Manchester is a great place to live and having angel gardens located perfectly within the city makes getting things done easier as I am close to wherever I need to be

How has the building management responded to any problems or issues you have raised:

The concierge team has been great while I have been here. They have been on hand to help me. Kwam, James, Tashinga, Stephen & Fidela have been helpful every single time.

I wish I knew how much it rains in Manchester lol but the team at angel garden always brightens up my day.

Living close to the city centre, Arnsdale Mall, and train station is very convenient, offering easy access to public transport, shopping, and dining, although it may also come with drawbacks like traffic congestion and high living costs.

How has the building management responded to any problems or issues you have raised:

The building management has been very quick and responsive to any issues I've raised. The concierge team is particularly impressive, providing excellent assistance and making it easy and convenient to live here. Their helpfulness and prompt responses have been a big plus for me.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is that the community events and activities aren't as frequent as I'd like. However, my tip for new neighbors would be to definitely introduce yourself to the concierge team, they're super helpful and can make your life a lot easier!

love this place i’ve lived here for about 4 years now great staff especially the Concierge. special mention to the lads RALPH KWAM JAMES AND FIDELIA the lady at the desk have all been brilliant

swiftly and effectively no delay. moved apartments in less than 24hrs once

Living on my street offers a fairly balanced experience. There’s a decent range of local shops and independent cafes nearby, as well as a few well-rated restaurants and friendly pubs. Open green spaces are within walking distance, offering a peaceful escape and places to exercise or relax. Public transport is generally reliable, with bus stops and train stations conveniently located, although peak hours can get crowded and delays do happen occasionally. Parking can be tricky, especially in the evenings, as spaces fill up quickly. Bin collections are regular, though sometimes bins are left out longer than they should be. The area is mostly quiet, though there can be occasional traffic noise during rush hour. Anti-social behaviour is rare, but like any urban area, it’s not entirely absent. Overall, it’s a pleasant, practical place to live with good amenities and access to transport.

The building management has been generally responsive, especially when it comes to urgent issues like heating or plumbing. They usually act quickly in those cases, which is appreciated. However, for less urgent matters—like cosmetic repairs or maintenance in communal areas—the response can be slow, and sometimes follow-up is needed to get updates. Communication is polite but could be more proactive and transparent. Overall, they do address problems, but there’s definitely room for improvement in terms of speed and consistency.

One thing I wish I had known before moving in is how limited the parking availability can be, especially in the evenings—it fills up quickly, and finding a spot nearby can be stressful. Also, while the area seems quiet during viewings, weekend nights can bring some noise from nearby streets or passing traffic. A helpful tip for new neighbours: get familiar with the bin collection schedule early on, as missing it can lead to overflowing bins or confusion about where to place them. Small details, but they make a big difference day-to-day.

At moda we have everything on out door step. Town is a 2 minute walk away. All open spaces are clean and tidy the courtyard is stunning. The staff are amazing, but I have to give credit to James and Darren. They've both gone above and beyond to make me feel like part of the Angel Gardens family and are truly an asset to Moda Living. Their dedication and support have made a significant difference in my experience here.

The building management, especially James and Darren, have been incredibly responsive and helpful whenever we've raised any problems or issues.
