Located on High Street North, this flat is perfectly situated with Lidl, Tesco, and all essential shops just a short walk away—super convenient for daily needs. The apartment itself is impressively calm and quiet, offering a peaceful escape from the hustle and bustle. Regular weekly cleaning and maintenance keep the place spotless and well looked after. Highly recommend for anyone seeking comfort, convenience, and a serene living environment.

How has the building management responded to any problems or issues you have raised:

The building management has been approachable and generally helpful, especially with routine matters like cleaning and upkeep, which are handled well. However, response times for certain maintenance issues could be improved, as they’re not always as prompt as expected.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, there’s nothing major I wish I had known beforehand. Everything has been pretty comfortable so far, and the flat has met my expectations well.

Good: • Excellent location with great access to transport (District, Hammersmith & City, and Overground nearby). • Central East London location, walking distance from Shoreditch, Brick Lane, and Whitechapel Market. • Good variety of local shops and supermarkets. Bad: • Major issues with anti-social behaviour, including drug use and dealing, particularly around flat 411 and at the building entrance. • Repeated break-ins and vagrants entering the premises due to removed 24/7 concierge and poor security. • Poor bin collection and overflowing waste leading to unsanitary common areas. • Post boxes repeatedly vandalised, affecting mail security.

How has the building management responded to any problems or issues you have raised:

Poorly. Most responses are slow or non-existent. Requests for clarity around energy billing have been ignored or passed around. Attempts to escalate concerns were met with formal threats instead of cooperative dialogue. There has been no real resolution to safety, maintenance, or transparency concerns.

Please share one thing (or more) which you wish you had known before you moved in:

That the 24/7 concierge was not permanent, that there were serious safety concerns, and that energy bills would be unreasonably high and inconsistent. I also wish I had known how management would treat tenant feedback—with resistance rather than support.

The location is fantastic and everything is nearby .. lidil , sainsbury , tesco , Underground , Gym

How has the building management responded to any problems or issues you have raised:

It was very slow and bad … when we were calling the buliding management in opening hours on weekdays .. it says they are our of opening hours… We suffered a lot in this winter for heating. Apart from this issue everything was good and fantastic

To make sure they had a complete check again that everything was working before handovering it to us …

It’s near a lot of places such as supermarkets, parks and even the tube. However, streets are dirty and at night there are some dodgy people in the streets screaming.

How has the building management responded to any problems or issues you have raised:

They respond it very quickly when it comes to internal maintenance in our apartments. However, we have raised concerns about people’s parcels being stolen, about the tidiness of the premises and the maintenance of our communal garden and they simply ignore. They don’t even respond.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known Populo Living was administering the building. That would be a major deal breaker.

Please tell us about the good and bad aspects of living in your local area:

Living in Plaistow E13 has its ups and downs. The area has a decent range of local shops, takeaways, and a few cafes, but not many proper restaurants or places to hang out. Transport links are pretty good—Plaistow Station is close and there are regular buses—but the streets can get a bit noisy, especially on weekends. Parking is tight, and there’s sometimes issues with bins not being collected on time. You do get a sense of community, but there are occasional problems with anti-social behaviour in the evenings.

How has the building management responded to any problems or issues you have raised:

They’ve been quick and professional. Any issues I raised were sorted out fast, and communication has always been clear and helpful.

Please share one thing (or more) which you wish you had known before you moved in:

The lift breaks down more often than expected, which can be annoying if you live on a higher floor. Would’ve been good to know in advance.
