We live in the Crest Nicholson area of Houlton and have had very few issues with the build of our house. Crest offer a slightly more modern finish on the overall style of homes and the process to manage any issues or faults is straightforward and usually a quick process. In terms of facilities within the immediate vicinity, my family often use the nature walks, park and we like to go to the Tuning Fork.

Please tell us what you like and dislike about this area:

Houlton is a lovely area with a nice community feel. There is lots of green space within Houlton and even more open space within a short walk of Houlton. I find my street is very friendly with neighbours helping each other out where possible. Great place to bring up a young family.

Please share one thing (or more) which you wish you had known before you moved in:

We have bought a few new builds now so there wasn’t really anything that we didn’t expect.

What is the best feature of your home:

We really like the position of our home, we look out on to one of the nature walks and have no through traffic. We have lovely neighbours in our street which adds to the community feel.

Priem manages the site which i dont feel they are value for money. I don’t agree with the prices they charge for the service they provide. The design of the development is quite nice with the park and play area for the children. There just needs to be more facilities .

I enjoy the surrounds community atmosphere , the transport links are not quite there yet but when they are im sure they will be good. There is a lot of builder traffic which causes problems.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I hadn’t signed the keys over so early when the house wasn’t even finished, it was still wet with paint and so many faults.

How has the building management responded to any problems or issues you have raised:

I’ve had issues with Crest, there excuse is ” its within tolerance ” for everything. If you would spending this much on a house would you accept sub standard quality ?

Houlton is still very young and far from being completed. The long term view should have a large number of facilities.

So far the area seems lovely and worth the premium of the houses. The best feature is the presence of parks and green areas that break up the housing developments.

Every house seems to have car park available for at least two cars. On my street, noise is quite limited and we are able to sleep/love comfortably.

I have noticed that houses nearer to the railway have got thicker windows which helps to prevent excessive noise – very thoughtful.

Please share one thing (or more) which you wish you had known before you moved in:

Ways of reporting nuisances if they do happen and what action the management company takes.

If there is one thing you would change about your flat or property what would it be:

We have a small back garden and a front garden which is almost as large – if we could change anything we would move our boundary wall.

The design is good though expecting better quality.
The rooms are specious.
Would of prefer though the car park next to the house as it’s not convenient in the back.
The turf in the garden not a good quality.
With the customer service not very pleased .

Great that there are so many developers so it does not look like lego land. Annoying that some of the developments do not have to pay the same facility fees even though they use our facilities!!! The site management are pretty good at sorting queries etc and I feel they have our interets at heart.

Please tell us what you like and dislike about this area:

Beautiful surroundings with nice green spaces and a lovely park for small children. Lacking in areas for older kids to hang out – only 1 shop being build in walking distance and only one overpriced restaurant (seriously lacking in a pub!!) There is no town centre in walk distance only via bus routes. Traffic noise is very loud with people gathering to race on the A5 throughout the night at weekends etc. Train noise is annoying at first but you don’t hear it after you get used to it. The severity of the bumps and raised ironworks in the roads is ridiculous- so many burst tyres etc – this should really be finished sooner. The house build itself could be so much better – all the details are there hut are not executed correctly – the quality control on our house was shocking. Far too many snags – although they were dealt with efficiently.

Buying a house not off plan – but one that is finished and they are struggling to sell – you can barter the price. We manages to get a lot of money off by telling them we only had a certain amount to spend and they even threw in carpets and turf!! Also get a snag person to check for you as they know what they are looking for

Our house was the most spacious and well ‘thought out’ 3 bed we could find on the market

The area is generally pleasant in terms of layout, architecture and open spaces. However, street lighting is inadequate and many of the roads have not been surfaced since we moved in 2018. It is often not clear what the estate managrmeng fees are being spent on.

Rugby has a good range of supermarkets, shops and restaurants. There is also a railway station and several GP and dentist surgeries within a few miles of Houlton. There will also hopefully be a new railway station (Rugby Parkway) that will be built within the next few years. There is a local park and plenty of other nearby open spaces.

Please share one thing (or more) which you wish you had known before you moved in:

We were not allowed to see our finished house until the day we moved in, which limited our ability to spot snagging issues.

How has the building management responded to any problems or issues you have raised:

Customer service has generally been good, but the process of managing and raising has been time consuming and frustrating

The school is great and the park but already I feel more green spaces and parks are needed as well as the coop which can’t come too soon. The tuning fork is too expensive – a pub is definately needed. The pavements are lovely and wide so it feels safe with children.

The nature paths are good. The park is good but already feels crowded. The green spaces were really marketed and whilst they are fine it feels disappointing compared to expectations. It’s a nice road. Definitely need the COOP asap and hopefully after covid there will be more community activities.

Not exactly an answer to the question but be aware the buses don’t actually stop at the painted bus stops in houlton

Some of the fittings aren’t great like the door handles

Design of the house is really nice and open. Very contemporary from outside to inside. Management has been good overall. Maybe some aspects in the house could have been higher quality. Some draft issues regarding from door and patio but have been fixed after querying.

Limited shops closeby but new things always in development. Local shops, post offices and takeaways only 5min drive away. Really nice views and countryside feel. Tuning fork restaurant on the estate slightly pricey but really good quality. Train station 15minutes away but great location for motorway links. Really convenient ! Parking for each house in not conventional but it works as parking is just behind the house so can be problems with lots of bags although can park outside unload and then park up. On street parking available also. Very quiet area overall really peaceful.

Not as much Natural light in the hallways and checking lights in all areas of the house

Long windows very modern and open plan kitchen. Great location and very peaceful countryside area

Crest have been good on most things apart from getting the roads finished other developers are making their area look better. Houses are a nice finish grey and white. Nice estate lots of greenery for the amount they charge per month the up keep could be better.

Firstly Crest are taking way too long to finish the roads whilst other developers have even though no construction traffic going through. Attention to detail would be good some bricks on roads have weeds coming through and some lifting. Cs have been OK for me they usually come when issues reported. Some people have reported getting punctures from the roads not being finished. Quiet area, bins collected on time no problems. Only 1 restaurant on site there is a shop coming be nice to have a pub or beauty salon. Some transport links much easier if you drive as away from most things.

Garden doesn’t get much sun and boggy so had to install new fake grass.

What is the best feature of your home:

Long window at front of house and good size rooms.

Design of the property is good, easily accessible but would of benefited from a communal garden. The building design is nice and modern. The property is managed well however a cleaner is required for communal areas as residents are currently maintaining the area. Bin room is often left messy and dirty as others are constantly using it.

nice restaurant in local area, very far from any local shops and bars. Lots of open space to explore

Transport it difficult, limited bus routes, taxis are expensive and Uber does not operate the area.

Good parking, no traffic noise, bins are usually late for collection and children play in the road( unsafe)

Quite far from local shops and petrol station.
