The design of the Avant houses are very high quality and I love the open-plan aspect and specification of doors, vanity units, tiles, etc. A park or woodland area within the estate would have been nice. The roads are quite narrow and there could have been more parking available, as often people park on pavements due to lack of space.

We have had several issues since moving into the house. Sometimes it has taken a very long time to resolve this, though each issue has ultimately been resolved (including leak to kitchen ceiling and flooring needing replacing). We are still waiting for an update on the drainage issues to the rear of our garden, which affected our lawn. Communication regarding this issue has been poor as it has been passed from one person to another over time.

Customer service could be improved. Even when the team are aware of issues, it has taken months before an available appointment and the appointments are usually inconvenient due to my work commitments. I would have liked more friendly and proactive customer service after the sale of the house.

Please tell us what you like and dislike about this area:

I like the area for walks as there is a lot of easy access to public pathways and cycleways. However, there is some anti-social behaviour, usually involving quad bikes, on the cycleways close to my house. Police usually respond quickly and effectively.

The traffic upon leaving and arriving at the estate is horrific. It is incredibly difficult to pull out on to the main road (A181) from Wellfield Road and this makes my morning and evening commute longer than should be necessary. Further traffic controls need to be introduced.

How lovely the local walks are. How bad the traffic is.

How has the building management responded to any problems or issues you have raised:

Slowly. They have been resolved in time but it usually takes months to get an appointment and I feel that I have had to keep contacting them to receive the customer care I want.

The design is terrible. There is little to no storage space, just a tiny airing cupboard upstairs which has the boiler in it and another tiny cupboard under the stairs for a washer/dryer. I have no idea where a larger family would store things, we are not allowed to use the loft space. The downstairs is open plan and very little room for a kitchen dining area and lounge, but we do manage. There are two toilets which is nice and a good entrance area for taking off shoes and coats etc. The bedrooms are both good sizes with a good amount of room, but awkward shapes which limit possibilities for arrangements within. The bathroom is a very nice size but the bath is too small to be able to relax in. I have used it once for this reason. The back garden is safe and secure with a nice amount of “lawn” (although the quality of the turf used is abysmal and riddled with thorns, weeds and other such things. The front is the same quality wise and often covered in litter because of workmen littering, binned leaving litter or other reasonsI do not know. I have also found dog poo in my front lawn too, which was not a pleasant surprise. Especially as I have a 2 year old.
Karbon Homes have been absolutely fantastic. They have looked after us as tenants brilliantly and always been prompt and helpful with any repairs/maintenance that may have been required. They also helped my wife gain employment after COVID which I am not aware of any other housing association doing. I cannot praise them enough.

There is a CoOp within walking distance but that is all. The village has pubs (which do not seem safe because of the area), one restaurant, takeaways, a couple of newsagents and a few other amenities but none of these are walking distance. There are some lovely walks through the Deane though which is very nice! Buses run every 30mins and the nearest stop is very close, making links to other towns and cities quite easy. Parking would be a problem if there were two vehicles in the household as the drive is shared with the neighbours and not big enough. Bin collections are reliable, however can and do leave quite a mess sometimes, especially with recycling. I have not experienced any antisocial behaviour in the two years I have lived here, but some of the neighbours are quite loud and disruptive. There is no traffic noise as such, however there is a LOT of noise made by the workmen on the site.

Just how noisy it would have been. When we first moved it, in was fine as we were one of the first to arrive in our little area, however now there are more people around and the next lot of houses are going up behind us it is very noisy during the week when the workmen are around and in some evenings when the neighbours are out in their gardens. Also, the walls between us and the neighbours are very thin meaning we can hear the neighbours quite regularly. This is one thing I will not miss when we move.

The house layout is amazing with open plan kitchen/lounge/dining area. Patio doors leading onto the patio area, with good grasses garden space too. The garden is enclosed with fencing and we can enjoy our privacy.
Upstairs the 3 bedrooms are more than ample size for our family. I love the lightening we get into the rooms too.

Everything has been designed for disabled access, so downstairs toilet room is spacious, the doors open fully and are wide for wheelchair access.

I’ve lived in the estate since July 2019, I love being here. The new development is the perfect location. With direct access to the a19, however, just far enough that the noise isn’t an issue. The old lines that run from the end of the development to station town and Hartlepool are perfect walk/run/cycle routes. I often take the kids and dog for a walk or go on my own runs through there. It’s just in my doorstep with beautiful scenery. The co op shop is walking distance front he house and we love the walk there and back.
There are junior and comprehensive schools within walking distance from us. Plus many local shops at the front streets, which is again a few minutes walk away. Take aways and pubs are also local and friendly.

There hasn’t been any antisocial or disruptions from neighbours since moving here. It’s lovely and peaceful, but also friendly too. My house is a 3 bed end semi, with a drive and also decent parking in the street for visitors.

I love this place, it’s the best move I ever made!

The way my drive is joined with the neighbours isn’t the best, but we have learnt to park our cars right and we accept it now.

Other than the problem with my patio doors, everything has been fine.

Sorts of different levels not flat. There’s nothing around other than a coop and the bus route is Monday to Friday. And very poor at a weekend . The Avant standard is first class

The development is close to the a19 and Durham Sunderland . The estate roads are terrible and need looking at now . The street lighting to shocking .

It would of been nice to have kniwen that work was going to take place on the sewers on the development

Yes it has taken a long time for this to be sorted and we are still 6 months in getting there

Design of property is very modern. Few issues with snags but very minimal, nothing too major other than very poor garden quality (water logging etc). Professional property management. Good facilities in the property and very spacious – something you don’t usually get in new builds

Good location to getting to the A19 – parking is terrible, roads to narrow and still waiting on completion of the roads

Design and facilities are great apart from my carpet in the property not being fitted very well so started lifting near the back and front door.
Great how appliances such as cooker, fridge freezer and microwave are built into the property and are well finished.

Local amenities near by, transport links ok but could be improved to some areas
Parking available but roads have not been finished

I wish I had checked more transport links as I don’t currently drive and the buses aren’t always reliable

I haven’t raised many photos but the property developers have always been happy to help the best they can when needed

The design and facilities and very good. Our home is a four bed house which is our forever home. The bifold doors and spacious live eat area is very family orientated. All of the rooms upstairs are a very good size especially in the four bed property which we have.

It is a good place to live however it would be better if there was a park and pub a little closer although the castle eden inn is close enough. The co operative is only a 5-10 minute walk which is helpful.

I wish I’d known how much dust and muck was going to come from the sight however they do clean the streets at the end of each day.

How has the building management responded to any problems or issues you have raised:

Our heating was wired incorrectly and they responded and fixed the issue within a day.

That houses next to me would be sold to a shared ownership company, I was not told this when I purchased my property

Majority yes, one major problem is still ongoing regarding the land outside my home. It has not been maintained from the beginning and full of rocks and weeds when it was in the plan to be wildflower – impacts views from my front window

The street looks lovely as the houses are aesthetically pleasing and the roads are quite wide, the only negative about the roads is they have had raised ironworks for a prolonged period of time ( almost 3 years ). There also is a management fee which is quite high every year and I’m not too sure what they use the money for.

The location is perfect for me as it’s only a short distance to the shops and gym which is about 5 minutes drive to Peterlee.

I wish I new about the management fee as it was told to me late in the moving in process.

How has the building management responded to any problems or issues you have raised:

I haven’t asked the management company about any problems yet as I have just moved in.

The house I purchased although expensive was ideal, the design and layout were what I wanted, although they did change the front aspect design to the show house. The estate finishings have been very poor, the site has been built over 2 years now and the roads and site landscaping have still not been completed, they are squeezing extra houses onto a green belt at the estate entrance to make more money which the local children used to play on and made the estate look more apealing.

Local shops, pubs and restaurants are not the best with it being a small village, transport links are good, parking can be bad at times as most households have more than 2 cars.

The finishing of the site not up to scratch

How has the building management responded to any problems or issues you have raised:

All snagging was followed up at a reasonable rate and to a good standard.
