Design and fit-out:
The design of the flats looks nice on the macro level but once you start living here you notice that things that are poor.

Kitchen – The low cupboards directly over the sink cause discomfort when washing up as you can’t really get close enough to the sink. The oven and the fridge are right next to each other which I suspect is causing a lot of inefficiency in terms of energy usage.

Bathrooms – The shower trays have all been installed the wrong way round so they drain towards the centre of the room rather than towards the wall, this results in getting water on the bathroom floor pretty regularly. Management also refuse to admit that they installed them the wrong way round even though on the manufacturers website all of the drains are close to the wall rather than close to the room side. They try to fix this by putting a small blob of sealant on the room side which does very little and looks terrible.

Paint – the paint on all surfaces flakes off very easily (you can touch it and it’ll come off on your hand) so expect to be cleaning paint off the floor on the regular, I suspect they neglected to use primer before painting.

Windows – the windows are of poor build quality, the mechanism that locks them is pretty flimsy, we have had them replaced twice in the last two years once the window gets stuck shut.

Facilities:
Gym – The gym is well kitted out for a residential gym with weight machines, treadmills, cross trainers, rowing machines, medicine balls and mats. Only complaint here is many residents don’t wipe down equipment after use.

Communal Area – Nice looking communal space with free tea and coffee.

Concierge – The concierge team are great, always friendly and happy to help out.

Management:
Management of the building is generally poor. The maintenance system is not well suited to busy professionals – they won’t give you a specific time when they will come to your flat to perform maintenance which makes it very difficult to schedule work meetings around so that you are available. I would rather they came in multiple specific time blocks rather than trying to get everything done at once.

The area is great in terms of amenities such as restaurants and shops etc. Recently there have been issues with crime in the area since lockdown and it has taken a while for the police to do anything about it.

Please share one thing (or more) which you wish you had known before you moved in:

Switch your energy provider as soon as you can, they put you on Ecotricity to start with which are expensive and have terrible customer service – just look at their trustpilot page and you’ll see what I mean.

What is the best feature of your home:

The best feature of my home is the fact that it was unfurnished – if they furnished it I am sure that it would be as un-ergonomic as the rest of the flat.

I love the building, the design in the flats is simplisitc so that it a personal touch can be added to suit anyones taste.
I’m in a 2 bed in line and its great that both rooms are the same size! The only downside is theres isn’t masses of storage but that’s quite common in a flat, and in CFW its the first flat I’ve lived in where they do actually have a storage cupboard that’s empty in addition to a utility cupboard!
The concierges are great – but unfortunately change quite a bit, when I first moved in we had the same people working the desk and it really gave for a homely vibe. But even so they connect all the dots and do great jobs.
The management are okay as far as management go – I don’t have much interaction with them. However, on the odd occasion I have the theme seems to be that its hard to get a response if its something they aren’t interested in.

Being on the doorstep of the marina is fanastic, and oasis on the outskirt s of the city so you get the best of both worlds.
Within the ground floor or the building and a stones throw over on ancoats square/ blossom street all the independent bars and food places, and places like Ancoats General Store really give it homely vibe.

Please share one thing (or more) which you wish you had known before you moved in:

That the geese are VERY loud about 5am in the morning in summer – buy a fan, don’t open your window.

AND, the heaters in the flat use alot of electricity, so it can be cheaper to be a plug in radiator!

If there is one thing you would change about your flat or property what would it be:

The constant changes in concierges – I really enjoyed knowing the people on the desk day to day at the start of living there.

The Cotton Field Wharf’s apartments are the most beautiful and modern apartments in Manchester, in my opinion. As soon as you walk through the front door, you’re welcomed to this open space and it feels as though you’re in a hotel. Having the concierge on side, makes me feel much safer too. There is a gym on the first floor and it has great equipment.

The flat itself, is incredible. You walk in and there’s this open space, with big windows that lets the natural light in. I live in a two bedroom apartment. I think the bedrooms are spacious and modern. My favourite is the walk-in wardrobe where it then leads to my ensuite.

The property management, Manchester Life are not great. Their customer service is terrible and they are rarely helpful. When I first moved in, they forgot to take a deposit from me but then somehow that was my fault. I also had a problem with extending my contract as I was never given an option to extend. Thankfully, it was sorted in the end.

Ancoats offers great quirky restaurants, cafes and shops! As well as that, it’s a beautiful place to live in. I honestly believe that Ancoats is the best neighbourhood to live in, in Manchester. However, it does feel quite unsafe at times. There has been a few assaults and valuable things have been stolen from the residents when they walked around Ancoats area. This is something that definitely needs to be looked into more.

I would of liked to be told how expensive bills are. They seem to be very costly.

If there is one thing you would change about your flat or property what would it be:

Wifi to be included in the price of the rent. The rent not to increase by a percentage every year. The customer service at Manchester life to be improved.

The design of the building is quite modern with a good bedroom and wardrobe layout however The bathroom design is a bit like an aeroplane toilet and the execution is not up to standard. Windows constantly break.. the floor is peeling up everywhere.. the air vents don’t work and the doors slam so hard everything falls off the wall.
The maintenance and concierge staff themselves are always friendly and helpful however I think any higher up than these the people just do not care. There is constantly people parked in other peoples spaces.. homeless people coming into the building who don’t live there.. one even made it all the way into the club room and set up camp in there for two days before stealing the television!!!! Talk about not feeling safe in your own home.. what exactly are the concierges doing if they don’t even notice this!! Parties until all hours of the morning which the concierge do nothing about when told.
The list really does go on!

The area could be lovely with the canal outside and the green area opposite however it is over run by the homeless and people from the council estate that is just around the corner which turns the area into an unwelcoming place to be! Constant screaming at night.. fights.. robberies.. police being called you name it!
The only good thing about the area is it’s closeness to the city centre and the two shops underneath the apartments.

That it is not a safe building to live in.. the concierges and security measures are not up to standard. The area is not a nice place to live

How has the building management responded to any problems or issues you have raised:

When raising noise complaints the concierges just past the buck around to each other and nothing gets done!
However in terms of maintenance for the most part things have been fixed in a relatively timely manner.

Overall the design of the building is good and modern. All fixtures and fittings within the apartment work well.

The communal spaces in the building are very good and are one of its USPs.

The concierge service is also very convenient and all members of the front desk team are very pleasant and helpful. A real credit to the building.

However, while the design quality is good, the build quality is lacking and seems to have been rushed/ corners cut. Lack of soundproofing within apartments (though between apartments it is good), floors warping, walls cracking, some window frames misaligned etc

Only noticeable if you really look (I suppose you would if you live here)

Otherwise CFW is a pleasant place to live and offers a higher than average experience.

So close to the city centre but really nice and quiet. Feels like a neighbourhood. Could have more retail and general merchandise stores.

Lack of parking. Oversubscribed.

Windows don’t open very far. Can feel claustrophobic if you don’t have a balcony

The external appearance of the building is pleasant and I am happy to see it and point it out. The communal areas of the building are also pleasant and well maintained.

The apartments themselves are well designed: spacious, airy, appropriately allocated spaces and plenty of power sockets, switches, etc. There are plenty of windows and lots of light, which is essential to a happy home.

This is a new build and there are a number of minor snags which are being ironed out or are not of major concern. Some of these are being dealt with as part of the review process. Some of the materials used in the construction of the apartments may be questionable or not to everyone’s taste: the bathroom surfaces appear cheap and clumsily constructed for instance.

Building management are pleasant and responsive. Any issues we have actually raised have been dealt with quickly, or at least when considered with the restrictions of the lockdown in mind. We have no complaints here. The building maintenance staff are pleasant and, again, responsive. The front-of-house staff are friendly, accommodating, and good company; it’s important to have a genuine welcome when you return to your building.

We are close to the waterways and the city without being too close.
Properties in the area are attractive and there is plenty of greenery to be seen.
We can access the station, the city, or the Village easily within ten minutes.
There are great amenities within five minutes walk, such as Aldi, Pure Gym, Co-op, restaurants and bars.

News of unsavoury events in this locale are not uncommon on resident and local online portals. There seems to be an increasing amount of crime; i.e. robberies and antisocial behaviour. There is no shortage of homeless activity and drug use evidence along the canals and we have stopped running near the canals now as a result of this.

We don’t drive, but there is a fair amount of noise about space squatters in the car park.

What is the best feature of your home:

The best feature of our home is the natural light we receive from our large, south-facing windows.

Will designed spacious rooms. Our two bedroom flat has two bathrooms which is rare.
Common room and gym useful to have in the building especially in winter.
Having a private common garden area has been great especially during covid.
Concierge service good – although staff members have changed quite a lot over the past year and sometimes not always immediately available. Having said that all friendly staff and helpful when present.

Close to metro stop which is convenient
Walking distance from grocery store and even city centre!

The building has been put together well, work in the apartments and the rest of the building shows the thought and utility of the building has been planned out meticulously. At first it seemed a bit strange, almost like living in serviced apartments or something as there’s more to the building than just the apartments, but we’ve managed to put our own touch on our apartment and it’s feeling much more like our home now. A great way to experience Manchester

The building is build and finished to a high standard, it fits in well int eh local area, with the canals around the building and car park access to get out of the city centre easily, it’s a mix of convenience and utility. A nice area so close to the centre of Manchester.

Not sure. We’ve had lots of details and information before we moved in, we didn’t have any real surprises

What is the best feature of your home:

The home is well thought out, plug sockets everywhere, fast Internet built in, sky was easy to hook up. It’s designed for living, not just to cram as many people in as possible

The flats are very modern and minimalistic. The communal area is very spacious. The bedrooms are also spacious and include a walk in wardrobe which leads to an en-suite bathroom. The big space means you can live comfortably without feeling like you’re ‘getting in the way’ of other flatmates. The building contains an on-site gym which is always clean. I’ve never had trouble with the gym being too busy. The consierge are very friendly and efficient. You can go to collect a parcel at any time of the day/ night and they’ll always be someone to help and assist.

The building is situated on New Islington Marina so it feels less built up compared to other areas of Ancoats and Northern Quarter. Very close to Cotton Field park and there’s a big Aldi just down the road. There’s also a new Coop in the area.

Please share one thing (or more) which you wish you had known before you moved in:

My car got broken into the first night I moved into the area. Tip: do not leave any valuable possessions in your car. Thieves will smash you car window.

How has the building management responded to any problems or issues you have raised:

There is an App you can download to report maintenance issues which is handy. Luckily I have never had any maintenance issues.

The lobby area of the building is very inviting to come back to and the concierge are fantastic with handling parcels – I have never had a parcel go missing since I have lived here. The gym is great and it has been well designed since opening again to allow usage without feeling too close to other people. I have not had any significant maintenance issues since moving in but the one time I encountered an issue, the maintenance team came to help and were incredibly efficient and helpful.

The property is in a great location. It is in short walking distance to the square in Ancoats with lovely independent bars and restaurants and lots of shops. It is also a short walking distance to the Northern Quarter and the Arndale. Piccadilly station and multiple tram stops are within walking distance too which is very convenient. The only element I wish was improved is more green space nearby to enjoy, the parks are small and very close to buildings which is a shame.

The marina area is lovely and has a really nice relaxed feel on the weekends.

Contemporary design with supportive staff, Conceiege service for example is excellent. Support from the MCR Life rental team is also proactive and useful for all property related needs.

Very modern and clinical development. Each apartment is like a blank canvas, so getting an unfurnished space to fill with your own stuff really makes a rental feel so much more like a home. Communal spaces are well kept and are always clean, including the gym, which is an added bonus included in the rental price. Staff are always on hand to make your life easier, concierge are great with parcels and any issues, there is also usually a maintenance person on site too.

I love the bars & restaurants located less than a 5 min walk away in Cutting Room square, very convenient to walk back from after a night out. Super market and corner shops are also easily walkable. Scenery and atmosphere is great on the marina and around the park. Some noise and antisocial behaviour obviously isn’t great but this is rare.

Wish I had the exact dimensions of the flat so I could plan buying furniture better.

Design of the building is great and the facilities, the gym and social areas are fantastic. The private little gardens in between the buildings are great too. Concierge are really attentive and fantastic with parcels. The fob system could be better, having to have the card to buzz in all doors is slightly inconvenient, would be better with a keychain. Carpark is private and safe, there could be better management of spaces as people tend to park in other spaces that arent theres.

Love being near the canal with the cafes and bars right near you and on the water, gorgeous setting! The grass area across the bridge is great to hang out, and you are right near ancoats square and short walk to northern quarter. Transport links could be better, there is a tram stop kind of near but not great. Only 15 min walk from picadilly station though.

Wish I had known about bills and council tax, can be quite high

Building management are great, can log on portal and they respond very quickly and fix any issue quickly.

Great development. The facilities are very good – chill area with tables and TV, table tennis, gym with good amount of equipment.
Concierge services are good. They are very helpful.
I don’t like the design. It’s quite ugly with the black. I feel like it is going to age quite badly.
The rooms are nice and modern. In the 1 bed apartments, there isn’t enough storage space in the kitchen. In the 2 bed apartments the breakfast bar is so useful and gives extra storage. Also in the 2 bed, the fridge is so small for 2 people. But in the 1 bed, there is a full fridge freezer. This makes no sense. In both apartments the bathrooms are nice and modern, but the showers are bad. The glass screen isn’t long enough so water goes everywhere.

Great area! Lots of bars and shops. So close to city centre, trains stations and bus links.
Only one Aldi. That is the only grocery shop nearby. This is disappointing. Would be nice to have more variety.

The paint for the walls is available to buy so not to worry about sticking things on walls.
Security are good. If you have a valid noise complaint, they are good at checking what’s going on.

The windows. The large windows are so good, they let in so much light and there are great views from the building.

The apartments themselves are stylish and offer great city living.
The facilities are ok. Residents lounge is often used as a kids play group. TV was stolen and hasn’t been replaced and the car park is often used by those who don’t have a space or pay yet nothing is done about it.
Manchester life however, do not manage the blocks as you would hope for the price you pay. Still awaiting things from move in inventory to be sorted 6 months later. Reported issues to site maintenance and maintenance though booked in to do work, never showed up.

The area is great, full of independent shops and restaurants and offers a perfect city community.

The design of this building is modern. When I first entered this community, the wharf view is very attractiveness and the whole environment is comfortable and peaceful. Facilities in the room and design are great, suitable for actual living not let you feel like you are living at the hotel. If there has one thing that need to improve, it is property management, the concierge team is responsible but the team responsible for room viewing not very professional.

Overall, the community environment is great. But refers to grocery stores not very convenient, would like to have more grocery options or chain supermarkets, such as Tesco or M&S

Our one bedroom apartment at Cotton Field Wharf is lovely and homey. The kitchen area is especially well designed and modern. The location overlooking the canal is great, and right in the heart of Ancoats with so much to do. The concierges are always really helpful and solve any problems we have. Manchester Life are a little disorganised but we’ve had no major problems.

Almost impossible to get parking spaces for people who are visiting

The development is great. Very well managed and Kept. The gym is very complete, the social areas are beautifully decorated and my apartment is perfect for me.

The development is situated in a marina, with green areas and an small wharf just in front. The design is modern with large bedrooms and storage space.

24 hours concierge with the possibility to receive parcels at any time, make my life easy.

This area will be a beautiful place to live, however currently is not as safe as I would like it to be. Also, too noise as to many ongoing works are done.

Apart from this, It is a very interesting area, with a lot of amenities and close to the city centre.

Cotton field wharf is designed like any other Manchester life building which feels very modern. It’s located on a canal so has good views which can be seen from a lot of the flats. There’s a club room and gym which both overlook the canal. The gym hosts a range of exercise equipment and can be used throughout the day and evening.
Most of the concierges are friendly and able to help with your needs.

CFW is a nice looking development, the flats are spacious and well laid out and modern furnishings in the kitchen and bathroom. Some of the finishes are rough around the edges like the windows and bathroom counters. And some appliances are poor quality for the price of the rent like the washer dryer and dishwasher. But overall the flats are nice and bright with big windows and space to make it your own.

The building looks great from the outside and I really like the layout inside our in-line two bedroom flat. We have loads of common space and a great kitchen with good amenities. I LOVE the walk through wardrobe and having our own en-suites. The conceirge are all lovely and most of them are super helpful, making an effort to learn names and appartment numbers. Theres great soundproofing between appartments so we never hear the other residents from our flat

The design of the interior of the flats is very good, though I’m not a huge fan of the look of the outside of the building. The management is okay in terms of sorting out problems in the flat. But the contract renewal policy is pretty bad, they don’t allow you to move onto a rolling contract after the first year, so you have to commit to another 12 months every time which certainly has posed a bit of a conundrum for us since I’m employed on a fixed-term contract. The rent is also pretty expensive. The main draw of this development for me personally is the location.

The area is very conveniently located for access to Manchester city centre and both Piccadilly and Victoria train stations. The area also has a lot of shops, bars and restaurants which are all very nice. The marina is lovely as we have a view right over it from our balcony.

I wish I’d known it wasn’t possible to move onto a rolling contract after the first 12 months.

It’s great that we have a seating area and a gym although the gym is pretty small and incredibly basic. Location is great, not too far from town or trains but also in a nice area with independent coffee and resteraunts and has an up and coming vibe to it. The marina is really pretty too . Concierges are really nice and love that they have someone on 24/7

Nice area with beautiful views of the marina. Great for sitting by the canal or taking a walk. Right near bakeries and shops as well as chains like Aldi and the gym . Only disadvantage is the road is quite noisy at night and the gym although great to have is poorly equipped.

Design of the building overall is beautiful, actual living space is good but there is a lot of dead space in the centre near the kitchen. An island or breakfast bar at least would make it so much better. People on the desk lovely. People in the office terrible. Like really terrible. You can call 3 times in a day and speak to the same person and they will forget you and give you 3 different answers. Speak down to you also.

Large square footage and open plan give the feeling of space. the big windows give a lot of light and the views are excellent. Fantastic development by MCR LIFE. Love my layout and the quality of my home. Good value for money too. Love the benefits of renting through a corporate landlord. I wish the concierge would be at the desk a bit more for collecting parcels as they are often away. Other than that love it!

Overall its a stunning and still very new development. Layout of apartments are modern and i believe there is about 3/4 different styles of flats giving you a wife range to pick from. Communal facilities are a bonus too as you get a free gym and a nice club room facing the canal.

Very peaceful and tranquil, not very busy but right near the city centre. Reasonably priced.
Sometimes the local park and surrounding areas have loud and unfriendly people, though that is difficult to change. Only middle block downstairs is decorated and welcoming. The other blocks are blank and bare.

Ancoats area is very nice, scattered with unique bars and cafes. Yet just behind the property is a rough area, and the rough people that come with it so not a great area to be at night.

There are no visitor bays at the property. People WILL tailgate and park in your bays and any space they can find.

Far faster turn around with any repairs that need doing. Although it seems like the window contractors only come once a month so you could pull a short straw and have to wait 4 weeks like myself when the window wouldn’t open.

Moved into these flats as soon as they were built. Big open space design even for a 1 bed apartment. Much bigger and I think better value than other developments. Some new ones can be really pricey and older ones can look really dates. I would say kitchen space is quite limited in the one bed apartments so I’ve extended and made extra space myself

Lots of local restaurants nearby and some supermarkets, small convenience stores and a big aldi. About 15 mins walk to Piccadilly station and 20 to Victoria. It’s also about a 20 mins walk into Arndale which is ideal

The design of the property is great but somewhat lacks character. However each apartment is brilliantly laid out and up to date. The building management is ok, however some of the staff are grump y and a bit unkempt. The facilities are great; however for a full five star I would have liked a swimming poor and jacuzzi.

Apartments look smart though workmanship is shoddy. No free weights in the gym is a negative. Building management is awful. Concierge team are good but massively over worked. The “office” team are horrendous, don’t resolve tenants concerns and are poor at communicating with the tenants on basics such as renewing leases.

I love the design of the flat – there’s a walk in wardrobe in both rooms which lead directly to an en-suite bathroom. The walk-in wardrobe also has good storage space. Rooms are a very decent size. The building is always very clean and the concierge are very friendly and always happy to help.

I like the fact that there is an Aldi very close by as well as independent bars and restaurants. My car got broken into the day I moved to the development (on-street parking a two minute walk from the development) and my possessions stolen, therefore, the only downside is safety concerns.

The development is very well though out with great amenities and hidden benefits such as easy access points for moving in, secure parking and bin/recycling services on each floor. The concierge service is also excellent with great welcoming staff and 24 hour service. The postal room and gym are also great add ons as well as the club rooms and seating spaces located around the complex.

The location is great and very convenient for city living without feeling like you’re constantly within the hustle and bustle. The building and marina area is always clean and tidy with so many cute coffee shops and hang out spots.

Please share one thing (or more) which you wish you had known before you moved in:

How easy the move in process would be! We were worried this would be difficult but was extremely seamless!

If there is one thing you would change about your flat or property what would it be:

Additional plug sockets in the kitchen and perhaps one on the island. But really nothing else we can think of!

The development has a gym, common room, and a little garden area. Concierges take care of parcels and everything else. The building is constantly cleaned and well maintained. Only drawback is that it gets quite hot in the building over the summer months.

Nice area at the canals and marina, close to the center. Nice bars and restaurants nearby.

The building gets quite hot in the summer – at least in some parts of it.

How has the building management responded to any problems or issues you have raised:

Immediately and have tried to fix the issues (eg. changing a light bulb)

Moving from London to Manchester

We’ve recently moved in and we couldn’t be happier. Moving from London we have so much more space, it’s quiet and feels safe! Just a short walk into town and lots of great local bars and restaurants at your doorstop. Also a quick walk to the tram station! Couldn’t ask for anything more, clean building and fantastic amenities!

How fabulous ancoats is now! Due to Covid we got our flat without viewing and we couldn’t be happier.

Spacious units, amazing area at a really reasonable price.

The design is great – minimal but with enough taste and quality that it doesn’t feel basic. Building and property management are always available and happy to help. The gym and communal areas are a huge highlight when you live in a smaller apartment with no balcony.

I love being by the water, by the greenery of Cotton Field Park. The marina is one of the few outdoor sunny spaces in the city centre. There are great independent bars, cafes, restaurants and shops on our doorstep.

That we weren’t allowed bikes in our flats!

How has the building management responded to any problems or issues you have raised:

Love living at Cottonfield Wharf – 2 bed flat is perfect, concierges/gym/club room are great, marina is the nicest area in the city. Only downside is the high crime rates/no visitor parking/£80 a month for a parking space. Love the flat though!
