Best place I’ve ever lived!

There are many benefits to living at Vantage point and within the surrounding area but I'm sure a lot of other reviews will go in to those things in detail. Instead I'd like to point out three big quality of life benefits one gets from living here that you would probably struggle to find elsewhere. Firstly, the greatest strength VP has going for it is that the whole building is centrally managed. No dealing with individual landlords and no dealing with letting agents. It’s hard to express how much of a pro this actually is in London as both of the former can be nightmares to deal with. At VP the teams who run both the letting process and the management side of things once you move in are great. I think if your expectations as a tenant are even slightly realistic they will comfortably surpass them in all ways. Especially if you compare against renting elsewhere in London. Secondly, there’s peace of mind in knowing that should anything break down or malfunction in the flat you have direct access to an incredible handyman who’s usually available within just a few days to get things fixed. I’ve had very issues in my 1.5 years living here but when I have they’ve been resolved quickly and painlessly. Third and finally, I want to say just how incredible it is having access to the amenities 24 hours a day! This isn’t super common as amenities in buildings like this will often close around 10pm. Being able to use the gym/games room/dining room/living room/co-working space/or balcony areas at any time, even the middle of the night, really makes your flat feel bigger than it is. You’re never restricted to being solely in that space. Having constant access makes the shared spaces feel like a continuation of your private space and that’s a truly lovely feeling.

Please tell us about the good and bad aspects of living in your local area:

Local area is great. Being so close to Hampstead Heath is a particularly wonderful benefit. Super well connected being right above the tube.

How has the building management responded to any problems or issues you have raised:

I had very few things go wrong but anything that did was fixed incredibly quickly!

Please share one thing (or more) which you wish you had known before you moved in:

I already knew the area well so there wasn’t much I didn’t know before moving in!

Location vs Value

Good: 1. Reception manned 24/7 and nice helpful staff. 2. Lovely public areas which has just been redecorated. Bad: 1. Pricy: Since management changed, they keep bumping up the rent rediculously. Feels totally unfair. 2. Maximum of 2 bedroom flats only.

Please tell us about the good and bad aspects of living in your local area:

Good: Location, location, location! Everything you need is just downstairs - lots of supermarkets and shops of all kind. No need to travel for your shopping. Bad: Located on the main junction and also near the Whittington hospital, so lots of dust and noise, especially from ambulances, is coming into the flat.

How has the building management responded to any problems or issues you have raised:

Maintenance is good. All of our requests have been attended.

Please share one thing (or more) which you wish you had known before you moved in:

I'm the oldest tenant in the building, already living here for about 8 years. No regrets, apart from the disappointment of the way they bump up the prices.

Great location, responsive management

Very comfortable development in good location and very responsive management. Only downside is that appliances are on the cheap side. Washing machine, fridge, dishwasher, ventilation system all broke down and needed fixing within the first month of my moving in. Range hood is barely functional. Worth noting that management is super responsive and fixed most issues promptly, but would have been nicer if the appliances were of better quality. Upside: good heating system and even got an air conditioner for cooling.

Please tell us about the good and bad aspects of living in your local area:

Great location, right by the tube. M&S, sainsbury and co-op few steps away. Hamstead heath is only 20 minutes walking distance which makes for a great walks on the weekend

How has the building management responded to any problems or issues you have raised:

Yes, had many issues with appliances and most were resolved within a reasonable time.

Please share one thing (or more) which you wish you had known before you moved in:

Relatively cheap appliances, weird MVHR system means range hood is almost non-existent.

A great way to live in North London, just 15 minutes from the centre.

I personally love living in Vantage Point, being among the residents who make the most intense use of common areas and facilities of the building. Many spaces from which to decide where to work from, a good gym and a games room that allows you to have some great time when friends are visiting. The freshly renewed furnitures are great and feels like an improvement, even if not drastic, from the previous ones that were already nice. The few times I needed something to be fixed it was dealt with quite quickly and a big thank needs to go to Felix who is just amazing in providing help.

Please tell us about the good and bad aspects of living in your local area:

Vantage Point has as one of its main perk the fact that it is literally standing on top of Archway tube station. The neighboorhood offers a wide range of groceries shops, a couple pubs and all services you may need (barber, laundry etc..).

How has the building management responded to any problems or issues you have raised:

Luckily, I only had few issues with the flat; but any time I needed something the residents-team has been available and helpful.

Please share one thing (or more) which you wish you had known before you moved in:

When I moved in, the only thing I haven't planned was the absence of pillows, but surely someone more prepared would have thought about it. There is a parking space for bicycles and cars, but a motorbike will be treated as a car, same price and same random spaces, with no possibility to lock it to something.

The facilities are good, we can access gym and terrence

The design is good after redecorating. The facilities are good, we can access gym and terrence. The building management is ok. Some of the receptionists are very helpful while some are not. The property management is just ok. Bin chute is usually out of order.

Please tell us about the good and bad aspects of living in your local area:

Near tube station and bus stops. 10 mins to Euston station. A lot of supermarkets and restaurants nearby.

How has the building management responded to any problems or issues you have raised:

I don't have any problems raised recently. So I can't say.

Please share one thing (or more) which you wish you had known before you moved in:

The hot water is not available for so many times. Fix this please.
