The design of the development is amazing. The quality of the building and finishing is above-mentioned standard compared to other new build developments.
Tylor Wimpy customer service responds to any issues, but can take long time as all the work is outsourced.
Parking is limited for the flats but most houses have two spaces. People knew this when they bought the properties, but few took advantage of the absence of parking control and parked irresponsibly. The tenants voted for a parking control which is being enforced aoom.

Nice and quiet cul-de-sac. Close to the A3 with great access to London and M25. Surbiton Station is 5 minute uber away

Request a copy of the house plans which will be very helpful later

More ground preparation in the garden and better landscaping

Gateway Property management is awful!!! They do not maintain any of the plants and the entrance to the development is very scruffy! They have just implemented 24 hour parking restrictions meaning we are unable to have any visitors to our house as the development does not have enough visitor spaces. I would not have brought this property if I had known about the parking restrictions! The playground/ park that was designed and installed for the kids is literally one slide and two springs. The entrance road is a private road which is meant to be paid for by the residents within the maintenance fee, however we have to share the road with the school and local gymnastics club. The gymnastics club do not have enough parking, therefore park on the entry road, meaning it can be difficult at times. The school is a very good school and I would recommend the development if you have young children. Location is very suited to us and only a short walk from Surbiton and Tolworth with good transport links. House is well designed and has a reasonable sized garden.

Surbiton is a lovely area with lots of restaurants and a selection of shops including most banks, post office and a supermarket. Surbiton train station has very good transport links, making it easy to get into London or elsewhere in Surrey. Tolworth train station does not have as many links and trains are not very frequent (every 30 mins). Tolworth Broadway is rather rundown with not much shopping except a couple of supermarkets.

Only problem is the maintenance company and parking restrictions that have just been implemented!

The house design inside and out are very pleasing. Internally the rooms are a good size and the house feels bigger inside than you would think. Likewise the garden, although overlooked, is of a good size and you never feel watched.
The outside areas are maintained regularly, although there is little to do with this respect other than the occasional grass cutting.
Car parking is an issue. The development was built with either 1 or 2 space allocations per property, but the issue is visitors…there is one space for over 100 properties and due to the design of the development there is no where else to park. There has now been a parking enforcement introduced to the site which makes having guests a bit of a nightmare.

The transport links around the development are very good with easy access to central London as well as the M25. Kingston town centre is also only a short drive away. The downside is that there is very little in walking distance for shops or for kids.

Please share one thing (or more) which you wish you had known before you moved in:

The site is very child friendly, children play on the site all the time. The only thing about this is they play until around 8-9pm so for those with babies trying to sleep it can be loud, but overall I’d take this over antisocial behaviour any day!

What is the best feature of your home:

The finish inside the house is great with bright open rooms and corridors.

(1) Design – I like the overall design and colour scheme of the development. However the build quality really varies by house.
(2) Facilities – Surbiton station with non-stop service to Waterloo. Close proximity to restaurants and shops in Kingston, Surbiton, Tolworth and New Malden.
(3) Building Management – the developer could have done a better job to ensure quality control and also set expectation on parking. Owners with garages have decided to use their garage as a storeroom and park their cars on the road which has led to issues.
(4) Property Management – Gateway could have acted sooner to implement Parking enforcement. This has caused unnecessary damage to the landscaped areas.

Surbiton station is close-by. Non-stop service to London Waterloo. Proximity to A3.

If you buy a house with a garage, make sure your vehicle fits.

The designers could have provided more storage space. There is a lot of empty space that could have been better utilised.

Nice development, parking is a massive shit show! The Building quality is good and the Bathroom is nice. Bedroom is nice. The Kitchen is nice. Balcony is so so so so nice! The paint on the walls is crap! One wipe and the paint comes off! The cleaning in the communal area is pretty basic!

Fab area! 10 mins to the river and bars! 30 mins into London!

This development was delivered with very good design with supurb quality but there are some points that I wanted it to be improved such as lack of storage and using lower quality for a few facilities being used are downsizing but in general I am satisfied

Well designed and constructed house gave me a lot of energy saving and helped me stay cool during the recent heatwave

I would like to extend my lounge to get more space and get better and more space cupboard in the kitchen.

Overall pleased with the property it’s self. Under the guarantee TW have fixed issue with plumbing etc, well. However parking has become an issue and our managing agent has handed this over to PCM. This was not what we bought into and are very unhappy about it. Now not able to park across own driveway and one visitor bay for entire development is very poor design.

Positive: Close to A3, 15 min walk to express supermarket
negative: Not close to public transport, no green space or nice places to walk to

Lovely quiet close for families

The development is nice and quiet and you don’t have to worry about traffic flying around. The homes look very smart and there’s a little play park and grassy areas within the close. The common areas are maintained by a property company which we haven’t had issues with. There are a lot of young families which is lovely.

The area is very convenient for access to the A3 in the car, and there are a handful of parks within walking distance. It’s about a 10 min walk to the bus stop then a quick trip into Surbiton to the train station.

It would be great to have more parking for visitors.

The design is good, building looks solid as well however, some of the equipment used could have been of better quality for example sinks aren’t anti scratch or scratch free. Also, aftercare has not been brilliant during COVID-19 some areas such as parking has not been explained to all buyers and this does lead to disputes etc.

The area is lovely, the neighbourhood is also very safe.

It’s good to have a virtual tour of the property because on the day the keys are handed over you meet with the sales team and they were great in explaining things but writing all these information can be tedious and would be great to see video of the intro in to the property so you can keep this and refer back at anytime

If there is one thing you would change about your flat or property what would it be:

Balcony access to nearby green area. If they had sliding doors for some of the areas this would have been good.

The place looks lovely, it would be much better with automatic gate. There are some naughty people other side the fence (noise, weed smokers, barking dog etc.). But the good thing the community is new. Most neighbors are good and lovely people. There are a lot of kids on the community.

The place is new, neighbors are lovely people. Bus is nearby.

There is travellers community nearby, sometimes they are noisy.

I have no idea, I’d never complained. Will see then I find a reason to do complaint.
