Poor management, thin floors, too hot in summer, but nice aesthetics

The overall aesthetics of the flats on Heyfields are outstanding. They have a very clean, modern look. Bubbled lino in the bathrooms does appear to have been put down in a rush, however. The appliances that the flats come with are of a high standard. The floors are very, very thin, so you are at the complete mercy of your neighbours. Bins will often be overfilled, so there are times you will have nowhere to put your rubbish or recycling. Management will promptly fix anything that needs fixing in the flat. Management will, however, overcharge your deposit on checkout by massively overcharging for replacements, and also make it extremely difficult to get money back that they owe to you. The flats are highly energy efficient, which is great in the Winter, but unbearable in the Summer. The bedrooms will stay at 30oC throughout the day, and throughout the night in the Summer.

Please tell us about the good and bad aspects of living in your local area:

The area is located next to many convenience stores, including a Tesco Extra. A Wetherspoons and other pubs are also nearby. The site sits next to Blackleach country park, which is picturesque. Public transport is easy to access, with a bus stop just outside the development, and a train station within 15 minutes walk.

How has the building management responded to any problems or issues you have raised:

Fixing parts of the flat that are not the tenants fault is easy to get done through management. Help with other problems is poor, however.

How thin the floors are, how hot it gets during the summer.

Great new development in the heart of Walkden. Modern design, bright airy rooms, built in appliances so overall a great place to live. We have had some issues what partly been resolved, but because of the pandemic still waiting to be fully rectified. I definitely would recommend for everyone to live here.

Perfect for those who want to live near to the city centre but slightly on the outskirts. Transport links are fine. Shopping centre less than 5 minutes distance. Good community.

Please share one thing (or more) which you wish you had known before you moved in:

As it is our first new built house we didn’t know that the house is settling. And this settling is generates so many small issues, like cracks on the walls, on the floor, on the door frames...etc. And when you try to sort out these issues the developer counts the millimetres to avoid to resolve these issues. So at the end you have to do it all...

Please share one thing (or more) which you would change about your development:

The property is leasehold so the only thing I would change to be freehold.

First home as a couple - first thoughts

The house is very easy to manage. The kitchen comes with all appliances (fridge, oven, dishwasher and washing machine), making it convenient for a couple such as us in their first home together. Since moving into the home, we had a couple of issues, which we had to sort out ourselves. The lockdown has meant that our property managers couldn't come out to us when needed.

Please tell us about the good and bad aspects of living in your local area:

We love the location - we are in between the hustle and bustle of the city and the country, which means that we can go for long walks in the woods next to our house and can go to our favourite restaurant in the same day.

Please share one thing (or more) which you wish you had known before you moved in:

The community is a mix of young families, professionals and retired.

Please share one thing (or more) which you would change about your development:

I wouldn't have red brick building overlooking a side of the house and our garden.

We are glad to see that you’ve been enjoying your Live DifRent home, and appreciate the convenience and security our homes give to people. We are sorry to hear that due to the pandemic and current restrictions at the time, that we weren’t always able to organise for a contractor to visit your property in person to fix any maintenance issues. Due to lockdown restrictions at the time, we wanted to ensure we were keeping our residents, team members and contractors safe which meant we could only attend to emergency issues for a period of time. We hope that since this review has been left that you’ve seen an improvement in this aspect.

Love the way house is designed.my favourite part is open plan kitchen n the patio door and the security . The tow is only 5 minutes away.bus stop n shops are only down the road. The management team is very helpful they sort the problem straight away.

I love this apartment because of the modern decor and the security. The shops are only down the road the bus stop also Down the road.restaurants are nearby.Only the thing I don’t like that too much complain came from downstairs for making noise when we didn’t make that.

About the noise that floor make. Any single movement you do the downstairs people complain

What is the best feature of your home:

The open plan kitchen and the patio door and definitely the bathroom I love

Development in question i live on looks very basic as they are apartments but very spacious and well designed. facilities are good although the bin area good do with some redesign so its both easier for residents to organise their rubbish and easier for bin men to retrieve it.

We are so close to all amenities which is perfect, even motorway links and roads to the city.

How has the building management responded to any problems or issues you have raised:

They respond very and dependent on the job can rectify very quickly. However when it is down to bigger more important jobs there is massive room for improvement unfortunately.
