Decent riverside living near Manchester

Please tell us about the good and bad aspects of living in your local area:

Salford Quays is decent for day-to-day living. There are a few restaurants around MediaCityUK and the Lowry theatre is a nice bonus for evenings out. The tram connection into Manchester city centre takes about 15 minutes which is handy for work. Shopping is limited nearby but the Trafford Centre is a short drive away. The waterfront walks along the quays are pleasant enough when the weather cooperates.

How has the building management responded to any problems or issues you have raised:

Management usually responds within a couple of days. Had a leak fixed within the week which was acceptable. They could improve on proactive communication about building works though.

Please share one thing (or more) which you wish you had known before you moved in:

The tram stop at Exchange Quay is closer than it looks on the map and saves a lot of time getting into the city. Also worth checking the water pressure before you sign as it varies between floors.

Overall living in this area is pleasant but living in the development itself is absolutely appalling. If we had to disclose the issues that we have experienced here, we could write the UK’s best selling book. There is no offstreet parking. The bin collection only happens if the if the leaseholders complain because the managing company has not been paying the fees for the disposal company. The antisocial behaviour here can be very appalling although there is security they don’t really do anything. The traffic noise is very loud as it is on the main road and the design in which the development have gone through doesn’t do anything for any outside congestion noises so you constantly hearing the doors open for the parking people driving over the humps that all the broken road.

How has the building management responded to any problems or issues you have raised:

We are currently on 40+ hours without electricity if that’s any indication to how they respond to problems or issues I guess that answers your question

Please share one thing (or more) which you wish you had known before you moved in:

Something I wish I would’ve known before moving in is that all the facilities do not exist and it’s a lie. That there is a there is currently a sewage problem so it smells constantly.

Do not rent/buy one of these apartments!! If I could give ZERO stars I would. Appalling building management by Xenia estates - disgusting and dirty corridors, litter and nos cans left lying about everywhere, bin store left to overfill and lift never ever works. Parcels constantly getting stolen. Whenever you report these issues to Xenia estates they do absolutely nothing, a joke of a company that are leaving people to live in unhabitable and unsafe buildings. Also a dodgy area, with several criminals living in the building. If you do anything in life, please don’t torture yourself by choosing to live here.

How has the building management responded to any problems or issues you have raised:

By doing absolutely nothing - a common theme for them!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had not moved here and wasted my money. Shame as the building does have potential.

Location is great for getting into town etc, but there is lots of theft of parcels, the building is unfinished in parts, management are not great, constant leaks and floods in the car park, no parcel storage just a tiny mail box, generally quite dirty as well, the corridors and carpets are in quite poor condition. Homeless/randoms constantly break in, human faeces and urine can be found in plenty of areas at least every 2 months or so. Homeless people also sleeping in the car park. Lots of parking issues. The flats themselves are really nice though.

How has the building management responded to any problems or issues you have raised:

Extremely slowly, my flatmate had a window that she couldn’t open as the previous tenants had broken it and waited 8 months for it to be fixed

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the parcel thefts and the issues with parking tickets etc, and the front doors not being secure

Stunning from afar, ruined by the local crime

Please tell us about the good and bad aspects of living in your local area:

The local area is fairly rough and there is a daily stream of sirens from police dealing with crime in the area. The street has a reputation for parcel theft and we no longer get packages or important mail delivered here. There is the local Nisa shop that is a great little convenience store but attracts bad crowds. There is also a shisha bar that furthers the aura of bad energy.

How has the building management responded to any problems or issues you have raised:

They do not respond after several attempts to contact them.

Please share one thing (or more) which you wish you had known before you moved in:

That there is a service black out inside the block and the crime levels are high.
