We have been really pleasantly surprised with the quality of the build, size of garden and particularly the placing of the development. The garden is a reasonable size – much bigger than any we saw on other new build estates – we are off the main road, so traffic noise is minimal and so far there have been no structural problems at all. The few niggles (snagging issues) that came up in the first year were quickly dealt with and the staff in the Sales Office have always been polite and friendly – as have any construction workers, electricians and grounds workers we have met on site. The only downside for me would be why in this day and age any new build is not automatically fitted with solar panels and an electric charging point, and why a gas hob has been fitted as standard when green electricity looks to be the way forward. Some houses on the development have been fitted with solar and charging points, so maybe things are changing. I cannot comment on the management company as yet, as they have only just taken over from the developer, so this remains to be tested.

The placing of this development is great. It is set off the main road so there is little in the way of traffic noise and it is a reasonable distance (cyclable or walkable) from a few shops and a mainline railway station. There is lots of green space nearby too, so all in all a good compromise.

House-hold waste and recycling days…and check your council tax band…

How has the building management responded to any problems or issues you have raised:

Very quick to respond to query regarding take-over.

When looking at the plans we knew immediately the plot we wanted to reserve, the road is a lovey little cut de sac offering privacy, it has ample parking and a lovely generous south facing garden.
Due to cover 19 our home was delayed and this presented us with many challenges, personally we felt communication from the sales team was sub standard, it was inconsistent and often not timely. We were also frustrated by the lack of option choices and empathy the sales team showed.
However on completing we were introduced to Ryan the site manager, what a contrast, he has been very proactive in introducing himself, acknowledging any snags, and taken a proactive approach in rectifying them. He is honest, transparent and has validity. A lovely guy with a very approachable disposition, he has been a pleasure to deal with and the sales team could learn a lot from him. all in all the aftercare provided by Ryan on site has turned our experience from a negative to a positive.

the Hedgerows is a lovely new development near Chichester, it has a railway line, village, bus route, pub, primary and secondary school and church all within easy reach. The seaside is a short drive away and there are lovely walks in nearby Slindon, Amberley and Arundel. The area is close to Chichester town and marina, the development is a few minutes away from the A27 giving routes to London, Brighton and Portsmouth.
If you would like a well designed new home on a very nicely finished estate with access to mainlines and roads whilst being in a rural location I would recommend this estate.

Please share one thing (or more) which you wish you had known before you moved in:

ryan on site will acknowledge, manage and resolve any snagging, don’t be put of by a new build, your issues will be rectified and to be honest they were minimal.

What is the best feature of your home:

lovely double garage, nice south facing garden, the open plan living and doors ti the garden will be thoroughly enjoyed in summer.

Love the space in the 3 bedrooms. We go up into a loft room which is lovely, vaunlted ceilings and plenty of space. Could easily be converted into a 4 bed if required as 2nd main bedroom is very large. Could do with more plug points in each room so you have a choice of where to place the furniture. Support and after sales has been great for me personally.

Close to local shops, a park and close to Chichester Town centre. Great location. Our drive way houses 3 cars so we are lucky but only issue is not much visitor parking. Community and residents are lovely and look out for one another.

There was a leatherback issue with most of the gardens. I didn’t know until a neighbour told me and needed specialist treatment to rectify which would have been better known up front and got treatment earlier..

How has the building management responded to any problems or issues you have raised:

Yes in the main things were dealt with very quickly but very little needed doing for us

The development is nicely located away from the main roads, but within nice walking distance of local facilities and outdoor space. The house, as a whole seems nicely finished apart from a few items which can only be down to laziness by the builders rather than poor equipment or the wrong items, finally the roads appear to be quite narrow or peoples cars are wider…

Good aspects are that its a very quiet location, set away from the main road. The big negative is the lack of parking, or people buying houses which aren’t suitable for their needs, the front of my house regularly has extra cars parked on the road… either there arent enough parking spaces or people have too many cars for the houses they’re buying

Please share one thing (or more) which you wish you had known before you moved in:

it would have been really helpful to have been given some more information for new build houses regarding connecting phone lines, post codes, attempting to gain utilities such as Sky TV (specifically for my property, there is a large tree which blocks that signal)

How has the building management responded to any problems or issues you have raised:

i havent yet notified any problems, most problems i have discovered have been easily fixed not that thats an excuse for them being problems in the first place

The first thing that caught our eye on this development was how light and spacious it is in comparison to many of the cramped a developments we had looked at elsewhere. It is also excellent that each property has its own private drive to park in. There are a nice range of designs of houses although ours is very basic as a shared ownership property. Just a shame that a tiny little more effort could not have gone into the front doorways of the shared ownership properties on the development to make them look more aesthetically pleasing.

Our development is situated in a nice area. Parking is easy and it is nice to live opposite a retirement home to have diversity in the neighbourhood. We have a post office and shop a five minute walk away. Also a pub a ten minute walk away which is pleasant. Also very close to towns so a perfect location!

There are several other large scale developments being built within the local and neighbouring villages. There are currently no plans in place in regard to alleviating increased traffic and local schools are beginning to have classes at maximum numbers leaving uncertainty as to whether children will get a place in the local schools.

How has the building management responded to any problems or issues you have raised:

Yes. When we had a bathroom leak, we had tradesmen come in to fix the issue within a couple of days.

The Hedgerows, living after a year.

After a year of living in The Hedgerows, few things I noticed like the roads in the development are narrower compared to other developments with the same properties specification and price. Until now the roads seemed to be unfinished with high gutterings. The front of the development is beside a big scrapyard that is very visible to all people entering the Hedgerows and there are not enough lighting posts at the entrance. No pedestrian crossing at the main road outside the development approaching the roundabout.

Please tell us what you like and dislike about this area:

The development is by Fontwell Avenue near a scrapyard. My house is around 5 minute walk to the local post office that also has a convenience store inside. The prices are a bit much for the quality of the product but the fresh produce were of good quality and taste. It would take a 25 minute walk to Barnham train station where you can see a number of convenience shops nearby, takeaways and services like salons, barbers, opticians, pharmacy, funeral, real estate, etc. The Croft surgery is the local practice 10 minute walk from the development. There are buses going to Barnham, Chichester, Bognor Regis, Arundel, etc., but of limited times. My child goes to a Catholic school which is a 15 minute walk, almost the same walking distance to the nearest Esso garage. There is also a closer primary school and a secondary school at Church Lane. There is a nearby indian restaurant and a pub where you can go if you fancy a meal out or drink. Travel times are dependent on your means. Fastfoods are available at the other end of the Fontwell roundabout near the racecourse. There is also a Shell garage by the roundabout but only have one space for electric car charging. The residential area of The Hedgerows is away from the Fontwell main road so no traffic noise can be heard apart from the cleaning vehicles and bin collectors that passes by every week. Each houses in the development have their own garages or open driveways. You get occasional crowding on the streets if there are car visitors. The neighbourhood is quiet jn general and I haven’t encountered or experienced any anti-social behaviours from the neighbours. People who live here are generally sociable and polite. A lot of dog-walkers that you can see here, but they seemed to be responsible enough to clean up their dog’s litter after.

Limited companies providing internet services. The very noticeable scrapyard beside the development. Narrow roads.

How has the building management responded to any problems or issues you have raised:

I haven’t raised any of these issues yet apart from a few that needed immediate attention like the gutter height approaching my driveway which was rectified eventually.

Idyllic place to live with a few improvements to make

The development is reasonably set out well, however the appearance of it isn’t that great as you drive in. There is overgrown weeds and grass on the entrance and there is a car wreckage place next door so the views of that aren’t great.

When you get fully into the development though it looks a lot nicer with well maintained lawns and plants. The roads are a bit narrow so can be a hassle to pass other cars or lorries. The overall design is pretty good though – our house is not that overlooked which is great, the gardens are pretty big and so are the fences. The park hasn’t been developed yet but when that opens that will be a good facility to have.

Would be great to have a shop on location but the nearest one isn’t too far.

There is a local shop a short walk away and a pub. Plenty of green spaces around for walks. Barnham isn’t too far which has connections to London, Brighton, Portsmouth. The street is relatively quiet, parking can be a bit of an issue sometimes but mostly ok. No issues with traffic noise or anti-social behaviour – pleasant place to live. In the middle of Chichester, Bognor and Arundel so plenty of options close by for shops, restaurants, bars and entertainment.

We thought the ugly entrance to the development was going to be sorted but 2 years down the line it still isn’t so maybe check with your developer what their intentions with the communal spaces are.

How has the building management responded to any problems or issues you have raised:

Overall the developer has been pretty good. The after care snagging list has all been taken care of in a relatively timely manner considering the covid delays.

The houses themselves are not brilliantly staggered so from our front room you can see directly into homes opposite kitchen and driveways are not staggered either which as the estate gets fuller I should imagine people may have issues with parking, the houses are built nicely and the after care if any issues have been dealt with quickly by the staff on site that actually do the work . The office staff are sometimes hard to get hold of and are not always as on the ball as you may like however you get there eventually! These are just a few points you may not take notice of when looking at your dream new home however over all it is a quiet safe place to live .

We have lived locallaly to this development for years so we have always been happy with plenty of local shops doctors vets and transport such as barnham train station just over a mile down the road, the hedgerows development itself is quiet, and very friendly estate . The roads that lead around the estate are a little narrow and there is hardly any parking lay-bys for visitors.

We were initially told there would be a car park and two parks we are now told there will be one park and no extra parking.

Very well the ground staff and their management team are top notch.

We don’t know much about about the management company as they’ve only just come on line. The builder is very good and fixes every problem. The design is lovely, there will be a kids park soon, lots of sunshine so not too built up. Houses close together is a shame and parking is a problem .

It’s a great location generally, close to schools, parks and local shops. Close to the beach and coast, and 3 major towns chichester, Bognor Regis and littlehampton with Arundel nearby.

The street is nice with lots of friendly neighbours. Houses a little too close together so cars squeeze by each other, houses a bit overlooked if that bothered your.

How close houses are as you can’t tell from plans. Maybe how overlooked the properties are.

Only just in place, they have sent invoices but haven’t had to contact them

The houses are relatively neutral in their design and similar in style. They are finished to a good standard outside and the snags and defects are checked and fixed within a timely manner. There have been a few issues with having to do remedial works on the estate affecting the quality of the road upon entry.

It is located in a quiet town/village so there aren’t many shops. It has good transport links to larger hubs like Bognor and Chichester though. The development would benefit from slightly wider roads and spaces for visitors to park

It would have been good to know up to date time scales for finishing building on the development
