We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Pedlars Meadow, by Persimmon Homes, is located in the market town of Swaffham, Norfolk. Comprising of a range of two to five-bedroom houses, the development benefits from being close to a wide variety of local facilities, as well as, Norwich is only 30 miles east for a wider range of amenities and interests.

Our development isn't finished yet so it's hard to judge fairly. However, based on the plans it looks great, there will be a couple of big grassy areas (hopefully where the estate can have regular events, bbqs, etc) and there will be a park / outside gym equipment. Other than that though there's any other facilities planned. There's a almost £200 a year maintenance fee, which I think is extortionate for communal grass areas to be cut and a few bins to be emptied, looking at our paper work the management company will get almost £10k each year to organise this, so hopefully when the residents take over this fee will be dramatically reduced! The site will have around 165 houses, which is a nice size and houses don't seem packed close together. There's another new build development going up over the main road (not on our site), so it shouldn't make much difference to us. Everybody I've spoken to on our site is lovely, however I wish people would use their drives instead of blocking roads with their cars and people seem to leave bins out at the collection points all week long. Love living here though, would highly recommend.

Gerda is our on site face of Persimmons and she is very efficient, friendly and willing to help. As with all new homes, we've had a few snags, but most have been attended to. We are happy with the design of the house and the garden is not greatly overlooked which has always been an issue of mine with new houses. The design of the wall with flint on the perimeter of the estate is a nice touch. It would be nice to see the green area outside the estate to the right planted out, but maybe they are waiting for better weather. The broadband is FibreNest and all homes are fitted with this. It seems fine. As yet we don't have any facilities as the estate is still in the process of being built but a children's play area is planned, along with hopefully an access to the old railway line walk at the back of the estate that makes a good short dog walk.

Great home with lovely big bedrooms, great facilities ie powerful shower, super hot water and home warms up within 20 minutes, attention to detail nice doors and handles, back sensor light and front light, feel very safe and being a mid terrace house very very little to no sound. Only downfall is two I live down a close with only 3 homes and have 2 huge street lights on all night out side my bedroom windows and due to one window being tiny it’s deeming an issue but amazing all else

There are currently no facilities on the development, only houses. It can be quite noisy with machinery. The development is kept clean and residents are friendly. Hopefully more of a community will develop with time, but there is not one as of yet. There are no issues with parking.

Very happy with our new home (Chedworth) our only issue is the lack of storage for coats and shoes, would benefit from a porch or similar. Fantastic finish on the property compared to other well known developers. Would benefit from a small park or communal grass area for young children to play, although development is not yet complete.
