Beautiful street scene, especially in the winter when we had slow. Any issues we have had over the 2.5 years Davidsons have responded to incredibly quick and rectified immediately. All of our friends/family comment on how lovely each house is. We love the ducting in the lounge for hiding cables behind the television and sky box etc

Please tell us about the good and bad aspects of living in your local area:

New shops being built will be amazing, lovely walk along canal to town or bars/shops. There is a cut through soon the be opened to the other side of town at Lubenham Hill. Traffic is safe and builders are courteous.

Please share one thing (or more) which you wish you had known before you moved in:

We know the area really well so there isn’t really anything, even the drawings provided help any contractors as Ductwork, plumbing and Electrics are exactly as planned.

What is the best feature of your home:

The use of space is brilliant, every room is a great size. The kitchen/2nd living area in our Barnwell allows our Dogs to be with us and enjoy the house while keeping the main lounge nice and tidy

House Design Good - Better Communication & Attention To Detail Required

Davidsons house design is attractive and in keeping with the Market Harborough area. Layout of houses and site landscaping is good although communal areas are not always properly maintained, (some dead plants & trees, lots of weeds). There appears to be little supervision of, and coordination between, the differing construction trades and sub-contractors, often resulting in more housing defects than is considered acceptable. There is a general lack of effective communication between the developer and home owners as to what is happening and timescales. Facilities are generally good, but no overall coordination or discussions taking place between the three different developers on the Wellington Place site. An area of land, allocated for shops with another developer, has yet to be confirmed and approved.

Please tell us about the good and bad aspects of living in your local area:

Close proximity to Market Harborough town is excellent. Transport links are expected to be good when available and through roads opened. Great community feel, folks are all very friendly. Pubic open spaces are a bonus on this development and are generally well maintained. Some instances of anti social behaviour, but the relevant authorities have been made aware and have responded accordingly. Also, some dog owners are failing to adequately control their animals when off leads and to clean up after them!

Good proximity to country walks & local villages. Development timetable constantly changing resulting in inconsistent information.

What is the best feature of your home:

Design in general. The look of the house, externally, with good brick choice and good plot size for garden. Internally good layout and flow of the rooms.

The design of the Davidson development is fantastic, much better than the other developers on the site, all the houses are unique and high quality. Once the development is done there will be excellent facilities for the community. Would be nice if roads were finished soon

We bought a 3 year old house on this estate and although the houses are way too close together and architecturally uninspiring with tiny gardens and terrible lawns we love the access to green space nearby. Lots of good running/cycling routes along the canal and walks to country pubs.

Market Harborough is lovely but is being ruined by sprawling estates like this that don't have the requisite accompanying infrastructure (schools, GPs, sports facilities, playparks, roads, parking, transport). The developers don't seem to comply with the planning commitments they have given and the council don't seem to want to enforce them.

Nothing. We checked out the estate extensively before we moved in so knew what to expect.

What is the best feature of your home:

The green space within easy walking distance including the towpath to town.

The Good, The Bad and The Ugly

We love the design and layout of our Davidsons house; their beautiful street scenes are what drew us to this development. The build quality is okay - it seems to vary depending on which site manager was employed at the time. The overall quality of carpets, decorating and plumbing left a lot to be desired. Small design details could be improved upon - if only developers talked to residents and respected our suggestions! Facilities: none. When we moved in in February 2022 we were told the shops, cafe etc would be open in 12-18 months. They are not scheduled to open until June 2025 which, even allowing for unavoidable delays, is annoying. If we’d been told they wouldn’t be open for over 3 years we almost certainly wouldn’t have purchased a house on this development. Davidsons responded quickly and efficiently to all our snagging issues up to the 6-month mark - then were almost impossible to get a response from. Residents felt strong resistance from Customer Services to communicate with us, with every issue turning into a lengthy battle. Management of the public open spaces within Davidsons’ development is awful. Trees are planted and then left to die. Grassed areas are covered in thistles and the soil is so poor the grass itself is patchy and sickly. Communal shrubs have been totally neglected

Please tell us about the good and bad aspects of living in your local area:

Excellent range and quality of shops in town a 25 minute walk away - nothing nearer until the local centre is open. There will be a bus link running through the development soon but for now the bus stops are only about 5 minutes away and bus services are good. It’s about a 40 minute walk to the rail station (1 hr to London). Since building work is ongoing on our development, living on our street is noisy, often dusty and muddy. Contractors regularly park on the road (and pavement) and there’s so much construction traffic it’s not desirable to park on the road. However, the developers have provided ample private parking for residents and two visitor spaces (for 8 properties). There is currently very little antisocial behaviour at the Davidsons end of the development but regular reports of antisocial behaviour from residents at the other end. No problems with bin collection. Traffic noise due to construction aside, now that the road has been cleared and tarmaced vehicles are starting to whizz up and down here at speed - there are no speed limit signs yet.

Length and resulting impact of living on a building site for 3 years - which is twice as long as we were led to believe.
