Smaller Development, Close to Topsham without Topsham Prices

It is a smaller new build development with only three named roads, unlike other new build developments in the area that are built like a maze. Each house has a sizable garden space and reasonably flat. There is still building work happening which means it is often dusty and Wear Barton Road develops new pot holes everyday no doubt due to the building traffic. Building work is estimated to finish by 2023 It is a short walk to Topsham by both Topsham Road or the tidal walkway. There is also a complete cycle path to Exeter City Centre along the river. The downstairs bathroom is so big it doesn't make sense, we were told it needed to have disabled access but the kitchen could be so much bigger if the toilet was under the stairs instead. You can tell in some places that there is a rush to get these houses up quite quickly and cheaply but overall it is pretty decent compared to other new builds I have been in.

Please tell us about the good and bad aspects of living in your local area:

There is a good range and quality of local shops with a very reasonably priced chippy, Topsham is a short walk away where there are great restaurants, bars & open spaces. There are many local walkways that are dog friendly and off roadside. The I, J & T bus stop is right outside the development. The street is quiet and most properties have off street parking. There is limited visitor parking. Green, Black and Brown bins are collected on alternating Monday's and on the following Saturday if the Monday falls on the bank holiday. You can rarely hear the M5 unless the wind blows in a certain direction, the same can be said for the smell from the Water Treatment Plant which was our main concern before committing to the property.

The garden at a glance looks level however there is a slight mound in the center which means it drains towards the house and we end up with flooding outside the backdoor. We had turf laid by Taylor Wimpey and it would have been better if they leveled it before laying. We were late to the building process so only got to choose flooring as an option, everything else we got as standard. It was odd that it cost more for the flooring in the reception area than the downstairs bathroom which is a bigger space. The paint especially in the bathroom and kitchen area comes right off if you get water on it, you need to lightly dab at it or accept that the bolognese sauce will just be a feature of your kitchen wall until you can repaint. Lastly, the customer service was great and the after care for the first 8 weeks was amazing but as soon as the 8 weeks were up you get passed on to the general team and it took a whole month to get someone to adjust a door that wouldn't close.

What is the best feature of your home:

The large west facing garden space, perfect for the afternoon/evening sun

Better than I expected

Better than I expected. Its a nice area but sometimes it smells like sewage when we get outside the house. We will give it some times to see if it's temporary. We had couple of plumbing issues in the first week but they were taken care of very fast.

Lovely new build in great location in Exeter

The design of the buildings are generally very nice, we feel really happy with our especially! Each time we needed something sorted out with regards to the inside of the house they company have been good at getting back to us quickly and trying to resolve the problem. The site manager is brilliant and very approachable and always happy to help!

Please tell us about the good and bad aspects of living in your local area:

The local area good for what you need. Local shop, post office and fish and chips are just down the road. Close to schools and just off the main road so access is easy from anywhere. The bus route runs at the bottom on the new build and there is a cycle route being built through the middle to join an existing one which is great! Lovely local dog walks in the area too.

Some properties seem to have a shed instead of a small bike storage so we would of preferred that option if it was even an option?

Would like more paving slabs outside in the garden area.

A pleasant riverside development with good transport links

The development is a nice size and is not too large. All houses have off road parking so the roads aren’t too clogged and there are great footpath and cycle links to the estate. The gardens are quite a good size and the layout ensures a level of privacy. The transport links are ideal. The surrounding area is quite variable with some lovely and some less desirable streets but it is only a short walk to the river. Despite the development being very close to the sewage treatment works at Countess Wear, it is often unnoticeable. It can get smelly if the wind is blowing in your specific direction but you soon get used to it and it is nowhere near as bad as we were worried about before moving here. The build quality on this estate is excellent and we had very few insignificant snags on our property which were quickly resolved by the aftercare team. Overall a pleasant house purchasing experience at Riverside Walk.

A good location, by the river, close to Topsham but also good access to both the M5 and city centre. There’s plenty of parking but also good access links for buses, walks and cycle paths.

Additional options from the developer are extremely overpriced. For example, they charged us £180 for an outside light which turned out to be a £12 light I could’ve fitted myself.

Please share one thing (or more) which you would change about your development:

The garden was terrible after we moved in and was boggy with no drainage. We had it landscaped in the end but it would’ve been easier if it was of good enough quality in the first place.
