The designers of Moda wanted to build an enclosed , secure and vibrant place to live. A little Oasis in a bustling part of this great city. No on-site amenity was overlooked. 2 onsite gyms (one free) , Coffee shop / Café, Cycle storage, cinema rooms, workspace, rooftop sports pitch, private dining area, Amazon drop-off and a central private courtyard. It is incredibly well managed, cleaned daily , super pet friendly and the team really cares. Super fast broadband / TV service offerings. Any problems , repairs, questions and the 24/7 team react immediately, giving you that peace of mind.
But most of all , the Management team are constantly striving to make you feel part of a community. Always thinking of new ideas. Pop up restaurants and events in the courtyard, Artisan markets, Cookery schools, Music nights as well as new services (like deliveries from local places, handymen, car washing, local discounts). It feels like a family.
The team know you by name and have a real desire to make you time here as comfortable as possible.
And as always, what you put in , you get out…. meaning that the residents respect each other, noise levels are low and the place stays looking immaculate.

Angel Gardens, Moda is the perfect city centre place to live. Close to both Victoria and Piccadilly train station, only a couple of hundred yards for the vibrant and eclectic Northern Quarter and a few minutes from the main shopping areas. Great , safe area with good views all round. On-site parking with electric charging, in-house bin collections and incredible array of amenities within minutes

I couldn’t recommend Angel Gardens more. I have rented so many apartments in Manchester ( for colleagues, guests, friends etc). Now I am renting myself, I am so glad I made this choice as the rest didn’t compare
How has the building management responded to any problems or issues you have raised:
Absolutely, faultlessly and immediately. From day and night concierge, Maintenance team , event management, renting / onboarding team etc.. they couldn’t be better

I love living here at Moda Angel Gardens, I don’t really have anything bad to say about living here but I do wish we didn’t have to pay to use our amenities. I wish it could go back to how it was during lockdown and just book time slots on the app for free because I would use them more often such as the theater room..

This is the perfect location for an apartment to be in, it’s in the heart of a lot of action which is very convenient!

I wish I had known that we have to pay to pre-book the amenities, we pay so much for rent that I would think amenities would be at least free..
How has the building management responded to any problems or issues you have raised:
The building management doesn’t reply back to emails as fast as I thought they would!
Great place to live if you want convenient and easy access to everything Manchester has to offer.
First class facilities and friendly building management, excellent gym on site and Hero fitness classes available around the corner on campus, shared communal spaces, especially the terrace in the summer is a great benefit.
Could do with air conditioning in the height of the summer.
Lifts can get busy.

Great location, easy access to Norther Quarter and City Center, with lots of restaurants and bars within a 5min walk. Can be noisy Friday and Saturday night if you leave the bedroom window open.

parking can be an issue for visitors, visitor parking would be helpful

building management always quick and efficient to respond

great design and definitely feel well looked after / like I get my moneys worth! lovely staff and people and never any issues – design is great and love my apartment – very spacious and lots of storage space provided for us, always clean and lovely in communal areas

always really good social events
local shops are great and easy to get to
transport very easy and everywhere is walkable
noise etc isn’t a problem

Oasis in the heart of the city
Moving to Moda has really helped build a community in Manchester. From the events to the updates I have made life long friends. I love living in the city centre. We have our own oasis with the rooftop garden and courtyard and you’d never believe we are in the heart of the city centre with its vibrant nightlife and 24/7 amenities.

They are quite upfront about everything so there were no surprises.
How has the building management responded to any problems or issues you have raised:
Very fast. I have had to contact them in a few occasions but they always fix them
A great place to live.
The design and decor of the building is probably one of the best in the area. The facilities are also great and are well maintained. Most of the events organised throughout the year are also fun.
The management has been mostly great but higher staff turnover means some issues don’t get solved as fast as they should be.

Moda is situated in the perfect location in Manchester City centre. Everything is walking distance and the constant developments mean that you can find anything you want.

I wish I had known that the energy provider was a private company attached to Moda, impossible to change and running what looks like a monopoly over the building.
How has the building management responded to any problems or issues you have raised:
The management have responded well in most occasions however we still have issues with the post room.

Love the homely feel off the reception area
Love the football pitch. Feel having to pay to watch things in the cinema room is a bit wrong though. Love the homely feel off the reception area and the green spaces . Wish the gym was slightly bigger and wish there was a bar in the empty slot downstairs

Bang in middle of manchester. Great location for the nightlife and shopping district. Close to victoria

No pets alllowed on my floor which is a bit of a letdown

AMAZING LOCATION, FANTASTIC STAFF (most of the time) Wouldn’t ever move out tbh and been here 3 years. only down fall of moda is the payments for bookings for amenities in a building you should get for free especially with the rent you pay! even a car park badge for a space you pay for. a bit of a joke at times

Not all of them and I still have some things broken in my apartment.
A great place to live
The building is a really good place. Everything runs smoothly and any issues are swiftly taken care of. Feels very safe. Rooms are well built. Having the concierge is great for deliveries. Gym is always available and clean. A really good place to live.

Really close proximity to everything Manchester has to offer. Quality location without much noise pollution. The options available are numerous.

Make sure you have a fan because the heat in summer can be very hot.

The building is stylish, modern and has everything you need. The facilities are amazing, property management are quick to fix any issues but I very rarely have any problems. They’re great people and the flat is a real home, I’d recommend it to anyone
