We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

House and development design is modern and spacious with tall ceilings in the houses and balconies on many of the flats. There is a little park in the middle of the development and a school due to be built. Neighbours are friendly. Property Management is average. There is no visitor parking. The garden grass is not good quality.

Overall a good development with spacious apartments and good value in terms of square footage. Some of the fittings aren't of very good quality though. Barratt customer service has been good at fixing up issues since they seemed to have completed the project in a hurry. The area is lovely with good bus links to Colindale.

Our apartment is of a really good size, well layed out, to a really nice finish (nice doors, lots of electrical outlets, etc.), and with a parking space (a must in North London) and terraces. The development is nice to look at, with lots of green spaces. I am glad that the service charge is low (about £1000+ a year), even though I wish we had a pool onsite as there are few in the surrounding area. When issues arose, they were quick to sort them out. We were glad that we got Housescan to catch all the snags though, as we only had a couple days from getting the keys to compile the report and they noticed alot of things we wouldn't have. Barratt London fixed about 70% of the snags within a month, and they are now working on getting the rest of the snags solved. It was clear they rushed finishing up on our flat, as we had our last viewing 3 days before we completed and they hadn't finished painting yet.

Nice development clean and great design and airy properties with good ventilation. Nice surfaces and housing expected and looked advertised. However, the gym is far and large sainsburys requires a car journey. One thing that would have been good to know is the train tracks which can be noisy at night with freight trains. Location is nice and safe with good transport links and two tube stations colindale and edgware not far. Unfortunately not gated which means that at night there are some people accessing the park late at night and making some noise. Nevertheless the overall facilities within the development and maintenance are good. Management are responsive and painted again when needed.

My house is large, spacious and modern, I especially like that the ceiling is high, which gives the illusion of more space. The house itself is well insulated . The windows are especially tall, so there is a lot of light.
