Angel Gardens is by far the best in terms of the furnishings, the design and you also have some awesome amenities.

Firstly, I want to say that I have lived in quite a few luxury apartment buildings in Manchester in the past couple of years and Angel Gardens is by far the best in terms of the furnishings, the design and you also have some awesome amenities. I love the fact that you have still set up zoom calls for us to have workouts/nutrition calls etc whilst we can’t use the amenities like the gym.

However, I do have to say that the customer service could most definitely be improved. The guys who work at the concierge are amazing and will go above and beyond for the residents but unfortunately that stops with them, and has not been the same treatment from the managers. When I have had problems with my apartment which were the fault of Moda, I didn’t receive any kind of compensation, not even an apology.

I think one thing that Angel Gardens is missing is a rubbish chute, it doesn’t seem very “luxury” to have to carry all of your dirty bins and rubbish down in the lift with everyone. Another thing that could be improved is having an intercom system to let guests up. I have been told that we do not have one to make things more “exclusive” but to me it just feels like more of an effort for the residents to have to keep going up and down every time we want to let somebody in.

The area is great, I love how Angel Gardens is positioned perfectly between town and the northern quarter

Please share one thing (or more) which you wish you had known before you moved in:

That there were no rubbish disposal chutes and no intercom system.

How has the building management responded to any problems or issues you have raised:

Eventually, yes. The issues were fixed which was the bare minimum I would have expected but without any kind of compensation or apology.

Beautifully designed and mainted with a great sense of community (especially amongst pet lovers). The Concierge team is absolutely lovely as is the maintenance team. That said, it’s hard to justify paying top dollar here this year when essentially all of the amenities have been removed. What’s most frustrating is moving in after the first lockdown, I specifically asked what the community would be like if there were another lockdown, and was told something drastically different from reality with no real apology. I’m hoping they try to make things right when it comes time to renew in May (as I won’t be renewing my lease if they don’t).

Bottom line — great place to live but the high expense is only worth it if you are able to take advantage of all the many amentities (on-site gym, in-personal social events, etc.).

Conveniently located to Ancoats and City Centre, everything you need is at your doorstep.

To the extent the building itself would be locked down

The entire building has a luxury finish and views are outstanding

Tries hard but fails to deliver

Both Gemma and David the concierge staff are outstanding. They do make life a bit easier and will always help. The flats are not bad but I would change things, the kitchen is lacking worktop and space, also the extractor good just gets in the way if you are tall. The windows are always filthy which is a shame as the light they allow in helps during lockdown. The biggest issue is the disparate groups. The building doesn’t have a view on it’s preffered residents. The young annoy the proffessionals with trashing common areas and throwing parties. The students disappear during summer leaving areas empty. It needs to decide what it’s core community should be and aim for one group.

The northern quarter and Ancoats have great independent stores. The building is located perfectly for access to transport.

Communal facilities are pointless in a global pandemic

How has the building management responded to any problems or issues you have raised:

The staff are excellent. Any flat issues get fixed. Any issues with your neighbours and you are on your own. So it’s pot luck if your experience is good or not.

We do have quite a range of apartment styles and layouts, which factor preferences for larger living space, kitchen, bedrooms etc. Do speak with our Leasing team if you would like to explore the layouts. Window cleaning is carried out quarterly, with the next clean scheduled for March. We offer a diverse community, with of course careful placement of house rules. We hope you can join us for future resident events, and have taken advantage of your personal use slots within the amenity use area’s.

Design is ok if a bit anonymous- could be a hotel. Some details not thought through well eg shower always leaks onto the floor because of where the shower head is positioned. Too expensive for what it is in lockdown- shared facilities closed due to COVID and no complimentary socials

Lots going on, great transport links

The council tax is really high. The cost of parking is super high and the car park isn’t even full.

The shared areas and socials which we currently cannot access due to COVID
