Good location, reasonable price, poor execution

Design and fit-out:
The design of the flats looks nice on the macro level but once you start living here you notice that things that are poor.

Kitchen – The low cupboards directly over the sink cause discomfort when washing up as you can’t really get close enough to the sink. The oven and the fridge are right next to each other which I suspect is causing a lot of inefficiency in terms of energy usage.

Bathrooms – The shower trays have all been installed the wrong way round so they drain towards the centre of the room rather than towards the wall, this results in getting water on the bathroom floor pretty regularly. Management also refuse to admit that they installed them the wrong way round even though on the manufacturers website all of the drains are close to the wall rather than close to the room side. They try to fix this by putting a small blob of sealant on the room side which does very little and looks terrible.

Paint – the paint on all surfaces flakes off very easily (you can touch it and it’ll come off on your hand) so expect to be cleaning paint off the floor on the regular, I suspect they neglected to use primer before painting.

Windows – the windows are of poor build quality, the mechanism that locks them is pretty flimsy, we have had them replaced twice in the last two years once the window gets stuck shut.

Facilities:
Gym – The gym is well kitted out for a residential gym with weight machines, treadmills, cross trainers, rowing machines, medicine balls and mats. Only complaint here is many residents don’t wipe down equipment after use.

Communal Area – Nice looking communal space with free tea and coffee.

Concierge – The concierge team are great, always friendly and happy to help out.

Management:
Management of the building is generally poor. The maintenance system is not well suited to busy professionals – they won’t give you a specific time when they will come to your flat to perform maintenance which makes it very difficult to schedule work meetings around so that you are available. I would rather they came in multiple specific time blocks rather than trying to get everything done at once.

The area is great in terms of amenities such as restaurants and shops etc. Recently there have been issues with crime in the area since lockdown and it has taken a while for the police to do anything about it.

Please share one thing (or more) which you wish you had known before you moved in:

Switch your energy provider as soon as you can, they put you on Ecotricity to start with which are expensive and have terrible customer service – just look at their trustpilot page and you’ll see what I mean.

What is the best feature of your home:

The best feature of my home is the fact that it was unfurnished – if they furnished it I am sure that it would be as un-ergonomic as the rest of the flat.

Home in the City

I love the building, the design in the flats is simplisitc so that it a personal touch can be added to suit anyones taste.
I’m in a 2 bed in line and its great that both rooms are the same size! The only downside is theres isn’t masses of storage but that’s quite common in a flat, and in CFW its the first flat I’ve lived in where they do actually have a storage cupboard that’s empty in addition to a utility cupboard!
The concierges are great – but unfortunately change quite a bit, when I first moved in we had the same people working the desk and it really gave for a homely vibe. But even so they connect all the dots and do great jobs.
The management are okay as far as management go – I don’t have much interaction with them. However, on the odd occasion I have the theme seems to be that its hard to get a response if its something they aren’t interested in.

Being on the doorstep of the marina is fanastic, and oasis on the outskirt s of the city so you get the best of both worlds.
Within the ground floor or the building and a stones throw over on ancoats square/ blossom street all the independent bars and food places, and places like Ancoats General Store really give it homely vibe.

Please share one thing (or more) which you wish you had known before you moved in:

That the geese are VERY loud about 5am in the morning in summer – buy a fan, don’t open your window.

AND, the heaters in the flat use alot of electricity, so it can be cheaper to be a plug in radiator!

If there is one thing you would change about your flat or property what would it be:

The constant changes in concierges – I really enjoyed knowing the people on the desk day to day at the start of living there.

Living in Ancoats

The Cotton Field Wharf’s apartments are the most beautiful and modern apartments in Manchester, in my opinion. As soon as you walk through the front door, you’re welcomed to this open space and it feels as though you’re in a hotel. Having the concierge on side, makes me feel much safer too. There is a gym on the first floor and it has great equipment.

The flat itself, is incredible. You walk in and there’s this open space, with big windows that lets the natural light in. I live in a two bedroom apartment. I think the bedrooms are spacious and modern. My favourite is the walk-in wardrobe where it then leads to my ensuite.

The property management, Manchester Life are not great. Their customer service is terrible and they are rarely helpful. When I first moved in, they forgot to take a deposit from me but then somehow that was my fault. I also had a problem with extending my contract as I was never given an option to extend. Thankfully, it was sorted in the end.

Ancoats offers great quirky restaurants, cafes and shops! As well as that, it’s a beautiful place to live in. I honestly believe that Ancoats is the best neighbourhood to live in, in Manchester. However, it does feel quite unsafe at times. There has been a few assaults and valuable things have been stolen from the residents when they walked around Ancoats area. This is something that definitely needs to be looked into more.

I would of liked to be told how expensive bills are. They seem to be very costly.

If there is one thing you would change about your flat or property what would it be:

Wifi to be included in the price of the rent. The rent not to increase by a percentage every year. The customer service at Manchester life to be improved.

The design of the building is quite modern with a good bedroom and wardrobe layout however The bathroom design is a bit like an aeroplane toilet and the execution is not up to standard. Windows constantly break.. the floor is peeling up everywhere.. the air vents don’t work and the doors slam so hard everything falls off the wall.
The maintenance and concierge staff themselves are always friendly and helpful however I think any higher up than these the people just do not care. There is constantly people parked in other peoples spaces.. homeless people coming into the building who don’t live there.. one even made it all the way into the club room and set up camp in there for two days before stealing the television!!!! Talk about not feeling safe in your own home.. what exactly are the concierges doing if they don’t even notice this!! Parties until all hours of the morning which the concierge do nothing about when told.
The list really does go on!

The area could be lovely with the canal outside and the green area opposite however it is over run by the homeless and people from the council estate that is just around the corner which turns the area into an unwelcoming place to be! Constant screaming at night.. fights.. robberies.. police being called you name it!
The only good thing about the area is it’s closeness to the city centre and the two shops underneath the apartments.

That it is not a safe building to live in.. the concierges and security measures are not up to standard. The area is not a nice place to live

How has the building management responded to any problems or issues you have raised:

When raising noise complaints the concierges just past the buck around to each other and nothing gets done!
However in terms of maintenance for the most part things have been fixed in a relatively timely manner.

Overall the design of the building is good and modern. All fixtures and fittings within the apartment work well.

The communal spaces in the building are very good and are one of its USPs.

The concierge service is also very convenient and all members of the front desk team are very pleasant and helpful. A real credit to the building.

However, while the design quality is good, the build quality is lacking and seems to have been rushed/ corners cut. Lack of soundproofing within apartments (though between apartments it is good), floors warping, walls cracking, some window frames misaligned etc

Only noticeable if you really look (I suppose you would if you live here)

Otherwise CFW is a pleasant place to live and offers a higher than average experience.

So close to the city centre but really nice and quiet. Feels like a neighbourhood. Could have more retail and general merchandise stores.

Lack of parking. Oversubscribed.

Windows don’t open very far. Can feel claustrophobic if you don’t have a balcony

Building management always respond in a timely manner and are helpful. They do a really good job, please pass on my thanks to the maintenance team

The external appearance of the building is pleasant and I am happy to see it and point it out. The communal areas of the building are also pleasant and well maintained.

The apartments themselves are well designed: spacious, airy, appropriately allocated spaces and plenty of power sockets, switches, etc. There are plenty of windows and lots of light, which is essential to a happy home.

This is a new build and there are a number of minor snags which are being ironed out or are not of major concern. Some of these are being dealt with as part of the review process. Some of the materials used in the construction of the apartments may be questionable or not to everyone’s taste: the bathroom surfaces appear cheap and clumsily constructed for instance.

Building management are pleasant and responsive. Any issues we have actually raised have been dealt with quickly, or at least when considered with the restrictions of the lockdown in mind. We have no complaints here. The building maintenance staff are pleasant and, again, responsive. The front-of-house staff are friendly, accommodating, and good company; it’s important to have a genuine welcome when you return to your building.

We are close to the waterways and the city without being too close.
Properties in the area are attractive and there is plenty of greenery to be seen.
We can access the station, the city, or the Village easily within ten minutes.
There are great amenities within five minutes walk, such as Aldi, Pure Gym, Co-op, restaurants and bars.

News of unsavoury events in this locale are not uncommon on resident and local online portals. There seems to be an increasing amount of crime; i.e. robberies and antisocial behaviour. There is no shortage of homeless activity and drug use evidence along the canals and we have stopped running near the canals now as a result of this.

We don’t drive, but there is a fair amount of noise about space squatters in the car park.

What is the best feature of your home:

The best feature of our home is the natural light we receive from our large, south-facing windows.

Spacious rooms, good facilities and great location

Will designed spacious rooms. Our two bedroom flat has two bathrooms which is rare.
Common room and gym useful to have in the building especially in winter.
Having a private common garden area has been great especially during covid.
Concierge service good – although staff members have changed quite a lot over the past year and sometimes not always immediately available. Having said that all friendly staff and helpful when present.

Good bars and restaurants closeby
Close to metro stop which is convenient
Walking distance from grocery store and even city centre!

Good cleaners are very difficult to find here locally

The building has been put together well, work in the apartments and the rest of the building shows the thought and utility of the building has been planned out meticulously. At first it seemed a bit strange, almost like living in serviced apartments or something as there’s more to the building than just the apartments, but we’ve managed to put our own touch on our apartment and it’s feeling much more like our home now. A great way to experience Manchester

The building is build and finished to a high standard, it fits in well int eh local area, with the canals around the building and car park access to get out of the city centre easily, it’s a mix of convenience and utility. A nice area so close to the centre of Manchester.

Not sure. We’ve had lots of details and information before we moved in, we didn’t have any real surprises

What is the best feature of your home:

The home is well thought out, plug sockets everywhere, fast Internet built in, sky was easy to hook up. It’s designed for living, not just to cram as many people in as possible

The flats are very modern and minimalistic. The communal area is very spacious. The bedrooms are also spacious and include a walk in wardrobe which leads to an en-suite bathroom. The big space means you can live comfortably without feeling like you’re ‘getting in the way’ of other flatmates. The building contains an on-site gym which is always clean. I’ve never had trouble with the gym being too busy. The consierge are very friendly and efficient. You can go to collect a parcel at any time of the day/ night and they’ll always be someone to help and assist.

The building is situated on New Islington Marina so it feels less built up compared to other areas of Ancoats and Northern Quarter. Very close to Cotton Field park and there’s a big Aldi just down the road. There’s also a new Coop in the area.

Please share one thing (or more) which you wish you had known before you moved in:

My car got broken into the first night I moved into the area. Tip: do not leave any valuable possessions in your car. Thieves will smash you car window.

How has the building management responded to any problems or issues you have raised:

There is an App you can download to report maintenance issues which is handy. Luckily I have never had any maintenance issues.

The lobby area of the building is very inviting to come back to and the concierge are fantastic with handling parcels – I have never had a parcel go missing since I have lived here. The gym is great and it has been well designed since opening again to allow usage without feeling too close to other people. I have not had any significant maintenance issues since moving in but the one time I encountered an issue, the maintenance team came to help and were incredibly efficient and helpful.

The property is in a great location. It is in short walking distance to the square in Ancoats with lovely independent bars and restaurants and lots of shops. It is also a short walking distance to the Northern Quarter and the Arndale. Piccadilly station and multiple tram stops are within walking distance too which is very convenient. The only element I wish was improved is more green space nearby to enjoy, the parks are small and very close to buildings which is a shame.

The marina area is lovely and has a really nice relaxed feel on the weekends.

I have never had any issues that I have needed to raise to Manchester Life.
