Manchester is a great place to live and having angel gardens located perfectly within the city makes getting things done easier as I am close to wherever I need to be

How has the building management responded to any problems or issues you have raised:

The concierge team has been great while I have been here. They have been on hand to help me. Kwam, James, Tashinga, Stephen & Fidela have been helpful every single time.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how much it rains in Manchester lol but the team at angel garden always brightens up my day.

Please tell us about the good and bad aspects of living in your local area:

Living on my street offers a fairly balanced experience. There’s a decent range of local shops and independent cafes nearby, as well as a few well-rated restaurants and friendly pubs. Open green spaces are within walking distance, offering a peaceful escape and places to exercise or relax. Public transport is generally reliable, with bus stops and train stations conveniently located, although peak hours can get crowded and delays do happen occasionally. Parking can be tricky, especially in the evenings, as spaces fill up quickly. Bin collections are regular, though sometimes bins are left out longer than they should be. The area is mostly quiet, though there can be occasional traffic noise during rush hour. Anti-social behaviour is rare, but like any urban area, it’s not entirely absent. Overall, it’s a pleasant, practical place to live with good amenities and access to transport.

How has the building management responded to any problems or issues you have raised:

The building management has been generally responsive, especially when it comes to urgent issues like heating or plumbing. They usually act quickly in those cases, which is appreciated. However, for less urgent matters—like cosmetic repairs or maintenance in communal areas—the response can be slow, and sometimes follow-up is needed to get updates. Communication is polite but could be more proactive and transparent. Overall, they do address problems, but there’s definitely room for improvement in terms of speed and consistency.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how limited the parking availability can be, especially in the evenings—it fills up quickly, and finding a spot nearby can be stressful. Also, while the area seems quiet during viewings, weekend nights can bring some noise from nearby streets or passing traffic. A helpful tip for new neighbours: get familiar with the bin collection schedule early on, as missing it can lead to overflowing bins or confusion about where to place them. Small details, but they make a big difference day-to-day.

At moda we have everything on out door step. Town is a 2 minute walk away. All open spaces are clean and tidy the courtyard is stunning. The staff are amazing, but I have to give credit to James and Darren. They've both gone above and beyond to make me feel like part of the Angel Gardens family and are truly an asset to Moda Living. Their dedication and support have made a significant difference in my experience here.

How has the building management responded to any problems or issues you have raised:

The building management, especially James and Darren, have been incredibly responsive and helpful whenever we've raised any problems or issues. They didn't just address the issues, but went above and beyond to ensure we settled in comfortably. Their dedication and support have made a significant difference in our experience here.

Nothing bad to say at all everythingbis clean and tidy all staff are pleasant

I couldn’t have asked for a better place to live, experiencing angel gardens is like experiencing heaven. The team are so lovely, Kwam, James, Ralph, Fidela & Samson are incredible and are always on top of things.

How has the building management responded to any problems or issues you have raised:

Any issues that we’ve had have been resolved promtply. For example, our washing machine broke and we were kindly given permission to use another washer whilst we waited for ours to be fixed!

Please share one thing (or more) which you wish you had known before you moved in:

I did not view the apartment myself before moving in therefore I was a little nervous but I wish I had not felt like that as I think moving here is the best thing I ever did!

Living in Manchester city center has been a blessing because it is close to everywhere I need to go. The transport to work is easy and I don’t have to trek far before getting to where I need to get to. Rochdale road is a safe and lively area and I am so happy I chose this Angel Gardens to live. The team consisting of Kwam, Fidelia, Ralph & James have made my stay worthwhile so far.

How has the building management responded to any problems or issues you have raised:

Yes they are quick to reply to any maintenance requests and super helpful when recommending any services.

How secure the building is - I feel super safe and this was a big plus.
