Really enjoying the lifestyle here – great views, staff and everything just works. Admin is minimal and a lot better than traditional tenant-landlord arrangements. Recommend this to all types of tenants – singles / students / young couples etc.” – Hleung, verified resident at Elephant Central

“My wife and I are in our 70s. We sold up a huge house to downsize and free ourselves from the burden of ownership. And what a great place to live. Masses to do, great transport for us and the grandchildren. Fantastic service from Get Living. We are just about to sign up for our second 3 year term.” – Neil H, verified resident at East Village

The home you always wanted

Review Date Sep 2020

Very helpful management. Took feedback into consideration and employed more security around. Very well managed parks and green spaces. Always keeping residents up to date on what’s happening in the area. Good furniture in the houses. Well laid out houses with good layout.
Only negative – the team are not very responsive all the time.

Please tell us what you like and dislike about this area:

Absolutely love the community feel. It feels like you’re away from the bustle of London yet very well connected. You’re surrounded by convenience of local shops, the Westfield mall, grocery stores, NHS and a school. Super green which is a big plus. All in all, great Community for singles,
Couples, families, Babies, and even older people.

Please share one thing (or more) which you wish you had known before you moved in:

If you ever need urgent assistance or they’re not responding to you, just drop by the office. They’re a busy lot. And before prices go up further book your home here now!

How has the building management responded to any problems or issues you have raised:

Building mgmt and maintenance have been very prompt and responsive

Manager Response

Thanks so much for sharing your experience with us. We hope to continue serving you with the highest standards.

Amazing location, great area for young professionals and peace of mind!

I have been thoroughly impressed with the management of our property and building! Any arising issues are dealt with the same or next day, the management is very quick to respond to any queries and reports. I believe the communal areas are cleaned every day now, although I am not sure whether this is related to covid precautions.
Our flat has the perfect layout, large windows which allow plenty of natural light. Good quality finishes and efficient appliances, lovely colour scheme and lots of built in storage make it perfect for us. The private courtyard in our building is also very well maintained with plenty of greenery and nicely lit at night. A point to be made about the refuse room, I have NEVER seen one so clean and organised, which I think says a lot about how the building is managed!
I also have been pleasantly surprised by how issued within the property are dealt with, again very efficiently and expertly. We have had quite a few issues that were noticed after move in, such as faulty shower screen, broken window handle, faulty oven, each of these issues have been dealt with quickly, with new oven and shower screen being fitted within 2 days of reporting the issue! That is some speedy service!
I only wish those issues were spotted before we moved in, as I was assured that the property goes through a maintenance check before new tenants handover. I’m sure if someone actually moved the shower screen, they would have noticed it being broken. It would have saved us many days of maintenance visits and allowed us to get on with moving and unpacking.
But that being said, I am still in awe at how everything was handled! The staff was also patient and helpful, responded to our emails very quickly and helped us set everything up before and ruing our move in. One thing which they weren’t particularly helpful with was arranging parking for our moving company. I had to research this myself and contact the council directly to ask about parking suspensions as the only parking Get Living told me about was underground which couldn’t fit luton vans due to height restrictions, and loading bays which are far away from building entrance operate only in morning hours. I wish their guidance in this was a bit more informed since parking details are a big part of planning a move.
Overall, I have been extremely impressed with the whole move in experience and we are very happy in our new flat so far. It’s a lovely place and exactly what we were looking for!

Stratford East Village is a great area, well connected and offers a wide range of amenities, shops, restaurants, entertainment places. It is very well designed and perfect for young people, students and professionals alike who like plenty of opportunities for socialising. The surroundings also offer plenty of outdoor spaces for relaxing and working out, with outdoor gyms and running/cycling trails around the village and in nearby parks.
Our street in particular is nice and quiet, away from busy roads which adds to the quality of the place. The village is also not a concrete jungle, with plenty of greenery on every corner, its a pleasure to come out for a walk around!

Please share one thing (or more) which you wish you had known before you moved in:

During our viewing we noticed dishwasher door was not opening right and we flagged it to be dealt with on the spot, however all the other issues we didn’t see until move it, which is of course normal. I only wish that the issues were dealt with before we moved in and spotted by the management/maintenance teams, as I was told flat will be properly checked. Some issues such as a broken window was easily spotted and we noticed it first day we moved in, which makes me think the flat wasn’t checked at all or that was done poorly. Perhaps before move in, double check with the team that such check was done and ask about the result of that check. May be nice to have a point of reference if you then spot any issues after you’re in.

How has the building management responded to any problems or issues you have raised:

Any issue raised via residents app was dealt with very quickly and efficiently. We were kept informed of next steps if there needed to be more time to sort out the issue, such as appliance change, but such matters never took more than 2-3 days to finish.

Well located but management isn’t as good lately

Victory Plaza is fine although becoming increasingly expensive (the prospect of a ~10% CPI driven rent increase this year is stomach churning – and some have seen out of contract increases of 25%)

Maintenance is generally done quickly when it comes to things in home, but the lift in my building has only been fixed recently after being out of action for a couple of months.

Litter isn’t attended to very quickly in the parks and the value of living here is diminishing lately (gone are the freebies that we used to occasionally get).

As a flat to live in, it’s fine. It’s modern and well located and that hasn’t changed since my original review. Just feels like GetLiving are rinsing residents for every penny lately.

Please tell us what you like and dislike about this area:

East Village is a great area to live in, but it’s becoming increasingly busy.

There’s a good mix of local bars and restaurants with Westfield on your doorstep. There is a bit of a crime problem lately though with phone snatches being a regular occurrence.

Please share one thing (or more) which you wish you had known before you moved in:

Building concierge doesn’t actually do any concierge activity. No parcel holding etc.

How has the building management responded to any problems or issues you have raised:

For issues in the flat (like lightbulbs being out) it’s done quickly. Building issues are slow to resolve though (like broken lifts)

Great village to live in

As I live in a townhouse, the design could have been slightly improved in putting the washing machine in the kitchen and out of the bedroom. Otherwise, the space is great, the bathrooms are spacious and the interiors are minimalistic and simple which allows you to add your personal touch. The design of the village as a whole is absolutely wonderful! It would be great if they keep a lot of the green spaces as that really adds comfort and a difference to living anywhere else. Sometimes the very high rise buildings block out the light and make the village feel more crammed. It would be great to keep this village as a homely feel rather than a tourist attraction with many hotels etc and random visitors.
The Property management is quick to reply and solve queries as best they can.
Sometimes it gets confusing when many different people email back throughout a conversation but they are on par with the conversation and have caught up w it h what has happened previously.

Please tell us what you like and dislike about this area:

It is such a wonderful place to live. Really feels like a mini village with all the amenities you might need. With a great big luscious park just feet away, It really feels like you have stepped out of London and gone on holiday.

Please share one thing (or more) which you wish you had known before you moved in:

That the rent increases every year by a small percentage.

That you get some discounts in near by restaurants if you live on the village.

How has the building management responded to any problems or issues you have raised:

They have replied to our emails and tried to solve it online or sent the maintenance team in.

Nice but noisy

I’ve been a resident in Elephant Central for years and I’ve always appreciated the hard work the Get Living team does to make all residents looked after and happy.

The flats are nicely furnished, common spaces are kept clean, anything broken is fixed quickly. All great on that front.

However I must admit that I am no longer happy with the quality of life in this development considering the premium rent price one has to pay to live here. The main problem is constant noise coming from the dog area in the courtyard which Get Living introduced some time ago. It’s very difficult to enjoy a nice peaceful summer evening in the flat with the sound of ~10 dogs barking echoing between Get Living towers. Some residents tend to play with their furry friends in the courtyard even as late as 11pm or as early as 7am and locking windows to reduce the sound is only viable during winter as flats get hot during summers.

In short, if you decide to live here, prepare your sleep pattern to be adjusted.

Please tell us what you like and dislike about this area:

There’s a lot of restaurants in the area and a big Sainsbury’s in the building. Great for public transport with bus stops next to the building, 2 tube lines 5min walk away and a train station with trains to Gatwick and Luton airports across the street.

Please share one thing (or more) which you wish you had known before you moved in:

Level of noise generated by dog courtyard and constructions in the area

How has the building management responded to any problems or issues you have raised:

Yes, we had few things break in the flat over the years however all issues were resolved very quickly.
