Yew Gardens is situated just a few minutes from the A1(M), between Doncaster and Rotherham. Also, restaurants and wine bars can be found in the nearby villages of Bawtry and Tickhill.

Some houses are build on hills and have no practicality to them, especially with young children who can’t climb up hills/need flat land when learning to walk.

Little bedroom could actual be a lot bigger as you can’t swing a cat in there never mind bedroom furniture. It’s more of a closet/dressing room that a bedroom.

Excellent range of shops and pubs close by! In a location near lakes and woodland areas for nice walks!

Kids are a bit Ferrell trying to damage the area but we try to stop them! Pebbles end up on the park 90% of the time so I can’t let my son on there.

Please share one thing (or more) which you wish you had known before you moved in:

The size of the “box” room, the layout of the garden clearly, it’s big enough just not level enough.

How has the building management responded to any problems or issues you have raised:

Yes they’ve been perfect, any problem reported they have been quick and efficient in sorting it out.

Would have liked to have the landlords help a little more toward a safer garden rather than us having to save to get it done so it’s safe for our child to play in

Urgent problems were solved very quickly after contacting property management. Very friendly staff from simple life so far, pleased. The house has a pleasant modern design, with storage and a amazing backyard. Additionally, if you are looking for a place to rent and you have a furry friend you can relax because the properties are pet friendly!

Very quiet and peaceful area. Supermarkets and schools nearby.

The parking space at back is not accessible through the backyard’ unfortunately.

How has the building management responded to any problems or issues you have raised:

I have used the platform to report problems and works perfectly. Quick response directly from developers and engineer with availability to visit the property.

I can’t fault the properties although their is a variance in garden sizes throughout the development. Most have some sort of sloop on them which can be a pain. The energy ratings and warmth of the properties in the winter is excellent and are very easy to run, you won’t need the heating on long. The biggest thing that lets the sight down is the maintenance contractor for the front gardens and the area around the small park. They’re very sporadic in turning up and the effort put into making the fronts look nice is minimal. For example all the owners contribute to a pot to keep the estate look nice (Simple Life pays ours), the area around the park has damaged fencing and grass that doesn’t get cut. Shame as this would be a nice community area. As for Simple Life in requesting problems are excellent through their portal, but directly contact the asset manager has been heard as they seem to change them on a regular basis and aren’t the quickest at replying back to you. The My Simple Life app needs to be maintained more regularly, for example my tenancy agreement and gas inspection has been renewed and still showing from 2 years ago.

The area does have a small supermarket and several shops on the main drag through the village. Its does have a good bus link to Doncaster and Rotherham with a mainline train station about 15 minutes away. You can be in the capital within 1 hour 40 minutes and Edinburgh in 3 hours. Being situated in the middle of a good road network with the A1 to the right and the M1/M62 to the left of you. A major shopping retail outlet Meadowhall at Sheffield within 20 minutes drive away and for those of you who love Ikea right opposite Meadowhall. I probably wouldn’t go out in Edlington as its full of working mens clubs and the bottom of the village can be scary at night with anti social behaviour. For me I would go to York or Doncaster. Very little anti social behaviour apart for the odd kids who come into the development from the village. Plenty of parking with your own drive. I would say the development is a multi culture. Very quiet neighbourhood.

I would have like another tennant to act as a minder just to help me with the little things I didnt know. Like local ammnieties, bin days etc

There quick to respond through issues in a timely manner.

Love house but the fronts could do looking after better ie the grass and the weeds and the silly bark that just seems to get thrown everywhere.the company that tends to this just seem to cut the grass then leave all the cuttings to blow in your house,not very good.

The only bad thing I have is iv not got access to my back garden only through the house and my bins have to stay under my kitchen window at the front also we were the first tenants in the house and the rear garden was dead and not looked after so I had to dig it all up and returf it myself.

Quite quick with somethings not so much with others

Electronic devices purchased for home use are not of good quality. especially oven and washing machine. The toilet sink downstairs is very small. The bathtub is not used now, the normal shower is more beautiful.There is enough storage space at home.

It is near the M1, so we are middle of the England. So that we like it.

We’ve believe we have been able to identify you based on the information provided and our Head of BTR has investigated the timeline to get your carpet sorted. We can see that there has been a delay and a breakdown in communication our end, which we can only apologise for –these are not the standards we pride ourselves on. We can see that the Asset Manager has been chasing the works with the contractor, but they have failed to be updating you, which is our expectation. The works have been reviewed and will be sorted for you very shortly.

Having lived in a simple life home now for almost 2 years we have never been happier. The house is perfect for what we are after and the space we have is amazing, the garden is great and even though we aren’t south facing we get sun 80% of the day. The house has been great exact from one minor issue which was a leaky bath pipe which was fixed promptly!

The good aspects of the area are the shops in the local area. From the Asda, home bargains and one stop. A new nail salon just recently opened which is lovely and amazing value, also the bus routes to the town centre are reliable. The bad aspects for myself and my partner are some of the dogs in the area messing on the gardens and the local children misbehaving.

There hasn’t really been anything that I can pinpoint as to what we wish we knew before moving in

Promptly and quickly & we were kept in the loop the entire time as to what was going on

Quiet and peaceful

The estate is quiet and well maintained by residents, making it a quiet, peaceful place to live.

Other parts of the estate seem to suffer from asbestos but the streets near here are quiet and I feel safe to live here.

The houses are well built and bring great energy efficiencies.

There is limited resources close by. Parking is just on drives.
I have not experienced any asbestos in my street.

Please share one thing (or more) which you wish you had known before you moved in:

I never knew that the buses would go down Roberta road. I have been close to the buses hitting my car down there as the road isn’t wide enough for a bus service and general traffic.

How has the building management responded to any problems or issues you have raised:

I have had issues when I had no cooking facilities for sometime but other issues have been dealt with timely.
My last inspection was not great as the appointment did not happen as no one turned up and the appointment was rearranged with no explanation, working full time made this difficult for me.

The facilities are great, design is good.

We love the integrated kitchen. Upstairs never cools down.

French doors have dropped numerous times even without heat expansion.

Lack of storage, can’t use loft.

Garden a nice size but not enough patio space

Plenty of stores nearby and takeaways are great. Town centre not far either. Parking isn’t great

Shame it’s only space for one car to park. No path in front of house

The area is clean, presented well. The area is quite and managed excellently by a company that keeps the upkeep of the area to a professional level. There’s no litter laying around and never damage to the roads, fences or lighting. Each property has a timely gardener that comes out and cuts the grass increasing to the professional look to the area. Plenty of things to do outside with the kids with park and woodlands near by.

My street is quite and there isn’t much noise pollution, it’s that quite you can hear the highway in balby which is pretty far away. Bin collections are every week which makes rubbish removal efficient and manageable. There isn’t much antisocial behaviour in the area other than the odd car thief which is being dealt with but yet to see it near my home. Plenty of buses to the next big town I.e Rotherham or Doncaster centre. Local supermarkets near by which means you don’t need to take a bus to travel for shopping either which is very convenient for people with small children and plenty of schools to access too.

Please share one thing (or more) which you wish you had known before you moved in:

The size of the property as the box room is pretty small but now my cousins moved out it isn’t an issue as my little boy now has a bigger room for all his toys as well as his furniture

Yes, most of our request have been answered in a timely manner and if they haven’t the agency are quick to chasing up any actions that are required

When I contact FM they are friendly, understand and helpful.
I have hada few problems but they come and get the work done and provide reasonable time slots which helps.
The grass in thw area is kept well also.
The house is spacious for a 3 bed semi and well built.

Close to town and local amenities.
Next to the motorway.
Never hadn’t asb issues in the area.
Parking is good with drives and in street parking for guests.

The bus route causes issues as the roads are slim so difficult to drive down if busses are there. This was closed off until recently.

We love the kitchen design and the integrated appliances.
Only thing is the garden, would have liked a bigger patio area to fit garden furniture and BBQ etc.
As it’s a new build and is settling, the patio doors stick, we’ve had someone come fix it several occasions but still sticks and doesn’t shut properly, especially when it’s hot weather.

Very good takeaways nearby. Not great local shops. No bars nearby.
Next to great woods for dog walks.
Very limited parking on road, i.e Gainsborough Drive.
Bin collections regular.
No traffic noise as not near a main road.

Can’t use the loft for storage, lack of storage throughout the house

How has the building management responded to any problems or issues you have raised:

Although I have raised the same issue several times (patio doors sticking), they’ve been friendly and swift.
