gym steam Room sauna Room check jacuzzi fitness classes all included within the rent of the development You have lifts within each building some have 2 lifts and are large enough to bring in your big furniture items luxury lobbies some of the lobbies have tvs and 24 security systems within each building you also have a 24 hour concierge service within the development and they are very helpful.

I was surprised to find out you have very good schools within the area I’m and my kids love the school’s OK

You’ve got a Built-in sonos system where you can play your music through your phone you have an internal wine cooler to store your wine and double glazing dishwasher air conditioning The flats out all double glazed and I’ve never needed to use the heating even in Winter. Underground parking for cars and bikes.

The Beaufort Park is generally nicely designed with loads of plants everywhere and the small green square in the middle but it’s far from great.
The development is already overpopulated and there are still a few buildings under constructions and more coming soon. This has caused many issues in the development. There are no adequate parking spaces. Our visitors and delivery drivers struggle to find spaces to park. The significant increase in noise and pollution over the years has decreased our quality of lives. The little green square is definitely too small for this size of a development with so many residents, especially that there are no other places for teenagers or kids to play. Kids can’t play ball games anywhere in the whole development. The gym and spa are overcrowded and some residents are not allowed access to them (e.g. residents who bought their homes through shared ownership program, even if they bought 100% of shares). There are issues with antisocial behaviour and management is struggling to cope with all the issues. The roads outside the development are jammed during rush hours.

There are many stores like Sainsbury Local and Tesco Express very close by and bigger supermarkets like Morrison’s and Asda 20min walk away. There are also other shops, including pharmacy and restaurants (Chinese restaurant, Costa, etc.). More shops and restaurants are popping up in the area year by year. The Brent Cross Shopping Centre is 10 min away by bus. However, the local schools and GPs are struggling to cope with the increasing number of residents coming to the area. It’s difficult to get a space at school, nursery and GP. The area is quite green with two bigger parks very close by (Montrose Park and Sunny Hill Park). There is a Colindale tube station 5 min away from the Beaufort Park development and quite a few buses (186, 125, 303, 204). However, the road infrastructure is not adequate for the recent huge increase in numbers of cars driven by residents in the area.

I wish I knew that the developer would be allowed to change the planning applications to build taller buildings and therefore causing decrease in the value of properties that were sold before.

Terrible place to live in

New developments are eye sore. With the increasing service charge, the property will be worth nothing. Not a great investment for resale. The service provided by the management team is very poor and substandard. The neighbourhood doesn’t care about the facilities and management which in turn is charged back to the owners. A terrible place to live in. I don’t recommend anyone buying a property in the area. Our property is now worth below the price when we bought it because of poor management and increasing cost of service charge.

There is no control for increasing the annual service charge. The service provided is poor and unsatisfactory. People park everywhere. No one is paying parking tickets. No sense of community.

The price and increasing cost of service charges. There is no limit. They can increase as much as they wish.

What is the best feature of your home:

Balcony, and quality of fixtures which we paid. The bathroom and communal garden.

I love the way my apartment is and all the development Management could do a better managing as the service charges are very high
I like the facilities like gym and spa within the development and the staff that run the facilities

Have lived here for 4 years now and do like using the development. Service charge can be high considering how many people live ont he devleopment. Access to gym/classes,swimming pool and sauna is great. Devleopment is kept tidy and clean. Parking is very difficult to get if you don’t have a right to park space.

Very convienant in terms of shops in Beaufort park. Property price and size of property is high and small for a zone 4 location.

Check if any neighbours are living near the flat you are looking at. This can affect your day to day living dramtically.

How has the building management responded to any problems or issues you have raised:

Never really had any serious issue with the managment company. Have always dealt with queries promptly and adequately.

Facilities are great. Especially the gym. I have lived in the development for nearly 2 years now and have moved from one building to another. I still love the development however a point to mention is the lack of visitor parking options. This can be very tricky at times.

Theres a great selection of shops in colindale to meet all basic needs

I dont have any unfortunately. Everything is pretty self explanatory.

I love facilities here: resident access to gym, swimming pool, sauna and steaming room, property managers and concierge services, cameras in area, private park, beautiful environment, local shops, parking space available, calm atmosphere, safe place. There are some buildings happening now which is little noisy, but all rest is 5 star!

I love this area, here you can find all you need: shop, park, gym, dentist, beauty salon, restaurant and pub.

Modern flat, free residential access to gym and spa

If there is one thing you would change about your flat or property what would it be:

I would make a space to barbecue somewhere around. It is shame we are not allowed to use it.

I am happy with the management, always there to help. The development can get very busy and noisy, but overall feels clean and safe. There is a lack of free visitor’s parking; visitors have to pay a considerable amount for the parking if they decide to stay over for more than few hours.

Lots of local amenities, close enough to tube station.

While the add mentioned there is a washer/dryer in the flat, after moving in I realised that there is no drying option on the washing machine. Having this option is important to me so was disappointed by this.

What is the best feature of your home:

The flat is airy, comfortable, modern and secure.
