New River Village is a St James development located in Hornsey. It is situated near various popular locations, such as Crouch End, Muswell Hill, Wood Green and Alexandra Palace. Residents here will have endless things to do and amenities just at the end of their fingertips. It is also located just 2-minutes from Hornsey station.

Quiet, well located place to live.

Really love it here. Myself and my partner moved here about a year ago and we love it here. We live in Hudson Apartments in the New River Village complex and think it’s a wonderful place to live. Quiet, close to Crouch End, right on the doorstep of Alexandra Palace with wonderful views of it. You’ve got a well stocked and maintained gym on site that you pay a one off £30 induction fee, and then it’s free to use as/when you please.

There is a big Sainsburys literally right next door which is an absolute lifesaver. There is underground parking underneath Hudson which makes us save a lot of money on our car insurance premiums.

It’s also ideal for us commuting into central London, with the Hornsey National Rail link giving us quick access to central London via alighting at Finsbury Park for the Victoria Line, or continuing onward towards Old Street or all the way to Moorgate.

It’s still not really that close to a tube station, Wood Green and Turnpike lane are 15-20 min walk away.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that the private car parking underneath the Hudson Building was only accessible if your apartment had already purchased a space (£1,500 one off).

How has the building management responded to any problems or issues you have raised:

Yes, we had issues with antisocial behaviour on the odd occasion with kids liking to congregate in areas of the complex. Because of on site security this is dealt with promptly and really this has only been on a very few occasions.

A subpar development

The property itself is poorly designed overall as the flat isn’t well ventilated, resulting in very uncomfortable temperatures inside. The management within the building specifically is horrific; complaints that I’ve made take way too long to be answered and when they do, the answer is unsatisfactory and barely resolves the issue at hand. They’ve responded slowly and ineffectively every time I have lodged a complaint. The answer is always not correctly addressing the problem and subsequent replies take even longer. However, the community is quite nice around the development and the abundance of green space is a really nice feature.

I wish I had known that the ventilation and cooling system within the house was bad.

Convenient and Green, normal London area.

Area has enough shops and transport links are good. Lots of greenery. Buses easy to get to Finsbury Park or to Turnpike Lane for the underground and the train close by at Hornsey station.

Normal sorts of London type issues in the area but no more.

Clean building, well looked after, size is adequate. Convenient with concierge, gym, steam room, sauna.

The building management is pretty efficient. For me is fine but if I was the owner I would be more interested.

Shops, greenery, transport links good buses to Finsbury turnpike and train.

It’s fine bearing in mind is London.

A nice place to live

I’ve lived here for years, in both Blake and Hudson blocks. It’s a very peaceful and enjoyable place to live. My current flat is facing the train lines, but I don’t even notice them anymore. The flats themselves are peaceful and quiet. I never hear my neighbours. The buildings are extremely well insulated, so I rarely use the heating, even in winter.

In the summer it can get a bit hot, but you can mitigate this with some blackout curtains and a decent fan. Some residents get up in arms about things, but I feel they’re being unreasonable. The concierges are great. There’s good security. And I love living on the doorstep of Alexandra Park.

I’d recommend this development, and am only leaving to purchase my own flat.

The nice thing is that you’re right next to an excellent Sainsburys, on the doorstep of Crouch End and walking distance to Alexandra Palace/Park. I try to walk to the top of the hill and admire the view at five times a week. It’s a nice break when working from home.

How warm it can get in the summer.

I’ve not had any issues that I’ve had to raise.

Modern and Amenable

The apartment is great, I love living here. The double glazed windows trap heat and block out noise. It’s a comfortable and bright space. The facilities nearby make life a lot easier, the pubs add a good social element. The concierge, security and fob access make it safer to live here.

The best feature in my home is the size of the house, it allows me to comfortably move around.

Like – There is a lot of privacy but the neighbours and still very social.
Dislike – The building works opposite my block brings in a lot of noise and dust.

It’s just a lot better than I expected, I’m happy with the place.

The size of the house is greattach, allows me to comfortably move around.

The development is quite a nice and peaceful place. The concierge for mail is really useful and a lovely park. The car park and the general area is very safe and I feel comfortable walking around at night. The area does tend to get quite noisy at times and it can be difficult to get some rest on particular evenings.

If there was one thing I could change about my flat it would be the boiler in my property, it runs all the time so it is very expensive..

Really happy, new to London and the place is modern, cheap, pedestrianised and really green.

Pay less for a one bed flat than friends in busier areas pay for a share, plus I have a balcony overlooking Ally Pally.

Sainsbury’s superstore on site.

Just really good.

I chose this development because it’s new and cheap to live in.

Quiet, no cars or traffic pedestrianised. Sainsbury’s superstore.
Train station. Flat is spacious. Building well looked after. Balcony looking over ally pally. Greenery is important.

Far all the reasons above. It’s new and cheap to live in.

It’s really easy to get to work as there is lots of good transport links which makes this area an ideal location . It’s also quite peaceful and has a large friendly community. Everything seems great and there is not much I don’t like. The apartment is nice and aesthetically pleasing. The concierge service is really helpful and overall I’m happy with everything at this development.

Good location and easy to get to work- lots of places nearby such as Alexandra Palace and Crouch End. Don’t dislike much.

I like the apartment a lot – it’s well made and attractive. Everything works well and we haven’t had anything break so far. The building management company are really good. Unfortunately the communal areas/outside areas are not well kept and it’s pretty dirty.

The best feature in my home is the balcony – it’s so nice to be able to sit outside and have the view.

I like how convenient the area is for shops and transport. I don’t like the social housing at the back of the development.

One thing which is so great about the flat isn’t that the service charge has started to increase. The cost of the flat was also extremely high. However the quality is quite good. The concierge is also great and very convenient.

The size of the flat is the best feature , it is very spacious.
