Convenient location with good access to the city centre, shops and transport. However, the area can be quite busy and noisy, and cleanliness and building management can be inconsistent. Worth checking the specific property and management before moving in.

Takes time to respond although they will respond eventually

Extremely frustrating and stressful experience. I was hit with an inflated £955 claim for cleaning, damage and redecoration after moving out, despite leaving the property in good condition and providing my own evidence of cleaning. The claim was initially CLOSED because the landlord failed to submit any evidence within the deadline which says a lot. However, it was then reopened due to “staff shortages,” which feels completely unfair given tenants are expected to meet strict deadlines without exception. Even after reopening, the landlord still failed to provide a proper check-in inventory and included inaccurate claims (such as items that were never in the property). It felt like the burden was placed on me to disprove exaggerated claims rather than the landlord proving them properly. The process is stressful, time-consuming, and seems to allow landlords multiple chances even when they fail to follow the rules the first time. My advice to future tenants: document EVERYTHING photos, emails, receipts because you may need to defend yourself against unsupported claims. Luckily I had taken pictures before moving in, landlord also tried to lie saying I had stollen a coffee table when it was never provided and so many other lies. Case was finally closed as they didn’t have the evidence. Overall, a very disappointing experience that highlights serious issues with fairness and accountability in the process.

Transport links are good but construction works are very often than wanted. Limited parking cause the waiting list is long but there are visitors parking. Close proximity to churches, shopping stores and the gym .
How has the building management responded to any problems or issues you have raised:
Good. There’s an app to report maintenance issues.

Different flats with different rent rates. It doesn’t follow the higher your floor the higher the rent system.

Very close to town! Beautiful canal walks nearby Nice cafe and dentist on site Area surrounding a little rough and loud Traffic noise can be bad

The factory facing block D is loud everyday and night except for weekends.

The range of the shops is a lot you’ve got lidil and Tesco not even a five minute walk from the flats

Great location just outside of the city centre, it’s near to shops and transport links. Streets in the development are spotless and garden areas are maintained well. Parking could be better and also cheaper for residents who park, it’s very expensive for a property that’s not even located in the city centre and it’s a shame the residents with houses are unable to allow their own guests on the drive that they pay for. Other than the very strict parking rules and parking being overpriced. I have not had any complaints with soho wharf.
How has the building management responded to any problems or issues you have raised:
Only had to raise a couple of issues that were minor on arrival but anything I’ve ever contacted management about has been dealt with swiftly.

Nothing, everything has been as expected. No complaints.
