Golwg-y-Bryn is a development offering 2, 3 & 4 bedroom homes in Ebbw Vale. The Brecon Beacons, Pen Y Fan and Beaufort Hill are all close by while Ebbw Vale offers a variety of shops, cafes and restaurants.

Lovely property but some suggestions for future development.

Overall the development has been good. When snags needed sorting they came back with a little more persuasion required on one occasion. However we have sorted the small things out ourselves largely. The main thing was receiving updates from the sales advisors which was scarce and we mainly kept ourselves updated. Lovell’s site manager and customers services were receptive to our feedback and Lee (Site Manager) has been great including the lovely JCB driver currently working on the site.

House is design is good and revisions made were beneficial I.e moving door in lounge. However, we feel the front bedroom room sacrificed a little too much room for the en-suite.

However, the gardens could’ve been thought out more bad drainage put in as gardens were left as mud pits and we are putting in a considerable amount of groundwork (drainage and levelling) to make a lovely garden.

Furthermore when we were sold the property the garden was described as a “slight gradient”. However when James (technical manager) showed us around he told us a completely different story which led to the impression of a larger gradient and random useless steps. We had a bit of a stern discussion with lovell’s solicitors which didn’t get us far. However, When we had our predecoration tour we were happy to see the garden as described.

Driveways are long with three spaces and visitor parking opposite the will be useful. However a foot and a half wider would be nice as it can be tight if not parked up against the house.

Convenient location for transport links to Cardiff as located close to bus stops served by main bus routes and train stations. Not far to major supermarkets (under 2 minutes drive). Not far from a beautiful local park (Bryn Bach), leisure centre and half an hours drive to some beautiful spots in the Brecon Beacons national park. Downside is being located close to KFC as the traffic for the drive through adds an inconvenience on occasion to access the site, however, there are rumours KFC is moving.

Enquire more information on the property management company and what to expect from their services. As we did during the buying process.

How has the building management responded to any problems or issues you have raised:

Luckily we are located opposite the site offices and Lee the site manager frequently chats and has been helpful when we have had issues or concerns.

Love the house bit of a pain with all the machinery driving around all the day but the house is great even in general. Very spacious and looks lovely from outside. Bedrooms are really well proportioned. Pity the painting was sun standard with loads of bits missed or not painted correctly. Tiles out is duly complete in bathroom and room as not straight which created extra work for tilers.

Lovely spacious house designed by Melin. Loads of snagging issues since moving in which were not picked up prior to us taking over the house and not resolved.

Road speeds opposite and boy racers.

Overall happy but disappointing aftercare

Overall happy with our development, we did find a lot of snagging which we would expect with new builds however we found the aftercare for the snags very slow and really quite disappointing. We had very few people come to fix our snags and it came with a long wait. We moved in December and have only now had a pot of paint for touch ups despite being told we would have this upon completion.

Close to 2 large supermarkets, fast food chains and a walk away from town

That the help to buy scheme can’t go toward a deposit

Usual snags which got resolved. Few issues with attitudes etc when dealing with certain people or issues.
Design of site and house is perfect, will be lovely when completed just no seems of respect from builders on site, walking around houses swearing and shouting etc.

All within walking distance. Bin collections are a nightmare every three weeks. Traffic noise isn’t too bad until someone rev’s their car etc.

How deep to dig with finding snags.

Amazing and the perfect home

The design of the homes are immaculate and everything I wanted in a home, it’s the perfect type of place. It’s cosy and perfect for my family and it would be perfect for anyone else that wanted to live here to. I’ve never felt as good as I do know living in this home

Everything is amazing, there are shops within walking range and the people that live on the street are so kind and considerate

Any property management issues that I have had have been dealt with within 14 working days usually within 5 working days. The design aspects of the houses are very modern and stylish and fixtures can be upgraded to suit your needs although they are quite expensive compared to the actual items cost

The development has a number of supermarkets close by and is very close to the town centre giving access to other shops and transport links

The design of the house could be better such as a smaller garage as it comprises the space in the kitchen/diner. Some faults have been found with the brick work of the houses and are currently being resolved.

Can be very busy and noisy at times which makes the working lifestyle difficult. Disappointed with some of the communication from onsite management, could be better. Some faults have been found, currently being resolved.

Lovell are great in the beginning but after you move in and little problems become apparent it can be difficult to get them to rectify but with some prompting they will.
Designs have some flaws but there are choices of different homes. Homes are not very sound proof however

Homes are in a good location in terms of transport such as train station a short drive to access the city of Cardiff. Morrison’s & Tesco’s are both very close by also. Parking is available for each home. Bin collections are three weekly which isn’t great. Traffic noise is fine

I would have bought detached as apose to semi detached as they are not very sound proof

Eventually they have rectified by emailing them often

Very warm and well designed home. Right in between Tredegar and Ebbw Vale with good transport links to the heads of the valleys road which takes you to Abergavenny, Merthyr and Cardiff within an hour. Great neighbourhood, all snags dealt with swiftly and the buying process was very efficient.

The design and layout of the property is well thought out and spacious. The fixtures and fittings that come with the property are basic but can be upgraded however we bought our own upgrades at a fraction of the developers costs. The property maintenance and repairs company is very basic but does the job. Overall satisfied with the development and property.

Close to KFC, Morrisons, Tesco, Aldi and the Town Centre. Beautiful views, woodland walks and Lakes close by. Bus route on the main road adjacent goes to town, Merthyr & Cardiff and the train station where you can catch a train to Cardiff for less than £10 return per day.

Exact layout or the garden and it’s camber as well as overall cost of bringing the garden to a reasonable livable standard.

All issues raised have been dealt with and fixed within 10 working days or less from reporting.
