Gleesons, there’s a reason the prices are cheap. Avoid.

The development, management and customer service has been really disappointing. I feel like Gleesons have been dishonest and lazy about dealing with issues. Example, didn’t add a side gate and when they did, rather than a path they added soft soil and when I complained they tried to claim this is the norm, despite a house close by having a path leading from their gate. Will not use Gleesons again.

Please tell us about the good and bad aspects of living in your local area:

The area in general is fine with a number of shops available. There are no train stations close by but, generally there are decent travel links.

How has the building management responded to any problems or issues you have raised:

As mentioned above, there have been a number of issues, some have been sorted quickly while others have been ignored and I’ve had a boatload of excuses why they can’t be dealt with. Awful.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known the difference in customer service after you hand over your money.

An average newbuild site

The development is fairly standard and new builds are average in their design and layout. Miller Homes are hard work to say the least when it comes to complaints and issues and will often argue an issue is Shrinkage when it really is not and as such they refuse to rectify the issue. The garden lacks design often with a number of boulders and uneven soil laid out which causes issues down the line. Roads are narrow and parking can become an issue if someone parks at a chokepoint. Miller homes decided to close off the full street using a company to resurface the only road through the estate. They did so without any notice to local residents leaving us trapped without being able to leave in a vehicle. As usual a 10/10 for Miller Homes (Sarcasm)

Please tell us about the good and bad aspects of living in your local area:

Lots of local amenities for the size of the village with a Coop, great Italian restaurant and bar within walking distance. Garstang is only a short drive away with more shops, bars etc. On the whole the area is quiet bar the occasional racer revving their engine and speeding down the road at speed. Bin collection is always prompt and their is rarely any ASB other than children dropping litter in front of houses from time to time.

How has the building management responded to any problems or issues you have raised:

Issues were responded to within 5 days although they would often not bother reading your complaint message, giving generic responses which clearly show they could not be bothered to read into what the issue was.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about the developer as their are new build sites popping up all over and other developers perhaps would be more helpful

House is generally well designed

House is generally well designed and provides good living space, although somewhat surprisingly after a while you notice the stairs are steeper than in other properties… In terms of building management, as previously noted, ongoing construction work is carried out with little regard for existing homeowners. We seriously did not expect noisy and disruptive building work to continue directly behind us almost four years after we moved in, especially given the pace at which other house builders in the area manage to complete entire estates.

Please tell us about the good and bad aspects of living in your local area:

Good local amenities, small shops, bars and other facilities within walking distance, good transport links. Whilst planning of the development probably looked good on paper, the reality is less ideal, for example parking has been poorly planned and is very limited for some properties with some roads not wide enough to accommodate visitors or deliveries without blocking access.

How has the building management responded to any problems or issues you have raised:

Protracted issues with a leaking bay window were eventually resolved by contractors after two years, with no support from the site manager. Our overall impression is that Millers lose interest entirely once the ‘Customer Care’ period has ended - as construction work behind us continued and surface drains were installed, our back garden gradually became waterlogged, however on raising this with Customer Care they were not prepared to address this - something to watch out for.

Please share one thing (or more) which you wish you had known before you moved in:

Cramped parking and limited accommodation for visitors, the disruption of the ongoing construction work and the impact this has on properties already built, for example garden flooding

Nice community feel

Some areas of the development do feel crowded but then other parts feel less so. Parking for some seems awkward but it would seem all houses do have designated spots. Location wise there are good walks not too far away but I would like to have seen more green space within the development.

Please tell us about the good and bad aspects of living in your local area:

There has been development with regards to social places to visit such as bars and food establishments since I have lived here. This has given the area more of a community feel. Location wise it is great for the motorway network and there are regular buses to Lancaster and Preston. It is also nice to have shops within walking distance.

How has the building management responded to any problems or issues you have raised:

They have been quick to respond to any of the minor issues I've had.

Please share one thing (or more) which you wish you had known before you moved in:

I didn't realise some of the kitchen and bathroom design in the shared ownership property I have is classed as an upgrade in the Millers properties. This was a nice surprise.

First new build experience with Miller Homes

On the whole the actual design of the property is balanced and reasonable for the price and size of the property. The planning really falls down when it comes to the implementation of the design, such as grass areas being laid onto stone and rubble making it uneven and like a bog in your garden. Property management is with Miller homes a struggle, should you need assistance and they will argue to kingdom come as opposed to actually solve the issue, performing an actual fix only as a last resort.

Please tell us about the good and bad aspects of living in your local area:

Plenty of local shops and conveniences nearby for the size of the village which is on the whole great although it does attract drivers who think they are racers revving the engine and backfiring their car as they race down the road out the car park. Public transport is available from the A6 only a short walk away. You rarely hear the A6 which is the main road other than the occasional siren.

How has the building management responded to any problems or issues you have raised:

The building management ignored emails or simply did not read them, giving replies that demonstrated a complete lack of basic comprehension of what the problem was or what communication we sent was stating.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the reputation of Miller Homes, I certainly would not recommend them based on their after care.
