The apartment is spacious, With ample facilities. Well built and maintained. The Gym might be small for a community this large, There is limited parking space for visitors. The Energy bill lacks transparency given an BER A rated building. No option to choose Energy/Electricity/Broadband provider. The Property management team are usually not friendly and would rarely reply to emails sent unless it is Rent related.

Transportation even though is a residential area would take time to reach the city center during peak hours and always preferred for people with Cars. No nearby Tesco and Nearest Lidl is 1.5Kms away (Not walkable)

Uneven rent mechanism, Hidden Energy bills, Poor Gym maintenance.
How has the building management responded to any problems or issues you have raised:
We had a lot of issues including Rent updates, Facilities, Energy bill clarifications. Some of the tenants were even provided with 15day complimentary accomodation
Great property pedestrian to non-existent management.
Buildings are amazing the facilities are great just being under managed as referenced above which basically makes you not want to live here. Any similarity of experience promised in the website and the reality is pure coincidence. there is no community management with tenants in mind.

Although we are looking into an incredible property with great potential, this potential is being undermined by a unfit property management. Property management is not even the term is about community management that is the potential and promise of Griffith Wood and the local management send emails in a condescending and passive-aggressive tone with solutions to problems that don’t envision the betterment of the property and the community but are a rather lazy solution that will only deteriorate further the relationship between tenants and management. Example the gym (by engineering misjudgement) is under some of the apartments. Problem: Some people drop weights and cause noise/vibration. Current: Management solution: Hide the some of the weights. Consequence: noone has the gym promise on the website but a rather poor experience of it, plus the way this was address over email sounded like mom talking to her children and not a proper tenant solution driven email. Obvious solution: A login book at the gym whereby you have control of everyone using it. Also a person allocated to the gym able to prevent weight dropping and hygiene levels rather. This is the best practice being carried on by some of the best managed communities and hotels. This was just an example.

I wish I known that the management did not know what a concierge service is, what a community monitored gym is. I would have gone with a property in Portmarnock who is actually talking the talk and walking the walk.
How has the building management responded to any problems or issues you have raised:
Rarely anything can be solved and its always the builders fault. Lack of ownership and positive experience. Not solution drive. Examples: Garden bins in the gardens missing since March when we keep asking for them to keep the property clean. Gym not properly supervised. Weekends there is management presence (when its most needed).

The design is outstanding, facilities great, gym specifically doesn’t have sanitiser and paper towels to wipe down the equipment ( health hazard considering that we were in covid), building well kept and maintainance team excellent, property management can be improved ( finer details lacking)

Local shops easy to reach, public transport excellent. Limited parking space for visitors, no gate for the development, anyone can easily gain access to development, safety concerns

That a nice building doesn’t make a home, my expectations were high in terms of prompt resolve or suggestions denied or accepted ( have asked for Zumba classes, no response given, complete silence)

Very little repo ce or no response at all, things slowly improving after in person meeting introduced, but some issues can be resolved by email or phonecall( which is not available)
It’s a mixed review. Like the place we live in. Expensive. Gym facility is good. Security guys are helpful. Large see through window is a privacy issue. Nice and peaceful apartment.
Development is good but too large see through window hampers privacy. Building management is okay. Fixing amenities takes time. No response received yet from the emil send across on intial day. Main door security not fix yet. Happy with the coffee service.

No way to tint the window. Good to have available of comman space like po table and gym.

No response received but not many complaints shared on email. Surat was a great help though. Really appreciate her
Good place to live
The gym is rather small for a community this big. The garbage room smells alot. The intercom system could be improved (when guests come, we have to go all the way down to get them, which is not ideal). wish there would be more shaded area/shaded area extend out. When it rains, its hard to get to the cab.

There are a few Yuko cars nearby. Neighbour hood is nice and safe. very family friendly. Lots of dogs. Lots of community events among tenants.

Only stayed here a month. No insights yet, so far everything good.

Had a broken window, It was fixed on the day itself. very quick.
Room to improve
Bins are needed for residents outside of complex. While walking our dogs we have to bring dog poo bags to bins on Griffith avenue as there are none around the complex and that results in dog waste left on footpaths around apartment buildings. Also some rules needed for people to keep their dogs on the leash. I am a dog owner myself but some consideration is needed for people with no pets and extra aware of large dogs running loose around the complex. Another issue I started noticing that hedges planted in front of our and neighbors balconies are disappearing with large holes left in the soil. Would this be a security issue and someone is stealing, I am not sure but some of ground floor balconies are left bare for everyone to see at Caulfield place.

Location is great with good transport connection to city centre nearby, local schools next door and Fairview park within walking distance.

Great apartments with excellent finish, good to have control over electricity top up meter.

No, I have raised a complaint regarding few issues and never heard back.
The property has overall nice development and well thought design.
Some of the development of this property is too slow e.g. the park and creche. Also, the move-in process could have been more welcoming by providing a property tour (not after multiple requests). The property has overall nice development and well thought design.

All good. The area has many nearby schools and other amenities. The property is well connected by the public transport and walkable from many other nearby attractions.

Yes. I had previously requested the support staff to help me during the initial days and got prompt response.
Good place to live
This place is one of the best I’ve been in Dublin. It’s a modern place, with amenities that can be really useful for the day to day needs. Specially now working from home most of the time. We have an option to work from common areas designed for that and also have parties, with kitchen and pool table.

The complex was completely new when I moved in. So I didn’t have any information before moving in.

We have the portal to have request anything it was necessary and it was solved quickly.
A mixed bag
The apartments are beautiful, which is the biggest plus. The size is good, the balconies are spacious, the utility room is so useful, and they are super energy efficient.
The building / property management is less good. Things like parcel collections, and arranging access for pet sitters or cleaners are clumsy and complicated.
Another negative is that you are locked into providers for electricity, internet and gas. This gives you no control to shop around when prices are changing, or to negotiate your contract to a better suited price plan.

While the local area is beautiful, it does not have easy access to a supermarket without owning a car.
The buses into town are regular, and direct, which is great, and recent infrastructure changes have added cycling routes the whole way to the city centre.

I wish I knew that the walls cannot support shelving (this was missold to me) and that you can’t select any of your service providers.
How has the building management responded to any problems or issues you have raised:
I have not always received a response to emails I have sent. When raising a ticket for a maintenance issues though, the response has been fast and effective
Feel like home
Facilities and amenities are good. Very friendly staff with immediate attention to house issues. Also lift issues were solved in few days. Very well utilization of space as more space is available for storage and washing machine and dryer. Parking space is grt

Absolutely grt place.. near to city center.. transportation is phenomenon.. city buses frequency is grt. Absolutely resident friendly with very less traffic and pollution. Regular bin collection. And social community is awesome
