The building itself looks relatively modern and well-designed, and from an appearance and facilities perspective, it initially gives the impression of being a relatively new and well-maintained development. The communal areas and facilities are generally good, and the overall design of the property is appealing. However, in my experience, the biggest weakness is the property management and the lack of effective, timely maintenance. The response to maintenance issues is often slow, and problems that should be dealt with promptly can remain unresolved for an unreasonable amount of time. One of the most significant examples is the main passenger lift, which has repeatedly experienced breakdowns and periods of being out of service. On one occasion approximately two months ago, the lift was out of service for around 21 days. This created a serious accessibility problem for residents living on the higher floors, who were left with no option but to use the stairs. For elderly residents and people with mobility difficulties, accessing their homes in these circumstances can be extremely difficult and, in some cases, practically impossible. Another concern is the lack of a consistently present on-site property manager. There does not appear to be someone regularly available at the property to deal with residents' concerns, monitor the building, or respond to urgent issues. This also raises concerns about security and the general management of the building. Communication with the management company is another major area that needs improvement. Residents are largely expected to report issues by email, while telephone contact is either unavailable or not answered reliably. Even when issues are reported by email, responses are often not provided within a reasonable timeframe. This makes it particularly frustrating when dealing with problems that require prompt attention. The vehicle entrance and parking gate is another recurring issue. The gate regularly becomes faulty or stops working properly, and it can take a considerable amount of time before the management company arranges for it to be repaired. As a result, the parking entrance has sometimes been left open, including overnight, without adequate security. Given that this is a recurring maintenance problem, it creates unnecessary security concerns for residents and their vehicles. Overall, the building has good potential. Its modern design, appearance and facilities are positive aspects, but these advantages are significantly undermined by poor property management. The recurring lift failures, slow response to maintenance, unreliable communication, lack of consistent on-site management, and repeated problems with the parking gate all suggest that the building is not being managed and maintained to the standard residents should reasonably expect. We have been tenants at Papermill House, Oxford Road, Uxbridge for over a year, and feel it is important to share our experience regarding the management of the property by GCP. Over the course of our tenancy, we have submitted multiple written complaints about a variety of issues that remain unresolved, including: • Ongoing property maintenance failures – such as parking, maintenance, security, thefts, broken lifts, garbage and refuse • Poor communication and lack of responsiveness from GCP, despite repeated follow-ups. • Management of tenancy matters, including rent increase communications and lease agreements, which have caused confusion and concern. Despite formally raising these issues, there has been limited resolution or proactive engagement from the managing agent. In addition, a recent Section 21 notice was issued in circumstances we believe may be retaliatory, following our lawful complaints and refusal of a Section 13 rent increase. We feel it is important for potential tenants or stakeholders to be aware that ongoing issues raised with GCP have not been adequately addressed, and that the management of Papermill House does not consistently reflect professional standards. We hope this review encourages better oversight and responsiveness from the management for current and future tenants.

I enjoy the development honey and welcoming it’s is also very close to the station so it’s quite assessable to go to uni which is really convenient for me and the building manager and the workers are really hands on and the service provided is good although I wish they had staff in the night and a concierge to reduce stealing of parcels

the new build type apartment make your energy bill keeping low in winter. there is a lift and you don't worry about transporting bulky goods. parking space available with extra charge. the management office is easy to reach. what you paid is what you get .

The building design is nice, theres two entrances one for each side of the building, however the lifts and front entrances do break frequently though they are sorted quickly, it can just be inconvenient sometimes. The refuse room is convenient too. The gym is okay, I would say it is hard to find and easy to forget there is one due to lack of signage in the building. There should be more signs to point you to things like that. Property manager is nice responds quickly. Hot water seems to be iffy in some flats. the balconies are nice and spacious however and are a nice view.
