Flint Glass Wharf was designed by the award-winning architects Stephenson Bell and features 136 apartments.     I love the building - the design is very modern and bright. I think the balconies could've been looked after better as there seems to be a pigeon problem - they're everywhere. The facilities and management team are quick to respond to any issues I report which is appreciated.

    Please tell us about the good and bad aspects of living in your local area:

    The neighbourhood, Ancoats, is great. There are loads of bakeries, restaurants, wine bars, breweries and shops to look around. Plus the marina and canals are right here for nice walks and places to sit at lunchtime. There's a huge car park underneath the development so it's easy when friends visit. The bins are emptied often and are quite spacious. The traffic is non existent but the walls of the building aren't very soundproof so I do hear my neighbours quite a bit, talking, moving around etc.

    How has the building management responded to any problems or issues you have raised:

    Very quickly - there were quite a few problems to sort out at the start and the team sent plumbers/electricians within the next day that I reported it.

    Please share one thing (or more) which you wish you had known before you moved in:

    That pigeons in Manchester are crazy and make a lot of noise and poop everywhere. The building is surrounded by them on the canal side.

    The building is new and lovely but could use more windows in the apartment. I really like the layout of the apartment and the kitchen space. It has a modern finish and nice tiling. I personally like the furniture too. Very modern and comfortable. Thanks.

    I really like living in this area it is very nice and lovely lots of cafes and bars and restaurants and the vibrant city culture without the excessive noise. The property could have more windows though, otherwise I love it!

    Yes they have responded very nicely and sorted any issues we’ve had.

    A generally pleasant place to live, but some improvements could be made

    The building is generally clean and pleasant to live in. In the apartment, I wish the windows in the bedrooms opened further as there's very little in the way of airflow in the summer. The electric heaters are also quite expensive to run. The concierge is friendly and having the convenience of a post room is a plus. I find the property management team to be helpful and responsive. However, I do think the security of the building could improve. We had some thefts in the post room at the end of 2023 which I feel could have been better avoided. For example, there's no camera in the post room and that seems like a massive oversight when there's no lock boxes, meaning anyone in the building can gain access to everyone's post. The general quality of the fit-out done by the developers was quite poor in places and there were lots of snags to be seen basically everywhere when I moved in such as scratches on most apartment doors, damaged walls and ceiling tiles etc. The bins get quite full, although I have noted there seems to be extra paper recycling bins now to help with this problem and signs telling people to break down their boxes, which is good.

    Please tell us about the good and bad aspects of living in your local area:

    The local area is excellent for shops, bars, restaurants, and transport. Really, there's anything you could possibly want on your doorstep. However, there is a higher than average amount of homeless people close by, which sometimes sleep right in front of the building door. They tend not to be bothersome but I have once had to step over them to get out of the building in the mornings. The street can get very busy from Thursday-Saturday, but I live facing away from the street and above street level so there hasn't been a lot of noise.

    How has the building management responded to any problems or issues you have raised:

    In general, any repairs we have needed have been seen to in a timely manner. I have however mentioned that the pilot light in our oven is not working during several visits and it's never been sorted, although I appreciate this is not the highest priority repair.

    Please share one thing (or more) which you wish you had known before you moved in:

    I wish I had known the amount of snags there would be before moving in. I wish I'd known that the windows in the bedrooms don't open very far and that the heaters would be quite expensive to run.

    The design is modern and eye catching. The windows are a great feature for lots of light but haven’t been thought through thinking about future climate change. The apartments get unbearably hot during the summer, with no escaping the sun. Unlike some of the other new builds in the city there is no air conditioning to help cool the apartments. The curtains help block out some of the heat, but not enough to make a comfortable difference. The car park hosts all of the work space air conditioning units which pulls all of the hot air down here in the summer, it is not a nice place to walk through and the heat makes the bin store smell disgusting. The black finishes look great but chip over time as this is simply a coating finish. There aren’t any additional amenities you see in other new buildings such as gym or shared spaces. The roof terrace is a nice extra but has been filled with clunky fixed furnishings that I assume have been added considering the workspace but are barely used. The rent has increased yearly which is unusual. We know of people going into smaller apartments to manage this but then having to move out. The property management team appear to prefer new tenants annually than retaining current given their approach to rent increases.

    The local area has everything needed: good transport links, shops, bars, restaurants. There isn’t great outside space, a small mariner, there are parks around 30 minutes walk away. Parking can be tricky on weekends, the immediate area around the building is poorly lit. Traffic is as expected in a city centre location.

    How has the building management responded to any problems or issues you have raised:

    All issues that have been reported have been resolved.

    Please share one thing (or more) which you wish you had known before you moved in:

    The rent will increase each year and there is no understand that maintaining current tenants has value. The apartments can be expensive to run (highest cost I’ve ever had) and are extremely hot in the summer, although manageable in the winter compared to older, drafty apartments.

    Great outside space for dogs, lovely big balcony, light airy flat, property management very proactive and responsive. Astroturf could do with more maintenance and flags could do with a pressure wash but this may come for summer. Some letterboxes don’t have have flat numbers.

    Good - great range and standard of bars, shops and restaurants. Perfect distance from the marina for dog walking. Very quiet area with little anti-social behaviour. Feels very safe.

    Very proactively and efficiently, they’re always happy to help

    The road gets super busy on Saturday morning with queues for the 2 bakery’s, but it’s a small problem to have!
