Ambersey Green is a development of homes by Latimer, the home building arm of Clarion. It sits on the edge of the market town of Hailsham and is a short drive from Eastbourne and the South Coast.

Latimer homes, Jenners and Clarion are all absolutely useless. The houses are built to an extremely poor standard, there are multiple snags and issues with on development site such as flooding. This is again due to the poor standard of work that’s been carried out. The block paving is finished to a poor standard and is an eye sore. There’s weeds growing throughout the development between the block paving, in the gardens and everywhere where they haven’t applied enough of a sand vase beneath. The aftercare is absolutely useless and major snags are left for months before being acknowledged. They send out guys to fix these problems without letting you know and when you’re not in (as we haven’t been made aware) they then blame the property owners that we’re not in and even report back that we turn them away which is complete rubbish! Do not purchase a property from these useless idiots that have no respect for the residents other than chasing them for their money!

The local area is lovely, the local residents are all friendly and we really enjoy living on the outskirts of the town.

How has the building management responded to any problems or issues you have raised:

Yes but people come out and fix issues to such a poor standard. You also have to wait weeks, months and in some cases years for a resolution.

Please share one thing (or more) which you wish you had known before you moved in:

Get your own survey done. Get snags resolved before moving in by pushing this through your solicitor. They don’t bother to register the homes with the NHBC so ensure this is done!

Great place to live and a lovely neighbourhood to be a part of

The development itself it well laid out and our house is well designed, with plenty of storage space and living space. The management of the properties however is shocking, many residents have been waiting up to a year for repairs that, when they are carried out are substandard. We have been waiting a very long time for repairs to our carpet and paint work, and other repairs we have had done haven’t been to a high standard. This really lets it down as every other aspect of living here is great.

Please tell us about the good and bad aspects of living in your local area:

Lovely location just outside of town, close enough to get to the shops and restaurants easily but not so close that you get all the noise from the town. We are also within a 20 minute drive of Eastbourne which is lovely for going to the beach and visiting bigger shops. The neighbourhood is lovely and well laid out, there are enough visitor bays that parking hasn’t been as issue for us. In terms of noise, at the moment is is very noisy with the building site traffic and road sweepers but once this is gone I imagine it will be quite a nice quiet street to live on.

How has the building management responded to any problems or issues you have raised:

Some problems have been fixed and others we are unfortunately still waiting for. Clarion we’re absolutely terrible and never responded to any repair requests, however I managed to get a managers email address and things were then slowly sorted

Please share one thing (or more) which you wish you had known before you moved in:

Check everything! Make sure your aerial cables are installed correctly, the internet wiring, ask if your house has had any issues with the gloss work yellowing before you move in (yes this is a problem for many!)

A Pleasant Place to Live

Ambersey Green is a small select development situated at the edge of Hailsham. It offers 2, 3, 4 and 5 bedroom well designed houses plus flats, for outright purchase or shared ownership, which has attracted many young families. With recent lockdowns there have been problems with snagging, which haven't always been addressed that quickly, however with the newly formed residents association together with covid rules relaxation, these issues are being addressed. The management company, Clarion, are now on the ball. The roads and pavements have still to be completed, and at the completion of the build, there will be a children's play area. There are also plans for a small handy Tesco nearby.

Please tell us about the good and bad aspects of living in your local area:

Ambersey Green is situated in Amberstone on the Herstmonceux Road. Transport links are good with easy access to both A22 and A27. Public transport is fair with buses to Brighton, Eastbourne and Hastings. Trains run to Victoria from nearby Polegate and from Uckfield to London Bridge. Hailsham Town centre is a brisk walk down Battle Road. There is a broad range of small independent shops as well as a large Tesco, Asda and Waitrose supermarkets. Lots of coffee shops, small cafes and a range of restaurants and pubs offering Italian, Chinese and fine dining menus as well as everyday pub grub. The local leisure centre boasts a swimming pool, gym and smaller studios for dancing and fitness, as well as a soft play area and ten pin bowling lanes. Hailsham has a large secondary school close to the development and several primary schools. Although there are parts of Hailsham known for some anti social behaviours, this doesn't seem to impact on Ambersey Green. Hopefully the proposed Neighbourhood Watch Scheme should offer a degree of reassessment in this respect. There are large open spaces for exercise, small play areas and a country park for dog walking make Hailsham a very attractive area to live.

How has the building management responded to any problems or issues you have raised:

Initially slow. There have been drainage problems in gardens (it's a heavy clay terrain), many lawns were plagued with cranefly larvae and dead trees need replacing. However they are now beginning to address these problems. Better communication has been key.

It's such a friendly community here everyone waves and says hello. There is a good residents Facebook group and a residents association.

Lovely design and initially the dealing with defects has been excellent. My 1 remaining defect has still not be fixed and had an email saying they have closed the defect even though it was raised in the defect period which I am not very happy with. Also awaiting driveway curb to be completed as this currently has lumps and bumps

Please tell us about the good and bad aspects of living in your local area:

Area is brilliant and meets all expected requirements. Good access to schools and the town. Close to a petrol station which is handy and easily accessible street.

How has the building management responded to any problems or issues you have raised:

Initially responded great and was very quick to address issues. Then I received an email to say a defect was raised outside of the defect period , even tho all defects were raised at the same time of which I have proof

Being prepared for how much I would have to water the garden to keep the grass alive as this died off very quickly

Good overall. Happy with build and aftercare for for the home. Just the speed of communication from Clarion to Latimer/Jenner needs to be faster. Why are they needed as a middle step, when all they do is slow the process and get things wrong.

Please tell us about the good and bad aspects of living in your local area:

Good local area, 20 min walk into town, for local shops and restaurants. Parking is ample and bin collection good. Have not witnessed any antisocial behaviour.

How has the building management responded to any problems or issues you have raised:

Once Jenner know (big delay after reporting) they are great. Ian especially is brilliant.

Please share one thing (or more) which you wish you had known before you moved in:

Weather the house is set up by the OFN or not. It’s not hard to organise them, but you don’t know if you need them or not. More knowledgeable staff would be helpful. If the box in the house is empty, you need to contact them.
