
City Wharf by A2Dominon Rental Only is a residential development, which comprises of 65 apartments. In addition, it has a won the Best Apartment Building at the Sunday Times British Home Awards 2016. Moreover, the development is nestled alongside the tranquil canal on the Wenlock Basin. This is only a 12-minute walk from Old Street underground station.

This Developments is part of the Early 2010’s development of the area, where most of the industrial sites were transformed into new-modern apartment buildings. The Wharf Road development is sitting on the Regents Canal and benefits from a very private and open public space, both at ground level and rooftop. It is to the highest standard of interior fittings and managed very well.

Wharf Road benefits from being a connection between the calmer more traditional row-houses area to the North and the vibrant up-and-coming Old Street area to the South. It feels like sitting in-between a great spectrum of offerings, very close by we have Angel, Clerkenwell, Hackney and The City of London.

Grocery stores are situated at a 10 minutes walk in Angel. The local area is quite neutral but very close to many diverse offerings.
What is the best feature of your home:
Proximity to water, green space, roof-terrace, floor-heating, ventilation, insulated, private, accessible.





A good place to be living in
Facilities wise I consider to be alright, the quality of life it is more than appropriate: mostly silent, the concierge is friendly and very professional, it is generally clean, the smell problem has disappeared, it there is a facility problem it is taken cared of really quickly and promptly. Overall I don’t see any inconveniences or things I dislike.

Overall it is a very well equipped area, all the services are nearby (banks, supermarkets).

It is a new development, the facilities are new and functioning well. The area is clean and people well educated
How has the building management responded to any problems or issues you have raised:
Very promptly and well taken care of by giving the contact to really competent people
Good potential but too many issues
The building has too many issues. We have the hot water that keeps going out. There is the issue with the sewage smell that comes out of the building. And the elevator and the front gate break down too often. We also had issues with packages being stolen from the building lobby.

It can get pretty dirty in part because of the mcdonalds. The area is a little lacking in terms of amenities but Angel is close by.

I wish I had known that the apartment could get so hot in summer because it faces West and is in direct sunlight for a good chunk of the day. They are difficult to air out. My main gripe is that there aren’t any proper outdoor blinds to keep the sun out, only curtains.
What is the best feature of your home:
The apartment is very recent so the inside looks good. It is also fairly well sound proofed.
Happy tenant. Management could be improved-
Nice building and up to date facilities.
Amazing rooftop, nice view and bench to enjoy a nice day.
Design is good.
The flat is okay but needs repainting.
The lift and bike storage are working fine, never been an issue.
The animals by the canal can be loud.

They lied about cleaning the place before I moved in.
Really bad experience, I had to pay further 2 weeks elsewhere as the furniture was completely broke.
How has the building management responded to any problems or issues you have raised:
There are always faults in the building, either hot water, pipes, gates getS blocked often.
They keep apologising but it keeps occurring.
Great location, building
Decent attractive modern building suffering design hiccups (replaced lighting with poor new choice, boiler issues, cladding). Garden a bit lacking.

Good transport, restaurants, etc. Mix of chain and independent. Friendly neighborhood.

Concierge not available in 2 out of 4 buildings.
How has the building management responded to any problems or issues you have raised:
Yes. But with many delays and difficulties in fixing.
Great location, nice amenities like roof terrace and underground parking but some design flaws
facilities are alright, some parts like the kitchen could be better value and the design of windows that don’t fully open and balconies that allow water dripping on the one underneath is not ideal. Hallways are extremely warm and radiating heat into the flat and the rooms are very dark due to the design of the building.

the windows can’t be fully opened which makes the flat extremely warm in summer

the proximity to canal and relatively quiet backyard
Great Location
The flats heating and bills are very low and would definitely recommend. The terrace is indeed amazing. We had a few facilities issues with elevators breaking down and bicycle lockers being broken. Finally, the design is great but the flats’ floorplans and brightness could have been much better.

Better maintenance since one of the elevators was broken for months.
Great Place To Live
Great building with excellent concierge services. Everything is properly designed from the entrance up to the garbage/recycling places. Having the view to the canal and being able to enjoy that view in Central London is definitely something that is worth a lot

Concierge services should be more promoted
If there is one thing you would change about your flat or property what would it be:
I believe that having a wider entrance hall would be something nice
Good development, great location, slow property management company
Flat is spacious and nicely designed, placed in the corner so natural light is lacking – good development as a whole and reasonably priced.
Management company can be slow and unresponsive – 9 months since moving in and repeatedly asking to fix a minor issue but not resolved (COVID is now impacting).

Poor/slow assistance from management company – enjoyable development otherwise and relatively quiet.
How has the building management responded to any problems or issues you have raised:
Poor response time and effort – does not follow up and needs to be repeatedly chased to get anything resolved.
Good apartment, fair building.
There has been many issues with the development including cladding. A2dominion usually gets things fixed within a reasonable amount of time.
The apartment itself is good. There is great soundproofing between apartments. The soundproofing from the outside could be better, I think the windows are not good enough. Also there should have been outside shutters instead of curtains. It gets very hot very quickly when it’s sunny out.

The area is well centered, close to Angel and Old Street tube stations. Most commodities are accessible on foot, central London is a short ride away.

There is a problem with sewage and the commercial units on Wharf Road. This means that we every now and then get foul smell coming from the outside. It usually goes away within the hour but it’s unpleasant.
Also, the building has a massive issue with the fire alarms that were installed in all apartments. When it gets hot, they tend to trigger for no reason and keep ringing until someone turns them off. I’ve heard alarms ringing for entire weekends in summer.
If there is one thing you would change about your flat or property what would it be:
I would put exterior blinds rather than those curtains to mitigate the heat when it’s sunny out. I’ve really come to dislike sunny days inside.

Nice property however not well taken care off, quite a lot of problems with hot water, dog shit in comunal areas, bicycles chain in non allowed spaces, bis store really dirty with hundred of flies, and security is never around.
