I’ve previously encountered various problems with my apartment and still encountering them i.e leaks, cracks, dirts left in the property by workmen! The GRE team including the customer care team are not supportive and not customer friendly. The day-to-day management keeps changing every week and are inconsistent in dealing with customer issues. They are unprofessional, condescending, and discriminatory. I honestly don’t understand how in 2022, such a low standard still exist. I therefore underscore the building management. The property management- Rendall & Rittner has recently put a system in place regarding the parking bay and parking permit, I hope it works. A clear signage should be put at the front of each building development such as signage post with the name of the building i.e. Kenmore Place, Betsom place etc…..

Good transport link and easy access to Ashford town. Close to Riverside Park. Previous anti-social behaviour and we are currently encountering lots of noise pollution and traffic noise from motorcycles and cars racing on the main road by the building development/apartments. There are also youngsters skateboarding and cycling in the car park which is very dangerous for incoming cars. Some of the neighbours are smoking weeds on their balcony, which is inconvenient for us, residents!

The leak problem and the ongoing snagging items seen after moving in.
How has the building management responded to any problems or issues you have raised:
It is a painful and unpleasant experience as the staff was condescending, making discriminatory remarks.
nature and modernity
Riverside park it’s a great development. The flats are spacious, modern and finely finished. They have a large balcony and a view of Victoria Park. On the roof there is a very pleasant common area. There is a litter area secured by gates downstairs.

Great location, various activities at Victoria park. Nearby markets, Curious Brewery, city center and train station.

Nothing really. I was aware of most things so nothing to add here.
How has the building management responded to any problems or issues you have raised:
Quick response. Really small snagging list which was 100% solved.
Design is nice, lack of parking bays is an issue
Design is nice, lack of parking bays is an issue as there is no local axillary parking. How are people meant to get visitors in? Delivery drivers often say that its hard to find/not sure where it is so external signage may be useful. Basics are good. When I had issues engineers have been in.

Ashford doesn’t have a huge amount going for it and travel by car is essential. Despite that parking is poor. The cost and access to london is very good.

There is no parking onsite, there is no parking nearby either.
How has the building management responded to any problems or issues you have raised:
Responded reasonably quickly and very friendly and helpful.
Incredible development, well worth the money you are charged to live there
The development itself is kept clean and tidy by the caretaker, short enough walk to the train station. Backs onto a lovely park, 10 minute walk into town which is awfully convenient. I love the rooftop terrace. Having a lift is handy. The flat design and layout is amazing and the flat is really spacious

Living on the street is peaceful. The nearest shops are all within a 10 minute walk which makes things easy. Permitted parking, no anti social behaviour or traffic noise. Bin collections could be a bit more frequent but beyond that, fantastic

Terrible property/letting agency
Poor property management by MARTIN & Co ashford team.
Made the whole experience terrible. Overpriced property considering it’s way out of london.
Wouldn’t recommend this property or letting agency to anyone !
Leakage within the property & never any updates telling you when it is fixed . Had me paying rent for a property I don’t live in. Ridiculous! Why advertise if the property has issues !

Run by Martin & Co Ashford . Terrible service.
They had advertisements saying this property is available from august 2023. When I have moved in they had a lot of outstanding works to be fixed. Leakage in property due to rooftop has taken till late September/ October to fix. They have me paying rent for a property I don’t live in. They are scammers & should be held liable for FALSE advertisement

Outstanding works within the building should have been considered when advertising to new tenants

None of it . Terrible property with terrible landlords/letting agency
Average, not worth the price
The development overall is average, for the price it is not good enough. Other than a parking space assigned to the flat there is no visitor parking. Bike store area is unsecure, my bike was stolen from there shortly after moving in. No delivery drivers can find the property due to poor signage.
The design of the property is fine, gaps in the balcony floor allow all debris and detritus to fall down to the other balconies and strict property rules prevent you from having more than 4 plants on the balcony and you are not allowed privacy screen.
Lots of issues inside the flats with plumbing.
The rooftop area is OK, with a few tables and a few plants.
Parking is very bad, one person in a poorly parked area can prevent others from parking.
The property would do well from some visitor parking, an onsite gym, a secure bike lock area and something that adds to the value.
Property is managed well by the caretaker

The good: Town and train station is close, walking distance from a big supermarket and a short drive away from other big supermarkets, and outlet centre. Very close to a Victoria park and Singleton Lake. Good transport links to London from Ashford international. Bin collections are frequent.
The bad: Traffic noise is very loud, constant industrial building noises from the constant development around. Apart from the park at the back of the development, all other amenities and shops are at least a 10-minute walk away. Train links to London are exceptionally expensive. There are no restaurants or bars around without going into town.

Price of train links.
Poor signage for the property – delivery drivers will always call you for directions or just not deliver the package as they can find the right building.
The constant development adjacent to the building is very obnoxious.
Constant speeding down the road makes for very loud traffic noise.
How has the building management responded to any problems or issues you have raised:
Management responded well to issues however there have been numerous problems within a short amount of time.
When my bike was stolen I received very little support from the management company.
Close to the town centre and all amenities
Been living her since the last 10 months and don’t have many reasons to complain. Its close to the town centre as well as away from it (if you know what I mean). The international train station, designer outlets are all within a 15 min leisurely walk from home. Victoria park is a 1 minute walk and a lovely place to hang out. Aldi ensures you get all your shop done 5 mins from home and the peace and quite is amazing.
The only thing we dont like is the trains passing every 5 mins; but hey, the views are good. The property is managed well and almost everything works all the time. If not, Dean fixes it.

Everything you need from Aldi to Curious Brewery to the Town Centre is within a 3 min walk. To top all that, Victooria park is just behind you! Slightly noisy in the front due to the trains passing by but the additional privacy is great.

Didn’t realise and wasn’t told about the excessive trains crossing the building from the front. Its not that much of a nnuisance but still I feel we should have been told.
How has the building management responded to any problems or issues you have raised:
Very well and fixed everything on time. They have a self service portal where we log issues and are given a solution.
