Simply the best

We purchased a home in a very small cul-de-sac, it’s just what we wanted and hoped for. The development is coming along very nicely and I’m sure will be a great place to live longer term too! Clearly much thought has gone into the design of the buildings, the layout works for us just fine. We bought the Oxford Lifestyle and are delighted with the features, walk-in showers, option of a bath if required, split central heating system and large windows/doors to the garden.
I would comment on the Redrow staff which we encountered, from the off Donna Sabin was really good and couldn’t have done more to make us welcome. We often see information about being part of the Redrow family and just how we feel. Meanwhile Thomas Morgan has also made us very welcome and again can’t do enough to make us happy with our purchase, no regrets great move for us!!!

We bought a Redrow home in September 2021 and moved in December 2021, the development is incomplete and therefore unable to comment on shops, restaurants etc. I understand that transport links are part of the development but not in place at this time. I can comment on the location and it’s quiet semi rural and we’re enjoying our move, can’t wait for the walks to open completely. Meanwhile our bin collections have been excellent from the move in.

Please share one thing (or more) which you wish you had known before you moved in:

We had viewed the properties prior to our move in and had a good feeling about the build and the developer.

How has the building management responded to any problems or issues you have raised:

Our site contact for problems has been excellent, we’ve had very few problems, mainly minor but all have been dealt with, or in hand.

A great place to be supported by a great developer

Our Leamingt on has three bedrooms each has an ensuite. the main bedroom has large bathroom with wet room and dressing room. A large kitchen diner. A two zone central heating system which is ideal.

I am a triplet and my identical brother purchased a Leamington on the Shrewsbury development
( Happens a lot with us 🙂 )

Amington Village is ideal for commuting to Birmingham, Burton and close to a rail station linking with major cities. We have two main airports not far and with the M42 links to the countries motorway network.
Doctors are close by and there soon will be a school built on the development inaddition to local schools nearby.
Country pubs are close by and there is entertainment within the town of Tamworth.
Shopping is easy with Ventura Park close by and Birmingham and Burton close by. Tamworth provides a rail link to major cities.
WE have no antisocial behaviour, adequate parking and Redrow cleverly supply areas for bins to be collected. The clue is in the name Village – everyone is pleasant and always say hellow. Redrow created a walkway around the development ideal for walking and families to exercise
It is great to live here!

What is the best feature of your home:

Ensuite in each bedroom !! Modern and well planned to accommodate a family. Workmanship is second to none. Excellent customer care that made the purchase journey a breeze. Aftersales care was excellent – totally satisfied

Average Build, Rubbish site management

The design of the property is average. Only favourite is the kitchen the rest of the house is just standard. However the building and property management on the site is poor, many issues with the bathroom since we moved in. None of the damage has been yet repaired. Not happy to wait for someone to do something about it eventually, just going to have to pay for ourselves and as the building developers would aim for.

Very quiet and friendly neighbourhood, but only downfall is kids are constantly playing in the road and not being cautious of cars.

I wish I had hired a professional independent snagger to look round the property before making the purchase. Because the aftercare is shite.

What is the best feature of your home:

Kitchen is literally the only room with no fault at all.

Nice buildings but expect problems once you move in

I’ve raised those points above. However in addition, the customer service team are OK but they take a while to get back to you and for appointments to be made for contractors to come out and look at any issues you may have. The layout of the homes are spacious.

The roads around the development are spacious, the development is attractive, unfortunately once you get into the house there’s often lots of issues that need resolving and the drainage system is not good it blocks and the person who came to clear it for us said they visit about 20 households on the development every week because of the issue!

We’ve had problems with the lawn they laid down and drainage

Pleasant development that could be better maintained

The development has a pleasant footpath around the perimeter and anole green spaces.

The maintenance of the grass not attached to any given property can vary, suggesting the site management do not properly maintain these areas, leaving it to the owners of the nearby houses

Post office and small supermarket within easy walking distance. Ventura park a 10 minute drive with a wide variety of shops

The length of time that the site was due to be a development

If there is one thing you would change about your flat or property what would it be:

I would have liked an opportunity to pick some extras. When I came to buy, the plots that were released were fully built and seemingly could not be modified. I would have liked to buy a plot that was at an earlier stage but one wasn’t available. It seemed that houses were only released for sale as they almost finished

The development has a lovely design, redrow do excell with their traditional look houses which have kerb appeal, that being said in some places it does feel like there are too many houses crammed in on certain roads. Therefore our garden does feel quite overlooked and not as private as it could be. Generally speaking, Redrow have been good with property management/maintenance in the year following the purchase of our property

Overall we enjoy living on the development…we are situated on the edge of the development where there is lots of countryside, meaning there are plenty of places to go for walks and we feel away from the hustle and bustle of the main town centre. Not too far from the main motorways and local shops. Parking is good. Not too many restaurants/bars close by. The development would benefit from a few small local shops/takeaways, which I believe may come with time

Nothing, everything was well explained and I feel like we were informed of most aspects of life in our new property

How has the building management responded to any problems or issues you have raised:

Yes, general teething issues have been resolved – although this hasn’t been very speedy

Beautiful development but some tweaks to be made

The design of the houses are beautiful. High ceilings, detailed skirtings and architraves, large bay windows, bathrooms are a high level of quality.
Externally the brick choice is very beautiful and the garage and front doors colours are unusual and follow the heritage look.

Little thought is put into the rear garden or even just the basic levels of the ground which is a real shame. I appreciate most house builders do very little with the garden some do not even lay turf.
However Redrow appear to be appealing to those seeking a higher level of quality that does come at a cost…

Positive
The developer has confirmed the construction of a nature walk area in the near future.
The road in has been well thought out
The developer decided not to construct on the first plot as you drive in leaving a plot of land for children and dogs to play on

Negative
There are no local shops or facilities at all yet on this development.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the following

– The council tax for this home (my own naivety). This came as a shock

– The fact you need to snag your house for aesthetic defects more thoroughly . We’ve found a few initial and then lots more over the few months but were told aesthetic defects needed to be stated within 2 weeks.

– To pay more attention to the garden when snagging
The levels in our rear garden are awful.

– The legal team at Redrow are unfriendly. Appreciate they have a job to do but their timescales sit outside of realistic periods.
If you are in a chain I’m not sure your you would complete in time

How has the building management responded to any problems or issues you have raised:

Yes
The insulation in the dormer roof was missing and this was dealt with property
There was also a minor roof leak which was dealt with

Spacious, classic estate harking back to traditional values.

Design – based on traditional building styles with green spaces and reasonable gaps between houses. Layout of estate has been done so that trees / green spaces and walkways are incorporated around the estate. Back gardens are relatively secluded by careful planning.
Facilities – whilst there are no facilities at present there are plans for a school (primary), a pharmacy / small shop and a public house, timescales for these are unknown at present.

Please tell us what you like and dislike about this area:

Whilst the local shops are not on the estate and about 1 mile away they are very good. The town centre is approx 3 miles away and has a wide range of shops and restaurants. The estate benefits from a lot of green spaces both on and next to the estate which is great for dog walking / running.
Parking is generally off street and only occasionally is on street parking a problem Bin collection has been very good, even during bad weather and covid.
The main road is far enough away so that traffic noise isn’t a problem other than building contractor etc during the mon-fri 7-4.30 period. Haven’t experienced any anti-social behaviour in the 16 months we’ve been here. I feel you do need a car if you need to get out and about as the bus route is minimal.

Bad – not establishing how long the existing building phase would be going on for around us which has caused increase traffic & dust.

Layout of the ground floor incorporating large kitchen/family space with high ceilings.

Houses are well built, lovely area. From start to finish was helped through designs stage to snagging of the property, they were quick with rectifying problems with our house. Since rectification had no problems with the house, the area has brilliant green areas which is used on a daily basis

Within range of all good quality shops, supermarkets nearby and town centre only a ten minute drive away. People within the area are friendly and our neighbours are great.

the amount of problems that come with a new build.

The development is very nice with a large range of house styles. Interior wise they all seem very good in utilization of the footprint of the property. The garden is of a very good size, the only complaint is the turf is not laid very evenly and at one end has trouble draining as we are on clay soil. The white stones laid in various places are a nuisance at the frontnof the house they are not contained and go all over the parking area.

Shops a distance away. Restaurants are in the center of town a ten minute drive. Plenty of lovely open spaces surrounding the development including canals. Have not yet tried the transport links into town. Nice quiet street, with my own two parking spaces outside the house. Bin collections regular, none have been missed during the eighteen months I have lived here. However we could do with rubbish bins on street.

As I said earlier the only real problem is the turf in the garden, when viewing suggest this is thoroughly examind.

What is the best feature of your home:

The curving staircase from ground to first floor and the sloping edge of ceilings in the bedrooms.
