Nice development in a good location

We love the development itself: the fact that it’s made of bricks, which not only gives it more character and a warmer look and feel, but helps it fit into the environment and age better; the fact that the buildings aren’t very high and there is ample space between them, with vegetation and trees around the place. It’s well designed and built, with depositing space, wide hallways, good insulation, finishings and appliances, pretty quiet (a real asset in a big, noisy city) and most of all, bright. We couldn’t be happier with the actual quality of the apartment. On the negative side, building management is poor, they often don’t even respond to emails, not to mention actually solving anything. Our kitchen windows still have cement on the exterior from the building works and although they assured us they would get cleaned when we moved in, they still haven’t been five years later. Rules aren’t implemented – you’re not supposed to use your balcony as a junk deposit, to dry clothes etc., but almost everyone does, which really ruins the look of the place. The green spaces could be better maintained and dogs shouldn’t be allowed on the grass, which destroys it. The green in the middle of the development was supposed to be finished years ago, but still isn’t. Really glad we didn’t pay for those premium ‘park views’. There is also a LOT of dog poo around.

The development is located in a cool, vibrant area, just behind Golborne Road, with its local cafes, antique shops and boutiques, and Portobello Road. There is a real sense of community and you often bump into the same people out and about. There are many restaurants, delis and shops within walking distance, three great cinemas – the Electric, the Lexi and Gate Picturehouse, and two theatres – the Gate and the Coronet. Notting Hill itself is beautiful, it’s a pleasure to just walk around, and Holland Park and Hyde Park are a short bus ride away. On the downside, Ladbroke Grove , the closest tube station, is not on the best line ever, and if you’re going into Central you’ll have to change at Baker Str. I find that taking the bus to Notting Hill Gate and jumping on the Central line is usually faster, but beware that the buses are packed at rush hour, and the street often gets congested. The supermarkets in the vicinity are also pretty soul-destroying.

In summer people stay out in their gardens late and it can get very noisy, so you can’t sleep with the windows open, which is unbearable on a hot day.

They didn’t answer at all or didn’t address the problem.

Living in Portobello Square

The design of the building is very modern. The inside of the building is very clean. They are cleaned daily and are spotless. There’s 5 floors and between 2-4 flats in each floor. The lift is really handy and rarely busy. In the bottom floor there’s a parking lot.
For me the best part is the balcony; I’m on the 5th floor and the view is spectacular…
The one bedroom apartment is perfect for 1 or 2 people. Very modern slick and pleasantly peaceful. I also feel very safe in the building. Also, my neighbours are very nice and polite. When the courier leaves a parcel inside the entry door – it can stay there for days and no one will touch it.

The property management offices are around the corner if you need to see them.

Overall, I’m quite happy here and a great location to be in.

Overall it’s a great location. There’s plenty of shops and restaurants nearby. Golborne Rd is bustling with cafes, shops and restaurants and portobello Rd is unique. You can walk from the beginning of the road and end up in Notting Hill Gate within 20 minutes.
The closest bus stop is about 4-5 minutes walk and Ladbroke Grove station is less than 10 minutes walk – so it’s easy access to central London. Some weekends when there’s tube disruption, the buses are very close by.

Parking can sometimes be a problem as it’s usually very busy streets….
Bins are collected regularly therefore, the area seems pretty clean. Although, there’s some building work being carried out on faraday Rd to develop a new park and work starts early, it can be a bit noisy.

I live in Faraday Rd, and it’s very quiet, peaceful, I can’t hear any traffic noise at all. The only noise I’ve heard on occasions are foxes.

I wish I’d known about the limited storage space before I moved in.

If there is one thing you would change about your flat or property what would it be:

If I could change one thing about my apartment it would be to have more storage space.

I think property management gets the highest score as I can people always work and especially during covidtimes, they did extra cleaning, and we’re more cautious. The design of the house is okay but the only issue is with heating as you can’t turn it off on specific floors and then even you switch off the top then the floor is still hot. I would also prefer old-school light switches, but I appreciate that it’s easier to switch out some that are still on upstairs. Little gardens/patios are definitely your USP. Kitchen design and master bedroom bathroom is my favourite

I guess moving to this area actually shown us that we wanted to live in this area after too. It’s so easy to walk to any restaurants that are located from bottom to top of the portobello road. Also, this area has got this community feeling. Parking is the biggest minus, that’s for sure. Bin collections are happening quite often too.

Perhaps, how easy it will be to hear your neighbours next door

If there is one thing you would change about your flat or property what would it be:

Would be nice if our landlord finally fixed the fire alarm that hasn’t worked for months. Considering catalyst weekly sends thousands to have people doing fire patrols, this feels silly. Catalyst should have stricter rules for landlords and safety measures.

The development is a real let down. The quality of the interior of the property is appalling. Within months of moving into the new development discolouration of the walls and large cracks started appearing. The pipe works on ground floor flats in the communal hallway have been leaking and the smells are horrendous. They get repainted and this would last for one year before the problem reoccurs. The buildings are rated as a “substantial” fire risk according to the latest FRA, hence why Catalyst housing have increased their fire safety budget from £800,00 to £15.2million this year!

The area is very vibrant and full of things to do and see. Lovely coffee shops and places to eat. Mixed ethnicities and a real feel of London.

I wish I had known the fire safety risk to my family and I before signing the tenancy.

The design is very nice. However, the walls are very thin so it is quite easy to hear everything going on next door.
The flat is modern and spacious. Though, the rooms could be a bit more proportional as there is a bigger room and a smaller one.
Maintenance is also not the best. Our lock broke once and I had to get it replaced myself.
Heating in the flat is quite good. I think it is from the floor.
The view is alright. As the development has lots of green I feel that kind of improved it.

I like there are lots of green spaces around. It creates a very nice environment.
There is a construction going on round the corner which can be a bit annoying. There is also a very old development in front of this one which makes it kind of strange for the display.
Transport is super good. The station is so close and there are also buses so everywhere is so accessible.
There are also lots of shops in the area. And so many nice brunch places. There is always something to do.
The area is generally quiet, although it can sometimes get a bit loud in the afternoon, as there are a few kids that skate around here but it is not too bad.
I find the area super safe, and it is nice living here.

The building is modern with great facilities, especially the refuse chutes. My only complaint it is that it seems to be designed for winter not for summer. During the hot days the heat remains in the flat. The property has got a good management as far I am concerned.

The range and quality of shops in the area is good. As regards open spaces there is a small park nearby. Sometimes there is loud noisy on the street (people shouting or loud talking). The tube station and several bus stops are just a few minutes walking away.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really. Maybe that for checking the electricity meter you need to buy a specific key in order to open the door of the place where they are kept.

How has the building management responded to any problems or issues you have raised:

My property is run by a private agency. I have not met the landlord. No problems have been arisen and reported to the building management.

Portobello Square – Modern New Build in a Great Location

Portobello Square is a very appealing modern new build with a design style that still manages to fit right in with other properties in Notting Hill. However that is all you really seem to get here, there are no additional facilities and building management can be very hard to get in touch with for help or questions.

Please tell us what you like and dislike about this area:

Portobello Square provides excellent access to the local area, it’s located right at the top of Portobello Road which means it’s super accessible to the market and all the bars and restaurants nearby while also being somewhat removed and not overrun with tourists and activity.

There are numerous travel options nearby including Ladbroke Grove and Notting Hill tube stations, as well as many bus stops. There is plenty of parking, however due to this being a new build residents aren’t able to get a parking permit.

Please share one thing (or more) which you wish you had known before you moved in:

We were lied to by the landlord about access to the private parking garage, combined with the fact that new builds in K&C don’t have access to parking permits this was very disappointing.

If there is one thing you would change about your flat or property what would it be:

The property is great, however, the landlord (Hamptons) is incredibly disappointing, very slow to respond to issues.

The design of the building looks ok but also quite basic (you can tell from outside the materials look a little bit cheap)
Also the walls are very thin
You can smell food in the hallway
Love that the street has lots lights and trees
Property and building management has been good to deal with so far, often see the fire Marshall’s in the building who have always been very pleasant
Building always looks clean and smells nice when you walk in, lift always works !
Would have been good to have bike storage space

Pros of living on the street are that it’s a very well lit and quiet street. Also great to have the management office at the end of the street, adds an element of safety and security.
The shops are good, like the deli on golborne road and Sainsbury’s next to Ladbroke Grove station. Tube is close by which is good. Access to underground parking is a great plus!

Cons: no big supermarket (I.e Waitrose), the tube Lines are not the most convenient (central or district would be better). Had some noisy neighbours upstairs when we first moved in (lots of parties) which was
Impacted quality of sleep especially during working from home but this has since improved.

As I mentioned we had noisy neighbours during lockdown throwing parties so I wish previous tenants would have warned us it no longer seems to be a recurring issue (and luckily it hasn’t persisted)
Also the pigeons on the bedroom side are annoying in the morning

So far no issues with anything so nothing to state here

The design of my property is amazing I am a disabled tenant and my flat is adapted for my needs.
