Issues with management and tennants

The development itself is nicely designed and easily accessible. I do have issues with a large amount of neighbours smoking cannabis which gives the estate a constant awful smell. Including my nextdoor neighbour that smokes it indoors and the smoke seeps through into our house and lingers. I also feel that the amount being charged for rent is significantly high considering the size of the property and the fact that a lot of problems that I have reported with it have been ignored or take months for a response let alone a solution.

A large selection of supermarkets and local stores for essentials. Easy public transport access to Chester and Liverpool.
Cheshire oaks retail Village is only a 5 minute drive.

Please share one thing (or more) which you wish you had known before you moved in:

That the rent would be increased significantly after the first 12 months.

How has the building management responded to any problems or issues you have raised:

A lot of issues I have reported have been ignored or told that its not their problem. For example the walls all have cracks around the edges from the house settling. I was told that it is not an issue. I also complained that the garden has poor drainage and floods in the rain causing the grass to die and dirty water to stain the patio. This complaint was put in in January and they still have not given me a real response

Short but sweet stay

I have only stayed here for short period but the one issue I had with house was resolved quickly. It is extremely easy to report issues and communicate with agency any time required. The house is a good size with more than adequate space in the master bedroom. The garden is suitable as well and gets sun all day long!
I feel the development is tucked in the corner and is nice and quiet due to this.
Property management is extremely easy to deal with.

Whilst I don’t require the use, very good public transport links with train station a stones throw away and a bus station within a short walk.
Various stores local with a convenience store a very short walk.
Parking is available for each house but no community parking which results in cars parked in street often and sometimes dangerously on corners.
Traffic noise is very low considering proximity to railway and M53.
Not much anti social behaviour but neighbours smoke cannabis so often strong smell which isn’t pleasant.

Wish I had known how difficult it was to get taxis in this area.

How has the building management responded to any problems or issues you have raised:

Was extremely easy to report issue and when I did I had constant communication from the management. Issue was resolved suitably.

Poor road markings

Most houses have 2 parking spaces which is perfect for the amount of people on the roads these days. However, as mentioned above I am not happy with the lack of road markings. This causes so many close crashes and careless drivers. I’d be worried about my child growing up here learning the roads as it simply just isn’t good enough.

Quiet road, never much trouble. Parking is horrific. People park on corners and cause so many close head on collisions. There also isn’t many road markings?? So at some crossroads people just drive straight across when it clearly isn’t their right of way which also causes many close crashes. The train is very noisy when windows are open, but not able to hear when windows are closed

How awful live difrent are. We have a major health and safety risk to me and my whole family but they couldn’t care less!

Reluctant to spend money that needs spending. Selfish and careless

The house design where I live is not that bad but to be honest its really small ?.
The facilities is good but the appliances in the house would be nice if more reliable.
The building management is good and give a good and quick response.

The area is really good.. near to ASDA and the transport link is really good as well. The school not too far which is walking distance.

Near to transport link, school, Asda and not far from Cheshire oaks

The response really good and they followed up quite good as well

The houses all look nice and modern there is facilities for children. There building management has been fine I have not had any issues that needed addressing to really comment but have always been fine and inspections have always been positive although most of the things discussed that needed sorting were not followed up on but all minor really

The area is great as it’s next to the motorway and easy to get to Chester and Liverpool, not much bad behaviour

I wish I had known there was building work going on I didn’t know and pretty much lived on a building site

Yeah I have had a broken dishwasher that was the only issue so far

As above, the groundskeepers always come round and maintain the communal areas and gardens. The system used to log issues with the house is sufficient as well and you can keep track of them. A bad aspect is that the rent did go up quite a lot, and this was different for every house which isn’t really fair, considering some of the houses are exactly the same.

The local area is a bit run down and can also be really noisy as everybody’s house alarms always seem to be going off, not sure if that’s a fault with the alarm system or just improper use by tenants. The good aspects are that the groundskeepers always come round and maintain the areas.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had of known that they were going to be building more houses around the estate after a year after we moved in, as this became quite noisy

How has the building management responded to any problems or issues you have raised:

Pretty quickly, however we haven’t used it much. There were some issues that we reported on an inspection but didn’t get sorted at all.

Nice development but overpriced given location

House is nice – simple but effective layout and reasonable amount of space. Easy to clean laminate flooring downstairs. Very energy efficient in winter – does get very warm in the summer and difficult to cool.

Good size garden which is unfortunately ruined by the lazy decision to plonk the shed right in the middle – means that this is all that can be seen from the living room double doors and makes the garden seem much smaller than it actually is. It wouldn’t actually have used any additional flagstones to put the shed against the fence which is frustrating.

Grounds team keep the estate presentable but unfortunately do not trim back the foliage on the side of the hedge that cannot be seen from the road – means that our garden path is overgrown by the hedge and we have to trim this ourselves.

Property management team easily reachable and always helpful but can take quite a long time for action to be carried out.

So far had two increases in rent. First was a 5% increase before we even moved in. After 1 year had another 8% increase – makes the property less affordable particularly in such difficult financial times.

Overall the house and estate are very nice but overpriced considering the location and property size.

Close to Cheshire oaks for shops, restaurants and cinema etc

Estate feels safe but wider area less desirable – large numbers of drunks etc in the evening.

Have to pay for garden bins now which is disappointing.

Lots of residents don’t park on their driveways but on the road which causes annoyance and difficulty navigating the estate at times.

Minimal traffic noise.

Close to rail station for access to Liverpool. No direct lines to any other big cities.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had known that significant rent increases were likely. Up to 3% increases can be expected but an 8% increase nearly priced us out of the property and we have had to cut spending significantly elsewhere to afford to stay.

How has the building management responded to any problems or issues you have raised:

Online portal for reported generally results in rapid acknowledgement. Sometimes can take a long time for action – for instance when waterproof cover of shed roof came off it took nearly 3 weeks for someone to come and repair it. This resulted in many of our belongings stored in the shed being damaged.

Everything advertised is what we got. Quick process time. The facilities team is only on hand to assist with any challenges we have experienced. The house has a very modern finish with good functioning facilities. The design is also very modern and the separation between the kitchen and living area is good.

Nothing! Everything was clear. The online viewing due to COVID was very thorough and a true representation of what the property looks like

Brilliant design of the home

Brilliant design of the home, and the management are so brilliant in responding however repair maintenance takes a long time to respond we submitted a form for our electrical meter box around 3 weeks ago and we still don’t have a contractor for the repair.

Brilliant area completely different to nearby areas. Not much to do nearby however a lot of run down bars and cafes, will spend our time travelling to city centre to go have a nice meal.

I wish I knew more about the area as I don’t really know what is around.

How has the building management responded to any problems or issues you have raised:

Quickly respond to questions, happy so far however I haven’t lived here long enough to say more.

Well thought construction with decent ventilation and space for storage in the kitchen especially. The bedrooms could be designed more spacious if few designs are adjusted. Very easy access to transport with nearby railway station and bus stand. The property managers are very responsive for any issues reported.

Good residential area with schools, pubs , supermarkets and weekly local market. Very near to city centre and accessible city

One thing I would want to know would be about the lawn maintenance as its so much and moving from apartments before I wasn’t aware of this
